Draper, UT - 1st Quarter 08-09 - 08:54 AM
Draper homes sold saw a small lift last quarter, selling 2.65% more.  Median sold price decreased by a small amount but average sold price decreased 14%.  There are about 554 homes in Draper actively listed and the inventory is at 14.33 months.

Herriman, UT - 1st Quarter 08-09 - 09:13 AM
Herriman homes saw the largest increase in number of homes sold in the valley. Median sold price decreased by 4.5% and average sold price decreased by 7.5%.  With 335 homes on the market, the inventory is at 9.95 months.  Homes in Herriman will continue to sell but prices may have to continue the decline.

Holladay, UT - 1st Quarter 08-09 - 09:23 AM
Average sold price and number of sold homes in Holladay stayed pretty neutral.  Median sold price dropped almost 10% and inventory is up to 16 months.  On average, current prices on Holladay homes have more than doubled which likely means that more million dollar homes have entered the market.  Median prices have also seen a large increase and are listed at prices 39% higher than what sold last quarter.

Kearns, UT - 1st Quarter 08-09 - 01:45 PM
Kearns witnessed a huge decrease in number of homes sold.  In fact, it was the largest decrease in the valley, down almost 57%.  Median sold price of homes in Kearns also went down 8% and average was down 12.6%.  Average current prices of homes has gone up 6.5% but median price has not changed.  There are 14 months of active inventory.

Magna, UT - 1st Quarter 08-09 - 02:07 PM
Magna homes sold dropped 37%.  Median and Average sold price decreased by around 7%.  Current price of homes are slightly higher but haven't risen much when comparing to other towns in the area.  In fact, homes in Magna are some of the most affordable in the valley.  There is one year of inventory and 183 active listings.

Midvale, UT - 1st Quarter 08-09 - 02:31 PM
Number of homes in Midvale sold decreased 40%.  Price the homes were sold at also went down a significant amount. Median sold price of Midvale homes is down 17.7% and average sold price is down 16%.  Midvale has the highest inventory turnover in the county at 19 months.  It is definately a buyers market right now.

Murray, UT - 1st Quarter 08-09 - 02:46 PM
Sold price of homes in Murray increased when comparing the first quarters of 2008 and 2009.  Average sold price increased 11.5% and median sold price was up 4.35%.  On the other hand, Murray homes sold dropped 30%.  There is an estimated one year of active inventory and 241 current listings.

Riverton, UT - 1st Quarter 08-09 - 03:10 PM
Riverton was pretty close to the average in the county as the number of homes sold went down 21%.  Sold price of Riverton homes also experienced a decline like many other cities. Median sold price was down 8% and average sold price was down 4%.  Active prices are listed for more than what homes sold for in 2008 and will most likely continue to decline.

Salt Lake City, UT - 1st Quarter 08-09 - 03:25 PM
The capital city sold over 200 less homes, declining 31.6%.  Salt Lake homes sold also saw a fall in price.  Average sold price decreased 10.74% and median sold price decreased 9.29%.  There are 2,396 homes in Salt Lake City listed and inventory is up to 14 months.  Homes are priced almost 30% higher on average.

Sandy, UT - 1st Quarter 08-09 - 03:33 PM
Sold price of Sandy homes increased last quarter.  Median sold price went up 4.8% and average sold price increased 8.4%.  On the other hand, the number of homes in Sandy that sold went down 12%.  There is one year of active inventory and 738 homes listed.  On average, homes are currently listed 25% higher.

LOUDOUN COUNTY VA IS HOME TO WILD TURKEYS. MEET MY NEIGHBOR. - 06:33 AM
I DON'T HAVE TO TRAVEL TO SEE WILDLIFE IN LOUDOUN COUNTY VIRGINIA. I need only to look out the window of my home office, which faces the road in front of my home.  Lovettsville is a rural village in Western Loudoun County, population about 1,000 folks and many more wildlife residents. 
While at my computer, I notice almost any movement in front of my home.  I've observed many interesting sightings and wildlife is always enjoyable.  So far I've sighted many wildlife neighbors including White Tail Deer, Squirrel, Red Fox, Groundhog, Wild Turkey, Skunk, Opossum and many birds.  It could be said that one of the reasons I moved … (26 comments)

I've advised many home buyers to investigate their tax assessment process for their area for two years now. 
This is a good reminder for agents and home owners/buyers.  Contact your local tax assessor's office and get the procedures.  It could save you a lot of money every month.

Mobile T.V. Coming to the D.C. Area - 07:59 AM
Classic “good news / bad news”…
It’s official.  WUSA Channel 9 is going mobile this summer.  So are the D.C. affiliates of NBC and PBS.
 

You’ll be able to watch everything from the evening news to CSI or Law & Order to your favorite soap operas and game shows - anything these local network affiliates broadcast, including the ads.  Good news for T.V. fans!  But there’s another side to the story…
It seems that wireless carriers have no plans to offer “Mobile T.V.” because they already offer their own subscription-based TV services.

Habitat for Humanity - 07:00 AM
How many of you have helped build a Habitat home?  It really feels good to participate in such an important event.
This weekend our local Habitat Home was given to the new family.  This was a home that our office took upon ourselves to fund as part of the 100 year Coldwell Banker anniversary.  While raising the money necessary to start the build we also go involved in the building process. 
While attending the NAR convention in New Orleans, my husband and I went to help for a day as well.  The habitat homes under construction there were amazing as well … (3 comments)

San Marcos Senior Center: Activities and Services Galore - 12:35 AM
San Marcos, like other North San Diego County communities (Carlsbad, Oceanside, Vista) has a fair number of 55+ communities and a substantial number of seniors (about 12% according to the 2000 census). And, as one of the services in San Marcos to assist this population, there is the San Marcos Senior center.
The San Marcos Senior Center is just off Twin Oaks Road and north of the 78 at 111 W. Richmar Avenue. There is also a Senior Center at Grandon Village on the Westside (Grandon Village offers apartment homes for seniors 55+).

If you are a Carlsbad homeowner (or a homeowner anywhere in San Diego county for that matter) the market value of your home or condo may have dropped below the assessed value determined by the Assessor's Office.

So you may be asking, "Can I get some property tax relief?" 
The answer is yes, you can, on a temporary basis 
"Under State law, (Proposition 8) a temporary reduction in assessed value can be made when the market value, as of January 1, 2009, falls below the assessed value." (per the Assessor's website)
