Earlier today I read a blog by Bill Gassett titled Buying a Bank Owned Home that focused on the process of purchasing a foreclosed property. In his blog he made a statement that I thought would go very well with this blog which I had planned on writing earlier. In his blog he stated "Buying a foreclosed home however, is not for the timid at heart and there are many things that buyers need to be aware of going into a REO transaction." I was doing property rounds at Avondale, the CAL community just off North HWY 15, Biloxi. I stopped by one of the homes that an owner staged. (Ignore the bounce house, that was for an open house.) So, I'm getting things out of my car and leave the trunk open. Kicked off my shoes to walk barefoot in the grass around to the back door to put a Supra lock on. Making Things Complicated - 01:40 PM
I think there are a lot of times when we over-complicate things; I know I do - a lot. The "keep it simple, stupid" idea seems...well, too simple. Over-Complicating My Marketing For a long time, I thought that the only good marketing and lead generation plan was the complicated one - one that included as many strategies as possible (really more strategies than possible). Otherwise, I felt I was carrying all of my eggs in one basket. Recently though, I've smartened up. My sister-in-law, who was here for a weeks visit over spring break, liked our life style here in this part of Wilmington North Carolina. So much they purchased a small second home just outside of Shallote in Brunswick County. Terri and her husband loved our southern life-style, and you can't blame them....cook outs, nice weather, nicer people, margaritas on the deck. After a long day of searching for the perfect home, margaritas on the deck just seemed liked the perfect ending to our day. Nothing like a closing to make you feel good about buying $800.00 worth of tires!! Friends ...check your tires....you won't believe what you can't see when tires go bad! I noticed a slight shimmy in the wheel the other day, and called for a wheel alignment service, and it turned into a new set of tires. Stuff happens for a reason....like a shimmy....get it checked out!! Could you even imagine having clients in your car and having a tire go bad? Or worse, an accident because of bad tires? More and more homeowners are working on building geywater systems, many without governmental concent, or permits. The hardest part of many of these grey water projects is just too much paperwork and jumping through hoops to get the powers that be to give you the OK to build a system. The process can be different for big projects. Lots of developments these days are partnering up with water companies to offer a great way to dispose of treated waste water; using it for watering and other non-potable needs. As most of you will know, mortgage lender restrictions have gotten much tougher recently, especially for investors. Fannie Mae however has a special program on many of their foreclosure properties which allows an investor to finanace a purchase with only 10% down, no mortgage insurance, and no appraisal required. Our 'Don't Tread On Me' Tshirts arrived on Tuesday and we proudly wore them on April 15th!

Via Karen Parsons-Fiddler (Great Western Realty Group): Nothing particularly grand in the Tea Party in Mission Viejo. We didn't have 10s of 1000s of people and celebrities. But we did have our citizens...moms and dads and children and teens and grandparents and homeowners and store owners. While Ted Nugent was at the Alamo, we did get our local "Diamond Tom" who sang combinations of patriotic songs and Jimmy Buffet....what? :)

I have plenty of prospects still pretty active but no new leads the past few days with the last lead noted on April 14th but a total of 19 during the first 22 days of April. As we near towards the end of month and I suspect that the advertising budget may be depleted,things have quieted down significantly as far as new leads but there is still good activity for the 80+ active leads getting listing updates. There are about a half dozen or so that I expect will want to purchase during the next 6 months of the year. (12 comments)
The latest buzz in the home finance world is................. Mortgage Modification. There's nothing wrong with trying to get your home loan modified so that it becomes more affordable - it's done every day and it really can help out a lot of people. BUT... Did you know that you can do the work yourself? That's right, you don't need to pay someone thousands of dollars to get your mortgage modified - what you need to do is call your lender and discuss your situation directly with them. There's no guarantee that they will be able to do exactly what you want, but all (4 comments)
