Downtown St Petersburg Condo Rentals - Market Update April 1, 2009 - 07:06 PM
Since our new ALVA International office is located in the heart of downtown St Petersburg Florida on Beach Drive, we get people stopping in to inquire about condo rentals in downtown.

For those who are looking for a rental for a week or a month - sorry, we can't help. Nearly all of the condos are residential, not vacation, and most have minimum rental periods of one year. If you want a vacation rental, you'll generally have to look on the beaches, and then drive 15 minutes to downtown St Petersburg.

You can rent a condo for $800 per … (10 comments)

SEO Sucking Saturdays - 10:11 AM
Speechless Sundays? Mute Mondays? Talkless Tuesdays?
Wordless Wednesdays
One of the ActiveRain SEO gurus (in his own mind anyway...)  commented on a Members Only Post about how wrong Wordless Wednesdays are:
"I can not see one good reason why you would want those wordless Wednesday post to be public. All they are doing is sucking the SEO value out of the site. I have no problem with members doing them but why public?"
Are your Wordless Wednesday posts sucking the SEO right out of this site... or the public Wordless Wednesday posts anyway?
Or is it your Speechless Sundays posts … (2 comments)

Omaha Homes for Sale Market Report for February 2009 - 01:22 AM
Omaha Homes for Sale Market Report for February 2009
•1.                 How many properties do you have for sale in the Omaha MLS?  We currently have 4947 homes for sale in Omaha and the surrounding communities of Bellevue, Papillion, LaVista, Ralston, Gretna, Bennington and Elkhorn communities, which is a 1.6% increase over January.

•2.                 How does that figure compare with last year's and the year before?  The Omaha Board of Realtors doesn't track the number of total monthly listings.  Therefore, the only stats I can track right now are the total new homes for sale in Omaha which are:

RIP The Independent Sardi: Part One... Defiance! - 09:33 PM
Some who actually take the time from bringing a sharp object away from their wrists and decide to read my blog may know that I met the love of my life recently.  I met her here, on Active Rain.  We've been back and forth for over a year and a half.  As long as Jennifer and I don't kill each other or make the news in an auspicious sort of way, I figure AR can use our story to market themselves time and again.  In the meantime, I've spent 32 precious years on Planet Earth.  I've never lived with a woman I've … (64 comments)

Landlords - time to wise up and get nasty! - 10:56 AM
Landlords – time to wise up and get nasty, what are those tenants doing! Janet Jackson said it best in her 80's tune:  Nasty, nasty boys, don't ever change.     Oh you nasty boys, hey!
Well this post will hopefully change all that.  I offer help for the little guy that has not only gotten ripped off by the tenant but the system too!  The subject of Deadbeat Tenants has been a terrible sore spot for me over the last couple of years.  There have been a few situations where small landlords are definitely getting screwed and financially beaten up … (12 comments)

5 Richest Zip Codes in Illinois - 06:22 PM

5 Richest Zip Codes in Illinois This was from a strange post in Google for the top 5 richest zip codes in each state.  I’ve just chosen my own state of Illinois as an example for this article.  These prices and taxes are just jaw dropping!

60614     City of Chicago, Lincoln Park (MLS Area 8007)   Highest listing at this writing is $10 Million for new construction. Next is $7,999,999 but it’s not $8 Million thank goodness because it would be completely unaffordable! Taxes for this place are $25,300 per year.

Toth Team Fighting Ann Arbor Property Taxes with the Local News in Tow - 03:30 PM
On Friday March 20th many Ann Arbor residents met at the Scio Township Hall to appeal their property taxes before a three person Board of Review. Each party was given a few minutes to state their case and had to leave without learning whether or not their appeal would be granted.
Larry and I were among those waiting to appeal and MLive was there to follow our journey. We have two homes in Dexter MI, one housing our office for the Toth Team and another that we rent out. According to the law the value assigned to a property should be … (0 comments)

Some Good Advice for Young Home Buyers Today - 01:34 PM
When some really smart people agree on something, you can usually count on their advice. And most smart older people agree that you should put off buying your first house if you have just graduated from college. The stereotypical twenty-something has: student loans, car loans, credit card debt, expensive tastes, and an entry-level job. But the beauty of being young is that if you believe you can be different, maybe you can. Look closely at your finances and circumstances. If you meet the criteria, buying a house now might be a smart move. Ask yourself these questions: Will you need to move … (0 comments)

YSP Worth Rereading! - 06:20 PM
In light of Georgia bill SB 57 as discussed in Ken Cooks excellent blog The Attack on Yield Spread Premium Goes Mainstream and "The Mortgage Originator's" unsupported report of Congress considering the same thing, I'm reprinting my article from 2004 I'm told it was the most reprinted article on the subject that year, I know it was circulated on 3 contents and at least 4 languages. It sold a lot of books.

LOVETTSVILLE VA PHOTO - YES, THE WELL HEAD CAN MAKE AN INTERESTING PHOTO. - 08:09 AM
YOU NEVER KNOW WHERE YOU'LL FIND AN INTERESTING PHOTO.
Keep your camera handy.
Driving out my driveway Monday, something caught my eye and I had to stop, grab my camera and shoot the photo below.
I have a well right next to the driveway.  It was the only place on my lot that the health department would approve digging.  So, there's that well head right by the driveway.  I "decorated" it with some bamboo poles.
It appears that a spider has taken up residency there.
