Purchasing Foreclosed Properties Can Be Very Frustrating!!! - 05:45 PM
Earlier today I read a blog by Bill Gassett titled Buying a Bank Owned Home that focused on the process of purchasing a foreclosed property.  In his blog he made a statement that I thought would go very well with this blog which I had planned on writing earlier.
In his blog he stated "Buying a foreclosed home however, is not for the timid at heart and there are many things that buyers need to be aware of going into a REO transaction." That statement is very true, and anyone who plans on purchasing a foreclosed property would do well to … (62 comments)

A Bit of Humor in the Day|Original Photos - 06:23 PM
I was doing property rounds at Avondale, the CAL community just off North HWY 15, Biloxi. I stopped by one of the homes that an owner staged. (Ignore the bounce house, that was for an open house.) So, I'm getting things out of my car and leave the trunk open. Kicked off my shoes to walk barefoot in the grass around to the back door to put a Supra lock on. I forgot my gadget and walked back around front.
There I met 2 of Harrison County's finest. They thought it odd that a car was parked in the driveway with … (4 comments)

Tips for First-Time Homebuyers - 04:16 PM
By Liz Streed, PRUDENTIAL Holley Properties R.E.
Home-price adjustments in markets around the country have opened doors of opportunity for many renters. If you are transitioning from renter to homeowner, the prospect of making such a large investment may be exciting, while at the same time overwhelming. But it doesn't have to be. Here are six common mistakes to avoid.
1. Not understanding the homebuying process. Educate yourself. Find a homebuyer seminar that you can attend or research online. The U.S. Department of Housing and Urban Development Web site (www.hud.gov) has an entire section devoted to homebuyers with common questions of … (0 comments)

Making Things Complicated - 01:40 PM
I think there are a lot of times when we over-complicate things; I know I do - a lot.  The "keep it simple, stupid" idea seems...well, too simple.
Over-Complicating My Marketing
For a long time, I thought that the only good marketing and lead generation plan was the complicated one - one that included as many strategies as possible (really more strategies than possible).  Otherwise, I felt I was carrying all of my eggs in one basket.
Recently though, I've smartened up.  I've started evaluating things with a results-oriented lens, and all of a sudden, things have gotten really clear - … (8 comments)

Remembering Our Humble Beginnings On Our 13 Year Anniversary - 10:51 PM
My husband and i started our business 13 years ago using a $5.00 bicycle he bought me from a local Goodwill store.  He would not allow me to drive his car, for it came with a special formula that only worked for him........

He'd have to pray for a designated amount of minutes, pound on the steering column for a few measured seconds, perform seven & 1/2 "Fred Flintstone-open-door-foot-action strokes", and finally the car would remember it was supposed to function and take off!  It only responded to him! Everyone would know when we were arriving from hearing the distinctive piercing squeal originating from something defective in the under body.  Of course all would know if … (38 comments)

Ladies ....Here's to You - 02:15 PM
My sister-in-law, who was here for a weeks visit over spring break, liked our life style here in this part of Wilmington North Carolina.  So much they purchased a small second home just outside of Shallote in Brunswick County.
Terri and her husband loved our southern life-style, and you can't blame them....cook outs, nice weather, nicer people, margaritas on the deck.  After a long day of searching for the perfect home, margaritas on the deck just seemed liked the perfect ending to our day.
Terri enjoyed them so much, she thought that it should be considered a prescription for living here in … (10 comments)

A $800.00 Day - 07:31 PM
Nothing like a closing to make you feel good about buying $800.00 worth of tires!!  Friends ...check your tires....you won't believe what you can't see when tires go bad!
I noticed a slight shimmy in the wheel the other day, and called for a wheel alignment service, and it turned into a new set of tires.  Stuff happens for a reason....like a shimmy....get it checked out!!  Could you even imagine having clients in your car and having a tire go bad?  Or worse, an accident because of bad tires?
My car was recently inspected and tires were rotated at a cost of … (8 comments)

Why Purple Hydrents are really GREEN! - 05:30 PM
More and more homeowners are working on building geywater systems, many without governmental concent, or permits. The hardest part of many of these grey water projects is just too much paperwork and jumping through hoops to get the powers that be to give you the OK to build a system. The process can be different for big projects. Lots of developments these days are partnering up with water companies to offer a great way to dispose of treated waste water; using it for watering and other non-potable needs.
You probably have never noticed a purple fire hydrent, but they are showing … (0 comments)

