HOW CAN YOU MAKE YOUR LISTINGS ALWAYS SMELL GOOD WHEN THEY ARE SHOWN? Often, I seem to be faced with the challenge of the house that just does not quite smell very inviting. Then comes the dilemma of do I say something to the homeowner or do I just let it go? This is quite the touchy subject, trying to tell your seller that their home smells less than appealing to potential buyers. I think I may have found the way around this topic. (I received a copy of this from Virginia Satir of Palo Alto, CA, when I had the honor of working as her personal assistant in the late 70's. She had the most positive influence on me and my life than any other person I have met, to date. As an international author, lecturer, teacher, trainer of therapists, her friendship and sense of humor was a marvelous gift to me and thousands of others who met her. A question that often arises is, "What other costs are involved in buying a house?" Well here they are:
Down Payment - After you have put down a deposit with the offer, you can continue to save money toward increasing the down payment to further lower your monthly mortgage expense. A down payment under 25% will mean your mortgage is considered a ‘high ratio loan, therefore subject to mortgage insurance fees. A down payment above 25% is considered a ‘conventional mortgage' which will not be subject to additional fees.

Commission savings is reaching a disconcerting level lately. The trend that has been around for a few years now is buyers approaching listing sales representatives with the misnomer that by buying through them, a 2.5% commission savings will be passed along, translating to lessening the ticket price of their chosen home. This summer, it reached an all-time high. Buyers, please appreciate that the listing sales representative is working for the seller. While you will be provided with customer service, you also need to provide clear and concise information for the selling representative to act competently to achieve the win/win both you (3 comments)

As I enter my second year in real estate I am beginning to realize that anything that can go wrong will go wrong! My first sale was a "slam dunk," I took a friend and his wife to a new development signed them in at the office and a week later, bingo, my first sale. No fuss, no muss, check in the bank. As I just finished sending in two "cancellation of offer" and "refund of escrow" forms, I understand not all deals make it to the closing table. One of my favorite restaurants in Desert Mountain is at the Renegade golf course at Desert Mountain. This course has a great restaurant that serves breakfast and lunch. I like this restaurant not only because it is directly on the golf course and has great food, but also because it is completely casual and a relaxing place to get a bite to eat. Some clubs can make one feel uncomfortable and may seem “snooty”, not here. I like to have Sunday morning breakfast here. By the way, they make a great Bloody Marys. It's the end of April, and once again, there's snow on the ground in Calgary, which although everyone moans about it, it is entirely... entirely usual. Each year, as soon as the tulips have dared to stretch their way out of their garden beds, they can expect a fresh blanket of snow to cover them right back up. This is my favorite time of year in Deer Ridge. We've lived here for just over 10 years now. The weather is supposed to be sunny and very mild in New York City this entire weekend, so it's a great day to come to Marine Park's Salt Marsh Nature Center and check out the Earth Day celebration. The event is on Sunday, April 26 starts at 10 am and runs through the afternoon. Folks so inclined can participate in community service, park clean-up, nature crafts and an ecology hike. The Brooklyn Dance Center Ensemble will also be there at 3 pm, and the afternoon will be filled with entertainment, dancing and singing. So if you're here, come enjoy the Salt (0 comments)
Co-op Pitfalls, and 4 rules to remember - 08:47 PM
Experience with a number of Brooklyn co-op sales have taught us a number of lessons. Hopefully, we can save some of our fellow realtors (as well as buyers seeking co-ops) some heartache: 1. Expect the closing to take longer than anticipated. We have a sale in a large co-op development where the approval process is done in 2 phases. In Phase 1 the applicant fills out all financial and personal information without documentation and submits it to the Board for tentative approval. If approved, then the management company will provide a buyer's package to be filled out including tax returns, W-2s, personal/professional (0 comments)

Fannie Mae has loosened the rules for homeowners seeking lower monthly payments. Fannie Mae now allows homeowners to refinance up to 105% of the current value of their home and will accept borrowers with credit scores of 620 or better. The best part is that there is no PMI on this streamline refi. This historical home was designed by Ralph Teetor in the 1930s. Located in Wayne County Indiana, the most impressive structure was the Teetor family home for many years. Ralph Teetor, blinded as the result of a childhood accident, was President of the Perfect Circle Company located in Hagerstown, Indiana. Mr. Teetor held many U.S. Patents. One of his notable inventions included the "Speed-O-Stat" an ingenious apparatus for automobiles, now known as the cruise control. The inventor's home featured apx 7,000 SF of living space, 6 bedrooms and 5 & 1/2 Baths.
