I woke up bright and early this morning to make my way to Houston giving myself a 1/2 hour of extra time(it's a 2 1/2 hour drive with good traffic).  I made a last minute decision to go to the Buffini and Company Mentor Certification course, which was a very good idea!  Now, I am from a smaller town that doesnt have to deal with traffic the size of Houston's.  Needless to say, two accidents during rush hour traffic later, I was still 1/2 hour late!  My attitude was not changed though (could be the break from the everyday life at … (9 comments)

I have an English client that went under contract to buy a foreclosure.  She was so excited that she got this home.  She set up an account with Bank of America and when she returned to  England wired money into her account immediately so it would be "seasoned".  Homeland Security requires a 30 "seasoning" of money before you can use it.

How Much Did Your House Cost? - 07:25 PM
Before you come down hard on me for having the audacity of asking this question, I want to make it clear that I really don't care what you paid.  The point want to make was how some buyers would answer this question and solicit your thoughts on the subject.
For example, imagine you paid $300,000 with $10k down in 2001, then later re-financed during the HELOC boom in 2003 in which you could borrow up to 125% LTV.  With all that cash burning a hole in your pocket, you went out and bought a new SUV, paid down a few credit cards and even managed to squeeze in an all-inclusive trip … (0 comments)

I just finished a great post on the new foreclosure fighting strategy known as the "produce the note" strategy.  Foreclosure victims across the land are having extreme difficulty getting their servicers or lenders to answer the phone and negotiate a loan modification if one is possible.
I hear on my mortgage website those folks who everyday are fighting to save their home but get stoned walled by the system.
So I champion any legal solution to force the lender to negotiate.

Here's the  update on Hawaiian Inn, old but very popular condo-hotel in Daytona Beach Shores.

This has been a fun series of post becasue of the Realtor response. First of all, my apology for not mentioning GRI. I think it is a great way for new Realtors to do more than just learn how to pass a real estate exam. It is great for learning the basics of this business whihc if you don't know you are flying blind. The comment about the public not knowing what these designations mean is also an important observation. Just because you put this on a business card does nothing to inform the public. Sometimes You Don't Want to be Close - 03:48 PM
Sometimes closeness can be over rated. Take for instance heating and cooling supply and return registers. You know those grills in the floor, wall or ceiling where the warm or cold air comes out.
Have you ever wondered why there needs to be a return air register? A simple explanation is; have you ever tried to blow air into a plastic bottle? Can't be done unless you put a small hole in the end. Then air can flow out. This is some what the same concept in a house except that the air is recaptured and reconditioned.

There is a lot going on at Family Reunion in Orlando and it has been an exciting event. Here is a photo from Gary Keller's vision speech I thought was interesting.

The event has been jam packed with panels and classes from technology to open houses to pricing - basically anything that you can think of. I had a call from a REALTOR that started out that way. I had never done business with this individual just a few folks in her office. It just points out that the "thinning of the herd" is really hitting the real estate industry hard. In some ways thinning the herd is healthy for the marketplace as the weak and underfunded service provider drop by that wayside leaving the strong and profitable companies.Unfortunately when these companies drop by the wayside they leave behind websites and literature to confuse the public.
