NJHMFA Offers Cash Advance for First-time Buyers - 08:15 PM
We've had many a buyer call us and ask how the $8000 tax credit can help them buy a home if they can't get that money until they buy a home.  A classic Catch-22.  Well, NJ has come up with an answer for those first time home buyers who need the tax credit money to help them with their downpayment or closing costs.
The New Jersey Housing Mortgage Finance Agency (NJHMFA) is offering cash payments, in the form of a zero interest loan, of up to $5,000 for qualified first-time home buyers in order to help them defray their closing costs or to … (0 comments)

USDA Rural Home Loans - No Downpayment, No PMI Payments - 09:09 PM
In the past few months we have written a lot about the different home loans available to the home buyers, specifically, FHA loans and the different benefits of this mortgage product. But we have also written about the tightening of requirements in the mortgage industry, especially with the Freddie/ Fannie Conventional loans.
We have previously highlighted another type of conventional loan that requires NO down payment, NO monthly PMI, where the seller is allowed to pay all reasonable closing cost and prepaids, and NO hit to the rate for the zero down, it is NOT a first time home buyer program … (0 comments)

Lotto Tickets a Big Hit! - 01:20 PM
Back in March, I posted a list of mailings and pop-by ideas which was well-received by many ActiveRainers.  I thought you might like to know that of all the activities I did in March, the lottery tickets had the strongest impact.  I received an email or card from 90% of the people who I sent lotto tickets to in conjunction with St. Patrick's Day.  As far as mailings are concerned, I'd say this is a keeper.
What types of responses are other people getting from their pop-bys and mailings?  I'd love to hear about some other successes.

Short Sales: Too many Realtors are claiming to be "certified experts", and they don't know what they don't know! America's Home Rescue (2009 NAR Panel Speakers) is doing something about it. CDRS! - 05:57 PM
It's a fair assessment, something too many real estate leaders are beginning to discover. Too many Realtors are claiming to be "experts", and they don't know what they don't know!
America's Home Rescue has partnered with several national real estate companies, including the REALTY EXECUTIVES and The Realty Alliance, consisting of 68 individual firms around the United States (over 105,000 sales agents) in introducing the Certified Default Resolution Specialist (CDRS) designation to the real estate community. While this is not an NAR approved designation, senior members of the NAR education committee have audited much of the course content in the program … (2 comments)

Stimulus Isn't Just for New Tampa Real Estate Buyers - 07:13 AM
All the talk is about how the President's stimulus plan helps out new and first time home buyers. The good news is that it also helps homeowners. You can get stimulus plan benefits from your existing Tampa real estate too. Add a little green living to your environment and you'll be pocketing some change at the end of the year from your income tax return.
Under the stimulus plan, both eco friendly new home purchases and eco friendly improvements on existing homes are tax deductible. Now's the time to make your home more energy efficient and get a break at the … (0 comments)

Rent or Buy a Tampa Condo - 07:42 AM
With the current economy, it may seem like a better idea to rent a Tampa condo instead of buying one. Let's explore some of reasons why it's still better to buy rather than rent.
Throwing Money Away
When you rent that's basically what you're doing. You give your money away in exchange for a 'perishable' item-one month of living space. Once that month is over, the money is gone and you didn't get anything of long term value in return.
When you buy a Tampa condo you still spend money for a month of living space, but in addition, you're building … (0 comments)

Is It Time to Refinance Your Tampa Real Estate? - 06:14 PM
With money worries on the rise the first place many turn to is the monthly budget. It seems to be unyielding and rigid. What else can you cut when you've eliminated everything you don't absolutely need?
One of the best places to cut expenses can be your mortgage. Now with the new stimulus plan in effect it's even more possible to refinance your Tampa real estate to get the most savings possible. Here are a few things to look for to decide if refinancing is right for you:
Are you interested? The interest rates have dropped due to incentives by President … (0 comments)

I thought it was Spring! What's this white stuff? - 06:51 PM
This is the biggest snow storm we have had this (winter) season. This morning the snow was coming down slightly. A few hours later we have 10" of snow - and it's still snowing - A LOT. Supposed to last until tomorrow - Great! I just finished shoveling our and our neighbors driveway (I needed the exercise). The snow is really wet and heavy. I am ready for the beach season LOL. Oh, well. Enjoy some snowy "springy" photos from Highlands Ranch Colorado.
Neighbors tree earlier today.

Michigan Wine Month - Michigan Wineries Support Local Growers - 11:32 PM
April is Michigan Wine month and to kick it off, I attended the Michigan International Wine Expo held at Rock Financial Showplace in Novi.  To top it off, I saw Claudia Tyagi, Master Sommelier and followed her around to find out what she knows about wine.  What I learned is that a Master Sommelier knows a lot about wine and knows a lot of local people in the wine world.  So I got a glimpse of what she knows, felt like a celebrity and discovered several Michigan wineries-and not too far from Metro Detroit.  What stood out is their commitment to … (2 comments)

Tech Savy Realtors - 01:31 PM

I like this quote, not sure where I got it, but have had it saved in my files for awhile. When I first got into the business, the buzz word was realtors were not going to be around anymore. That was scary just starting my career. Now we have found that the internet doesn't replace us at all but those agents that use the internet ARE replacing those that don't.
Look around your communities and see if that is not true ! I know some agents that are still using AOL for their email and rarely check it.
What's a … (75 comments)

One Room School House in Saline,MI - 01:47 PM
Weber-Blaess School house was moved to the Saline District Schools Campus in June of 2002. It is  the original one room school house of children in Saline MI and Lodi Township. The school house is used by elementary school children to create the experience of a one room, county school house.
It is right on the campus and is a monument to how far we have come.
It has been totally restored by the Saline Historical Society and dedicated in 2004. It is also available for rent.

Saline Hospital Among TOP 100 in Country - 01:55 PM
St. Joe's Mercy Hospital in Saline, MI.
Solucient, a leading procider of information for the healthcare industry has said the St.Joseph Mercy Hospital in Saline is in the top 100. Now being a city of only 7000 residents but surrounded by Lodi, Saline, Pittsfield and Saline Townships this was tremendous news.
As a mom of 5 who has made many visits there with broken arms, fingers and thumbs this was excellent news. Of course if you live in Saline you already knew it was great news. The emergency room staff and doctors are excellent and there is very little wait time.