Buying a Bank Owned Home - 09:33 AM
An overview of buying a bank owned property.  REO = Real Estate Owned
Via Bill Gassett Metrowest Massachusetts Real Estate (RE/MAX Executive Realty):

In a recent article I wrote about buying a foreclosed home or potential foreclosure property, I discussed the various ways in which you could obtain ownership of a foreclosure. Here is a quick summary of the three scenarios:
A pre-foreclosure where you buy directly from the home owner before the bank takes over. At an auction where you may be in competition with other buyers. From a Real Estate company or the bank itself. This is known as … (1 comments)

Buying a Foreclosed Home or Potential Foreclosure Property - 10:10 AM
More information on buying a foreclosure or pre-foreclosure
Via Bill Gassett Metrowest Massachusetts Real Estate (RE/MAX Executive Realty):

Are you considering buying a foreclosed property? Why not after all there are plenty of them all around the country and they can typically be bought at a discount to the present market value.
Buying a foreclosed home however, is not for the timid at heart and there are many things that buyers need to consider. If you have ever watched a late night infomercial you would think buying a foreclosed home can be bought for 50 cents on the dollar and immediately … (1 comments)

Easier Investor Financing through Fannie Mae - 11:02 AM
As most of you will know, mortgage lender restrictions have gotten much tougher recently, especially for investors.
Fannie Mae however has a special program on many of their foreclosure properties which allows an investor to finanace a purchase with only 10% down, no mortgage insurance, and no appraisal required.
Right now there are 88 Fannie Mae properties in Tucson that qualify for this program!  More are added all the time.

A Collage From The Greenville, NC Tea Party - 08:26 AM
I am re-blogging this and any others of this nature to get the TRUTH out there.  I am tired of all the LIB whiners portraying what is going on as gimmicks, sexual terms, etc...  Thanks for the post Jay!!
Via Jay Williams (Countrywide Bank, FSB):
It seems the tea parties held this week are driving the left nuts. They just don’t know what to make of ordinary people taking time out of their day to register their disdain with politics as usual.

This was not about Republicans vs Democrats. What is misunderstood is there is a growing disgust for both parties.

Another great story being re-blogged to get the truth out there.  Thanks for the post!!
Via Nestor & Katerina Gasset Realtors® Wellington Florida Luxury Homes (International Properties and Investments, Inc.):
Well, I finally finished our taxes right when it was time to hop in our car and head downtown to the Palm Beach County courthouse plaza for our local area National Tea Party peaceful demonstration.
Our 'Don't Tread On Me' Tshirts arrived on Tuesday and we proudly wore them on April 15th!

There were over 1000 people at our event. It even started raining about an hour into the event but that … (0 comments)

Pictures From Our Tea Party - 08:38 AM
Here is another one re-blogged!  Thanks for the post Karen!  Keep the truth out there!
Via Karen Parsons-Fiddler (Great Western Realty Group):
Nothing particularly grand in the Tea Party in Mission Viejo. We didn't have 10s of 1000s of people and celebrities. But we did have our citizens...moms and dads and children and teens and grandparents and homeowners and store owners. While Ted Nugent was at the Alamo, we did get our local "Diamond Tom" who sang combinations of patriotic songs and Jimmy Buffet....what? :)

My son is on the right!

Growth Leader Report Since Last Update - 12:09 PM

I have plenty of prospects still pretty active but no new leads the past few days with the last lead noted on April 14th but a total of 19 during the first 22 days of April.  As we near towards the end of month and I suspect that the advertising budget may be depleted, things have quieted down significantly as far as new leads but there is still good activity for the 80+ active leads getting listing updates.  There are about a half dozen or so that I expect will want to purchase during the next 6 months of the year. … (12 comments)

Mortgage Modifications - Will the BS Ever End in the Mortgage World? - 12:56 PM

The latest buzz in the home finance world is................. Mortgage Modification.
There's nothing wrong with trying to get your home loan modified so that it becomes more affordable - it's done every day and it really can help out a lot of people.
BUT...
Did you know that you can do the work yourself?
That's right, you don't need to pay someone thousands of dollars to get your mortgage modified - what you need to do is call your lender and discuss your situation directly with them.
There's no guarantee that they will be able to do exactly what you want, but all … (4 comments)
