Kentwood MI Absorption Report ~ Jan 2009 - 10:34 PM
Kentwood Michigan is a large suburb of Grand Rapids with a population
under 50,000. It has manufacturing, shopping centers, and lots and lots
of residential housing. Kentwood Public Schools are one of the largest
school systems in the area with over 9000 students and 16 buildings
within a 24.25 square mile area.


The downward trend of the last few years in Kentwood home sales
 is still continuing this year. We are seeing  a slight price erosion from
last month's figures. 
 The upper end homes in Kentwood aren't seeing the kind of activity

I just posted my February newsletter and found that we are seeing a nice increase in Homes for Sale going under contract in Madison CT and Guilford CT.  The table below shows that in Guilford, there were 32 homes that buyers put under contract in January of this year vs. just 12 in 2008, in Madison the number of homes going under contract in January of 2009 was 21 vs just 17 in 2008.  Also worth noting, the homes that went under contract had an Average Days On Market of 56 in … (1 comments)

Weigh-In #5 - Ken - 07:25 AM
Well, it was a pretty disappointing weigh-in.  I acutally gained 3.6 lbs.  To look on the positive side I'm still down a net of 4.2 but after a month that isn't much. 
I know what did it, though.  Super Bowl Sunday and a few other days I cheated a bit.  Super Bowl Sunday had a workshop at my church that had a lunch of high calorie, high fat items like those wraps you get at Costco, potato chips and cookies.  The Super Bowl party I went to had tacos, chips, hummus, and all kinds of sweet stuff.  Luckily, I don't do … (3 comments)

I Love It When FSBOs Price Their Homes WAAAAAY High - 07:37 AM
I recently got a request from someone in an area I market religiously.  It seems they wanted to know what the final price and concessions were for a house I sold in their neighborhood recently.  They also mentioned that they has put their home on the market as a FSBO.
Now, I'm not sure whether they were really looking for pricing/comp information so they'd be in the ball park or if they thought they were just trying to get the word out that their home was on the market and would I please find them a buyer.  Perhaps they're just testing … (7 comments)

New "Katy Main Street" Project to Bring More Retail/Office Space to Katy! - 04:13 PM
The Katy economy keeps rolling along...the newest project to get underway is Katy Main Street, located on the I-10 service road just west of the Katy Mills Mall. They will have thoroughfare roads constructed that will tie-in both the Grand Parkway and FM 1093 into Pin Oak Rd.

 
The developers plan to put in a hotel/convention space, retail space, office space, a high end grocery store (although they will not say who), and Walgreen's has committed to space as well. They will be building Katy Main Street in phases with a second phase set to start in 2010.

Layer Cake - 07:56 AM
A while back I wrote a blog on the occurrence of air stratification in homes. This is when warm and cold air layer in a room. Recently I came across a classic example of this during an energy audit. The infrared image at the right very distinctly shows how the air has layered in this room. The temperature difference between the ceiling and the floor, over 15 º F.
The second infrared image shows the same occurrence in a connected room.
The reasons for this happening are for one physics and the other poor installation of the heating ducts.

Interest Rates - Are You Waiting for 4% - 4.5% to come? - 07:18 PM
I have a client who keeps telling everyone that he is going to wait for the 4% to 4.5% to come and didn't want to refi when he could have gotten 4.75% a few weeks ago.  Is 4% or even 4.5% coming anytime soon?  Well, let me say first, like I also tell all my clients who ask me if now is the right time to lock their loans, IF I HAD THAT CRYSTAL BALL AND KNEW THE ANSWER I WOULD BE A BILLIONAIRE AND SO WOULD ANYONE ELSE WHO KNEW THE ANSWER FOR SURE!

Housing Bill Stimulus Plan Update! - 07:19 PM

There have been lots of rumors circulating everywhere and anywhere about how the new stimulus plan is going to affect home buyers and sellers.  The best rumor that I heard so far (In My Opinion) is that the latest bill contains a provision that allows a person who purchases a home within the next year to earn a $15,000 tax credit that does NOT have to be paid back as long as certain conditions are met.  I have not seen any language that it only applies to first time home buyers as of yet and have not heard if it has … (3 comments)
