Foreclosure Timeline For Owner occupied homes in California - 08:39 PM
 
When a real estate transaction involves a property in foreclosure, knowing the foreclosure timeline helps you as the real estate agent to assess whether you have enough time to close escrow before the foreclosure sale.  Starting September 8, 2008, California has a special foreclosure timeline for loans originated between 2003 and 2007, inclusive, which are secured by owner-occupied residences.  Indeed, loans involved in short sales are likely to be owner-occupied loans from the years 2003 to 2007, which was the heyday for subprime lending.  The special foreclosure timeline does not apply if the borrower has filed for bankruptcy, surrendered the property, … (0 comments)

With the growing wave of REBarCamp events popping up across the Country, it's been encouraging to see the list of event sponsors expanding as well.
I recently accessed the event page for the REBarCamp Portland and noticed that Windermere Real Estate, one of the largest regional brokerages in the Western US, has signed on as one of the sponsors!

Dear Diary,
We were supposed to settle on our house on Friday, but Monday we had a hiccup.  The hard money lender we were using did a classic bate and switch of loan programs.  Instead of this project being a "no brainer" (according to the underwriter) it turned into a huge problem.  In the beginning they were going to lend up $140,000 which included the purchase price and the rehab cost.  For over a week I asked for the terms of the loan, to no avail.  Finally, 5:30 pm on Monday I got the terms.  They were now offering $100,000, with … (2 comments)

Absolutely nothing, but it should! This designation could mean the difference in actually getting a distress property to closing before foreclosure takes place. If all professional got this designation short sales would not be the painful process it is today among Sellers, Buyers and Realtors.
We owe it to our customers/clients to make sure we get this designation otherwise, how can we protect and serve them?
