Gift baskets for closings - handmade - 01:46 PM
There have been a few posts here in Active Rain regarding baskets for closing gifts. I thought I would upload one that I did for a client.
My intention was to "make it personal".  I wanted something that the client would actually use and remember me when they used it. Of course each client is a little different so every basket has to be a little different.
This particular couple liked wine and sitting in their backyard at night by the pool. They also lived near the Conimicut Lighthouse which I happened to have done a painting of a few years back.

The "455" update - Yes, Virginia There Is A Santa Claus - 08:23 PM
Well, some of you have followed my posts regarding showing a particular buyer  an excess of homes and my feelings at the end of my day Saturday.
I took some time to construct an email to the client outlining the positives I noted in the home compared to the "25" others that were in their favorite column. I ran comparables for the neighborhood, I did a have and have not column for all the homes.
I contacted the listing agent regarding any prior offers. He did share one that was rejected just two days ago, client wanted to buy non-contingent, made … (5 comments)

Leads, leads and more leads - 10:55 PM

Another week month has passed the and the Growth Leader Leads  keep piling up.  I must say they do come in like clockwork!
For the most part, I'm able to follow up with the lead within a few minutes after I'm notified. 
The leads come right to my iPhone, with the contact info for the person and telephone number if they provided it.
I do like the fact they come to my phone, but I must admit I'm not as good about "filing" them within the website.

Can we Please have a HEALING minute of your time at 1:30 pm Pacific Time Mon. March 2nd - 10:26 AM
    At  1:30 pm pacific time, my brother is scheduled for heart surgery following his heart attack last month at the age of 45...you are never too young for this situation. He is having stent placed by a heart specialist who only does stents...the surgery is both potentially life saving and llife threatening at the same time.
 

   Please know as we do that the surgeon's healing hands are properly guided during this procedure which the patient is required to stay awake for...see John Joseph Repa, whole, healed and complete...send him healing thoughts, white light, big prayers....whatever your belief … (27 comments)

Calling all RE/MAX agents attending the Vegas Convention - 10:45 AM
 

Ready set go....Vegas here we come....call me with any questions if this is your first convention and you need help:
 
Here are some good tips:
 
1.  When checking in requst your room near the elevator
2.  Leave your ego at home;  you will meet agents making more and less the key here is to learn and share.
3.  Comforatable clothes and sneakers; dress not to impress but to sponge ideas etc.
4.  Bring extra business cards and marketing material...I just produced 1000 cards that referenced thanks for speaking with me in Vegas..this way the agent will know … (6 comments)

One per cent solution - 02:34 AM
I had a closing last week. I got a commission check on Thursday and ran right to the bank to deposit it. I wrote checks to my creditors but the first two checks were to a commitment I made for this year. I donate one per cent of every commission check to my local public radio station because I believe that public radio is an important source of music, news and information about various points of view that are not commonly available through other sources. Whether I necessarily like or agree with all of them is not the point. Phoenix Valley and Mesa, Arizona - MLS Stats for Maricopa County and Pinal County, Arizona! - 08:46 PM
I track how many active listings we have on a regular basis. Recently, I've noticed that our inventory has dropped BELOW the 50,000 active listings mark, and more homes are selling. SO, I decided to bring my readers up to date with two graphs. One for the Active, Sold and New Listings and Inventory as of March 1, 2009. That is shown in the first graph below:

The second graph is a history during the years of 2007 through March 1, 2009. Notice that at the end of January of this year, we had 11.66 months of inventory compared to … (12 comments)

MI Real Estate Answers: HUD Home or Fannie Mae - 10:17 AM
Q. If you had a choice between buying a home owned by Fannie Mae or HUD, which one would you choose, all things being equal?
A. What is most important is finding a home you're crazy about in an area you like that is mechanical sound. That said, however, the advantage of HUD is that they are offering a $2,500 owner occupant incentive which is applied toward your either your closing costs, tax prorations & repairs to the home. January 2009 Market Report - 10:26 AM
I know, its the first day of March, but better late than never.
The January statistics issued by our local MLS Realcomp indicated home sales continued their upward trend. In fact, sales increased 25.7% over January 2008.
Most home sellers who don't have to sell are staying put or leasing until things start to recover. Most homes on the market are well priced and inventory is down 21.1% over January 2008.
The first-time home buyer market remains strong and should continue with the recent passage of the $8,000 credit for first time buyers, which unlike the 2008 credit, … (4 comments)
