Lilburn Real Estate Market Stats February 2009. FMLS Area 64 - 10:53 AM
The Lilburn area average home sales price has broken down significantly over the past year. The number of sales had been going down quite a bit also but year over year they haven't changed much.
Total days on market went up to 123.  The sales price to original list price ratio continues to drop down to around 82%. 
The numbers below are for single family detached homes in FMLS area 64. Links to stats for other areas are at the bottom of the page.
Year over year, total transactions decreased from 106 to 95 (-10%)
Year over year, average sales price decreased from $200,166 to $128,896 (-36%)

Clayton County Real Estate Market Stats February 2009. FMLS Area 161 - 11:03 AM
The Clayton County area average home sales price has gone through the floor. Three years ago the average price was around $150,000 and now it's at $50,000!!! The number of sales have gone up substantially so it looks like there are buyers out there at these low prices.  The biggest problem down here has been the school system losing it's accreditation. This is an area that has a huge number of foreclosures. 
Total days on market is 104.  The sales price to original list price ratio continues to dropped below 80%.

South Fulton Real Estate Market Stats February 2009. FMLS Area 33 - 11:18 AM
This is another that has been hit hard.   The average price in the South Fulton area of Atlanta dropped 24% this past year.  Over the past four years average prices have dropped from around $200,000 to around $120,000. There are a lot of foreclosures in this area.
I don't personally work this area but if you are interested in it, I have a few agents in my office who cover this area.

Short sale question for Countrywide short sale GURUS - 08:37 AM
I have been trying to get a negotiator assigned to a Gennie Mae short sale file at Countrywide since December 2008.   The file got kicked out of the system because CW thought it was an FHA loan and found out that it is a Gennie Mae loan. Since then, this file has been sitting and not moving at all.  I call frequently and have no luck getting this assigned.
Does anyone have a good contact at CW who may be able to escalate the file.  They already did the appraisal and BPO but I am sure it is too old by … (3 comments)

The distinction between condominiums and townhomes escapes a lot of folks. And many North Carolina agents, too. So I did a little Real Estate Show test from photos of buildings in Raleigh, Cary, and Apex, NC.

I love Afternoon Delight in Ann Arbor, it is my very favorite place to go for breakfast. I have enjoyed eating there since moving to Ann Arbor, the food is always fresh and well......delightful.
 
 
Today when I walked in with a builder friend I had met to do a early inspection on a condo we decided to eat breakfast there afterwards. To my utter delight when I walked in on the chalk board that is always updated with the specials of the day was this photo. To join them on Facebook.

It will take a few days to get the results on the AnnArborUndressedBlog but I am excited to be able to track where my visitors are coming from.
I have been getting more leads from Listing Router because my SearchAnnArborHouses search site tells me where they are coming from when they log on and the query they are putting into Google.

Have you ever noticed that many older people, especially those past the age of 50, rarely smile in photographs? Even many celebrities don't smile when their picture is taken. I suspect it's because when we age, our teeth change. Some get longer in the tooth, some teeth twist. •·                         Announcement 09-08, Temporary High-Cost Area Loan Limits and Revised Eligibility Requirements for High-Balance Mortgage Loans
Effective May 1, 2009, Fannie Mae will accept for delivery loans originated in 2009 using the higher of the current permanent high-cost loan limits, or the temporary loan limits that were in place for loans originated in 2008 that were applicable to jumbo-conforming mortgage loans.
In addition, new eligibility requirements will apply to high-balance loans, including:
