With a cooler real estate sales market, more owners are turning to renting. - 05:05 PM
I wasn't to surprised to see the following article in the The Philadelphia Business Journal.   Titled, "Too hard to sell the house? More turning to renting."  Due to an influx of just too many homes on the market, it is this Main Line real estate blogger's opinion that sellers are artificially deflating the market.  Not surprising, when owners can't sell their homes, they are turning to renting instead.  Many hungry agents, snapping at too little money, are turning their business to renting homes instead of selling them.
From the article: 'From Tredyffrin to Gladwyne, homeowners who have struggled to sell their properties … (1 comments)

FAQ About First-time Home Buyer Federal Tax Credit - 07:28 PM
The American Recovery and Reinvestment Act of 2009 authorizes a tax credit of up to $8,000 for qualified first-time home buyers purchasing a principal residence on or after January 1, 2009 and before December 1, 2009.
The 2009 home buyer tax credit is much improved compared to the 2008 version.
The following questions and answers, created in part by the National Association of Home Builders, provide basic information about the tax credit. If you have more specific questions, I strongly encourage you to consult a qualified tax adviser about your unique situation. The following is for informational purposes only.

Do you remember me? - 01:33 AM

It has been about two years since my grandparents on my moms side passed away. But, they were actually gone long before that day thanks to alzheimer’s disease, and its ability to rob the brain of memories of loved ones and times since passed.
Even though my grandparents didn’t know who I was because of this disease, I still tried to visit them at least twice a month. Even though I would hear the same stories over and over, I hoped on some level they would remember me and know that I loved them.
This went on for many years, … (16 comments)

I priced it. You bought it. Now, why are you calling me? - 02:36 PM

Everyday I have to ask myself, “Who can I blame for this?” Oh, wait, I don’t blame others when I do something wrong, I blame myself.
How many times, when you see a sporting event, do you hear the losing team blame someone else rather than just saying, “I should have tried just a little harder and I think we could have won”? How about politicians who don’t apologize for something they did, they would rather blame the media for catching them? WHAT HAPPENED TO PERSONAL RESPONSIBILITY?

This leads me to the events of today, and I’m … (37 comments)

See Dick. See Jane. See Dick And Jane, REALTORS Communicate And Blog. - 09:38 AM
Selling the sizzle. Not the steak. Quickly. Succintly. Timely. Getting it said as if words cost money.  Don't you do a better job getting your point across when there is a limit on the space to do so? Broadcasters have a short window to create the news at the top of the hour. Without fanfare, the news story has to be introduced or expanded on with a minimum of wordage, footage, production process. Do you blog this way or think out loud and just the row after row spill out the words as they spark in your brain and transmit … (2 comments)

20 MORE DAYS LEFT UNTIL SPRING!! ~~www.patricia4realestate.com **Portsmouth NH Real Estate - 10:49 AM
Yet another snowy day in the "Live Free Or Die State" of NH today. It's snowing quite hard as I write this blog and I've just listened to the weather channel with storm warnings for 8 inches of snow today and tonight into tomorrow. Yikes!!  The kids have missed so many school days they will be going to school this summer into July to make up for the days lost.  I would never have made it beyond a week, if that, as a pioneer. I hate winter and here I am a native New Eng lander....However, according to the calendar there is … (8 comments)

YUP! I've Hit the 70,000 Point today! Yippie...www.patricia4realestate.com**Portsmouth NH Real Estate - 02:59 PM
YUP!...I've finally gotten to the 70,000 point mark on active rain.  I has only taken two and one half years to get this far with the point system. In this time I can say truly that I have learned lots of valuable things related to my business. Being a Realtor especially this last year has been a trying time and it is always good to know that there are other Realtors who feel the same way.
The short sale situation has left me C O L D and perplexed. Why do the lenders respond and act the way the do? Within … (10 comments)

Glued to my Computer with Facebook - 06:31 PM
I attended a marketing seminar and the speaker strongly suggested joining Facebook.  At 4 am I realized how long I had sat at my computer -- we are trying to reach the buyers between 18-40. I totally missed the texting technology and now trying to learn all the shorthand--so I can understand the posts.  I am not sure how I am going to use it, but I have set up a realtor group so we can all share info - and a client group so I can pass on relative information.  I have no idea what to expect in terms of … (0 comments)

Chasing the market down means never winning the gold medal - 11:44 AM
Today I've decided to cancel a listing, which is something i never like to do, but the seller has a friend. You know how it goes, the friend gave him some advice and they pass it on to me and then when the home doesn't sell, whose fault is it?
From the very beginning, the seller has never wanted to quite listen to my pricing suggestions and he is always one step behind the market. When we first put the home on the market, he had to have it about $5,000 above where I suggested. The neighbor who put his home … (0 comments)

Buying your first home can be a scary experience! The good news is the Barb Silcox Team of Keller Williams Real Estate makes the hassle disappear at NO cost to you! That is because, traditionally, the seller pays one commission that is split between both the listing agent and the selling agent, leaving the buyer to benefit from the services of experienced agents.  In addition to showing you homes, below are a few pointers to help you through the entire process of buying a home!

Where to eat in Jacksonville, Florida..... - 11:08 PM
I live in South Florida but I am promoting a FABULOUS restaurant in Jacksonville (North Florida)!  Food and service like this must not go unknown!!
The Millhouse at 1341 Airport Rd in Jacksonville, Florida
This is the link to their menu  http://www.millhousesteakhouse.net/menu.html
I flew into Jacksonville headed to Savannah, Georgia for the weekend with my Honey.  Hungry before getting on the highway and not wanting the typical chain restaurant, we pulled into Millhouse (More Than A Steakhouse).
Will, was assigned as our waiter, He was informative and full of suggestions.  I fancied a Pasta Dish (I know, "When in Rome, do as … (1 comments)

REVERSE MORTGAGES GET BETTER - 11:21 PM
I received this from one of my trusted lenders the other day and found it valuable information so I am reposting it here for your information....
REVERSE MORTGAGES GET BETTERSponsored by Mary Beth Franklinprovided by Allen Robinson, First Trust Mortgage
New rules allow seniors to borrow more and even buy a new home.
Retirees concerned about their decimated savings should take a second look at reverse mortgages. Beginning November 1, 2008, homeowners everywhere may borrow up to $417,000. Previously, the Home Equity Conversion Mortgage program assigned various lending limits, ranging from $200,160 in rural areas to $362,790 in the most expensive … (0 comments)

You Mail Update - You need this!!! - 12:17 PM
I have been pitching the You Mail Product - it is FREE!
It allows for you to record independent greetings for your different callers and if you cannot pick up your cell phone - then it will answer with whatever you have recorded for that specific caller.
It also text's the missed calls with complete caller ID Info - which is better than just seeing the phone number.
You can also block any incoming Spam callers on the You Mail End -

You may be the only positive in someone's life - 07:03 PM
I can't wait for tomorrow. I get another chance as a Realtor to make the world I live in a more positive place.
We get so much negative publicity, so much negative news and so much negative feedback. Let's be a Positive Influence to everyone we come in contact with. (If you want to go home and lock yourself in the closet and cry, do it but not in public)
I know that sounds Pollyannaish, but it is true. We are the example others will be watching. As Real Estate Agents, potential  buyers and sellers need to know we are hopeful … (4 comments)
