Now the church needs a bailout!?!? - 12:15 PM
The economy is bad. Who doesn't know that? How we got here, how we can fix it, who is going to fix it....those are all things we debate daily. It's a really sad time for all of us to be honest. The mess we have made of this country is embarrassing to say the least. The saddest part of all is that the churches.....the ones who read God's words daily, read Paul's letters, quote Solomon.....they were just as guilty and have played just as big a part in this chaos.
What am I talking about? Well I read this today....

A Slow Patch! - 09:38 AM
Looks like we hit a slow patch last week with only 4 homes closed in Culpper County the week of March 9 -15 , 2009. This of course according to the Metropolitan Regional Information Service, the local MLS.
All 4 of the homes were foreclosed properties which continue to drive both volume and price. The average close price on these 4 homes was $188,225 or 93.1% of the average list price of $198,925.     I am listening to all the too late talks about AIG's bailout.  I hear government officials, Republican and Democrats blaming each other for not locating the gaping hole in the bill which allowed AIG to self-serve taxpayers money back to their own executives.
     AIG's spin about bonuses for retention makes me nauseous.  It has been noted that 11 of the AIG bonus recipients are not even with AIG anymore. In this economy, what American company is going to hire an executive who was instrumental in running AIG into the ground.  Let alone pay them bonuses.  Are these AIG executives thinking of going to … (0 comments)

Dartmouth MA Homes sold in Feb 2009 - 03:40 PM
Dartmouth MA real estate home sales continue to remain steady.  10 homes in Dartmouth sold in Feb. compared to 9 homes in Jan & 12 homes in Dec. Homes in Dartmouth are selling at a better pace than Fall River & Westport MA.
The lowest priced home that sold in Dartmouth in Feb. went for $80,000 a foreclosure. The highest priced home sold for $600,000. A waterfront house in Dartmouth on 15 acres.

A Viable Solution to the Housing Crisis? - 11:18 AM
I am re-posting this to see f anyone still feels this idea is any less viable than the current schemes that have provided banks with countless, and unaccounted for, millions.
It is easy to complain about the issue. We all hear it blasted across all lines of media and....in the workplace. Complaining about it, without the offer of a potential solution, no matter how far-fetched, just would not seem right so here is my offering :
Wipe the slate clean and start over.  The "bail out" schemes on the table  offer very little, if anything at all, to those who need it … (3 comments)

Have you ever had a client call and complain about the lack of marketing on a property?
I haven't....which is a good thing!  I did get an interesting call about my marketing techniques this morning.  They weren't happy either.
I like exposing my listings to as many buyers as possible...of course their is some limitation to methods.
I think virtual tours, cable ads, newspapers, direct mail including email is all acceptable forms of marketing your listings.

Credit eligible borrowers may now qualify for $14,000 in either rehabilitation and/or down payment assistance through participating lenders to buy and rehabilitate a FORECLOSED home within the state of Georgia. Borrowers may purchase and renovate single-family homes, townhomes, condominiums and even modular homes all priced up to the FHA Limit. Georgia first time home buyers may still qualify for the $8,000 tax credit. All borrower pay back this zero-interest second mortgage only when the property is sold, refinanced or is no longer used as the borrower's primary residence and is forgivable after around five and one-half years.
