Any advice.  I had a short sale negoiated and the lender came back and said that they will not honor the acceptance because it has mortgage insurance on the property and they would rather collect the insurance.  Can I save this deal?

Got house! - 11:16 AM
Regardless of how bad the media is making out the real estate, people will always need shelter and most people with whom we work want to own a home of their own . They want to put the money into their own asset category instead of someone else's. Besides, it helps when they talk to "Uncle Sam " at the end of the year! So we professionals should find alternative ways to help people get into a home whether it is through subsidies ,owner financing or budgeting help. We have been spoiled for a few years in that we didn't have to … (4 comments)

Let’s Start at the Very Beginning (it’s a very good place to start) - 02:27 PM

7 states, 3 countries and 12 moves since high school alone.   Always looking for the next perfect place and never quite satisfied.   I’ve tried it all – from small town solace to big city glamour and everything in between, and while I loved each and every one, nothing felt like Home.   So in 2005, after spending half a dazzling decade in New York City, I was ready to move on, intent on rediscovering the good life - a life that moved at a slower pace and a life that was about more than just work and money.   In contemplating my … (7 comments)

Why Charleston? - 02:28 PM
So before we move on, I must address the inevitable question – “Why Charleston?”  For those of you who have been here or live here – you understand and another word need not be said.  For those of you who haven’t – only one word is necessary.  Magic.  It is a place of beauty, mystery and history that draws you in and never lets go.  Surrounded by countless meandering rivers, the ocean and vast marshlands, there is enough open space to feed a soul for centuries.  Ghosts walk the cobbled streets and whisper their stories in the dappled moonlight and rising heat.  … (1 comments)

Obama's new web-site to hopefully keep millions of Americans in their homes. - 12:32 PM
Wanted to share some pretty valuable info. about Obama's new plan
to keep millions of struggling American's in their homes. Will it work?
Not so sure. There are a lot of stipulations. However, if it can help just one family
by me posting this info. below? I figured why not..........
There is a short questionaire on there. It will preliminarily determine if you qualify for assistance.
Now, by assistance doesn't mean you are going to get "bailed out" of your debt, but rather to get you locked in at
a better rate for 30 years.
Good Luck Everyone!

The president recently outlined his new plan to help home owners who are at risk for foreclosure or don't qualify for a lower interest refinance. This plan is slotted to help 7 to 9 million home owners if all goes well. Though some are considering this a rescue package for home owners who bought more then they could afford, it is really aimed at putting a stop to crashing home values due to high rates of foreclosure. Though Vermont only has a limited number of foreclosures this program could potential be helpful to home owners here. To determine if you may … (0 comments)

Sellers Stategy - 03:09 PM

Unconventional Marketing
The seller's best strategy for finding their credit-challenged buyers would be to list the property in places that are frequented by individuals that do not have a real estate agent. The newspaper is one of the best places to start putting out the word.
The majority of home buyers looking for seller financing start by searching the "For Sale By Owner" ad listings in the local paper. Seller financing originated and took off via this print medium. Even in today's Internet-dominated business world, newspaper advertising continues to be an effective means to reach those looking for seller financed … (4 comments)

Downtown Seattle Condos - 03:23 PM
A new client asked about condos in downtown Seattle, so I wanted to share the results of my research. In the downtown area (including Capital Hill and lower Queen Anne) there are currently 457 condos on the market under $500,000. Including 268 under $350,000. If you have wanted a condo downtown for a second home, there is great inventory and some good bargains. I expect this will continue through the year, so if you are interested in something particular, let me know and I can keep an eye out for the right condo.
