Growth Leader Test Program - Week Two - 12:56 PM
This past week found two prospects visiting my Growth Leader Website.  Both left phone numbers; however one unsubscribed within the week. 
I did have an excellent conversation with one of my first visitors who's a first time homebuyer and very eager to become educated in the process.  We'll hopefully be meeting this weekend to get better acquainted.

More Demand, More Sales--More Sales, More Buyers and Sellers - 04:12 PM
In spite of the billions of dollars spent and given away to Freddie Mac, Fannie Mae plus numerous other banks and institutions, in spite of the many government loan modification programs and federal homeowner help programs, loan streamlining programs ... but so many buyers are still reluctant to buy. Yes, there are more limitations on types of loans available, basically buyers have a choice between 3.5% down payment (FHA), 10% and 20%+ down payment loans (conventional). Bank of Canada lowers overnight rate target by 1/4 percentage point to 1/4 per cent and, conditional on the inflation outlook, commits to hold current policy rate until the end of the second quarter of 2010
OTTAWA - The Bank of Canada today announced that it is lowering its target for the overnight rate by one-quarter of a percentage point to 1/4 per cent, which the Bank judges to be the effective lower bound for that rate. Can You  Blog At 80 MPH, that is?  You betcha!
On a recent trip back from visiting my parents in North Carolina I was taking
a break from driving while Bonnie took the wheel. I got in the back seat with
my tablet computer and Air Card.
Fortunately, I was connected for the next 2 1/2 hours commenting and reading
 blogs.  Technology gives us so much freedom and allows us to perfom functions
that a few years ago would have been unheard of.

Kentwood Michigan Real Estate Absorption Report ~ April 2009 - 03:14 PM
Kentwood Michigan is a large suburb of Grand Rapids with a population
under 50,000. It has manufacturing, shopping centers, and lots and lots
of residential housing. Kentwood Public Schools are one of the largest
school systems in the area with over 9000 students and 16 buildings
within a 24.25 square mile area.


Kentwood home sales are still on a general downward trend
in price. Over 1/3 of Kentwood Homes Equity has dissolved in
 the last 3 years, according to the current stats.
 We are still seeing a teeny price erosion from last month's figures,
again this month.

Meijer Gardens has a wonderful Outdoor Amphitheater that will host
 12 Concerts and a few musical legends in entertainment this summer.
 Among those featured that you might know are our own Michigander,
 Jeff Daniels, and Lyle Lovett, The Doobie  Brothers, and Bonnie Raitt.
I must admit, some of the newer bands are not familiar to me but they
have great web sites!
 
The 12 Concerts are as follows:
Derek Trucks Band will open the Concert Series on Wednesday, June 10th.

Do we LOVE to complain? Get over it! - 01:02 AM
Today when I was listening to an agent complain..... I have too many buyers, there is not enough inventory...
What happened to last year -- the complain was "I don't have enough buyers, and there is SO much inventory."
Is there a happy median?  Are we ever satisfied?  
We should be - does it really matter if there is too much or too little inventory?  NOPE - it is what it is - the market is the market.  So now it's up to you to make it what you want it to be.

Possible Solution to the Economic Crisis - 01:54 PM
I am sure President Obama would love to have a simple soultion to our country's economic crisis, as we would all love for him to solve it.
One possibility might be very close to him and he doesn't even know it.
If he takes into consideration the effect his wife Michele has on the buying public everytime she wears something new from J. Crew he may solve the problem.
It seems that J. Crew stores and their website sees huge increases in traffic for what ever she is wearing.  Apparently this happened while she was in London and when she made … (1 comments)

Market Snapshot - April 21, 2009 -- from Flagstaff AZ - 10:26 PM
Highlighted the northeast quadrant of the City of Flagstaff in my other blog today. Also showed one of the homes featured in that blog, connected with three of my network friends, made a listing presentation (went well, think new listings are in the offing) and made two brand new contacts. Also, I worked on some escrow issues: two positive appraisal results (one $22,000 above my buyer's purchase price!), scheduled another appraisal, and pinned down some inspection issues. Yahoo! Another great day in Flagstaff real estate!
