How's Your Phone Voice? - 11:35 PM
Like most of you, I talk to other real estate agents on the phone pretty regularly. Some in the course of my real estate business, some in the course of my writing, training & speaking career.
And I tell ya - there are a lot of unfriendly voices out there.
Within an hour the other day I spoke with two different agents, about two totally different topics. The first was calling me to ask about some Open House signs I had listed on Craigslist. He was distant and dismissive and didn't seem much interested in having a conversation with me. The … (77 comments)

Bankruptcy and Short Sale: Case Study - 12:44 PM

I have a home listed for short sale in Fort Walton Beach, Florida.  The property was a primary residence, and the seller lost his job and relocated to another state to find work.  He is also in the midst of divorce proceedings.  During the listing period the seller was advised by his attorney to file for bankruptcy.  Subsequently, we received an offer for the property.  During the time period, the seller was unclear about the status of his property.
I called Citi, the short sale lender, to find out if they would entertain a contract even though the seller … (91 comments)

Sometimes in the heat of battle, client triage becomes necessary to save as many deals as possible. - 07:47 AM
One of the best things about being a real estate professional is that it is a people business and involves direct interaction with the client. One of the worst things about being a real estate agent is that you can only physically help one client at a time.
And on those days when too many clients converge and descend upon you at one time and are demanding immediate attention, the issue might become one of life or death for the potential deal.
At that point, the battle tested agent must perform client triage. Triage is the art of selecting which person … (63 comments)

En Garde - Fencing on a Blog is Deadly - 09:25 PM
You've been warned about what you write in your blog posts a brazillion times.  You might have been told to watch what you say in the comments, too. If you haven't, you should.
There is a strange phenomenon that over comes those who participate in blogs, message boards and public forums.  When a person is hiding behind their monitor they feel they have the ability to be more snarky and not held accountable for their actions.
A good healthy *debate* is acceptable and helps everyone see the many facets of a discussion.  When the flaming and torching sets in, someone is … (65 comments)

Negotiation Tips From a Furry Friend - 12:15 PM
Negotiation is a Process the Cats Have it Down Pat!
100 Real Estate Tips in 100 Days (Day 39)
Buying a home is a stressful and emotional process. Time and time again I hear people say, "I'm not going to settle for just anything." Then two minutes later they are head over heels in love with a home, ready to do "whatever it takes" to get it.
This is when I give my speech;
Buying a home is done best with the head not the heart. Yes, your heart must love it, but if you are to succeed in negotiation, … (3 comments)

Know What You Don't Know.....Find Someone Who Does.... - 02:07 PM

We "inherited" a listing from an agent unable to handle it...it was a home she had just sold a few months before and the seller was unexpectedly suddenly transferred....moved to the other side of the country and left the house furnished as it had been when he bought it.  The house is cute, shows well and has had multiple showings with one agent who called today to report that "There was a crack in the basement wall and the support beams should be closer to the wall."  Hmmm...let's see, are you also an inspector or a structural engineer ....that's what … (11 comments)

Thank You New Berlin Rescue Squad & Police Department - 02:28 PM
Yesterday we were on our way to an appointment and drove thru Taco Bell to satisfy my Mexican Pizza craving. We pulled over briefly as the rain pelted the car and in a moment...watched a car glide into another and the chain reaction was that four cars hit one another. The first one most probably a total loss with both front and rear end severely damaged.  We quickly called 911 and told them we were in New Berlin at the corner of Coffee and Moorland Roads and they had  better send a few ambulances and the police to the accident scene. … (3 comments)

Make a Personal RAIN connection...Pick up the Phone... - 05:35 PM

I decided this year I would actually get to know some of the folks who have been kind enough to comment on my blog...and pick up the phone and call them...
Katrina Madewell is our Tampa connection in Florida for the Snowbirds that go south for the winter...for learning more about beautifying our blog, for further introduction to other Florida Realtors and always a willing ear and happy heart.
Midori Miller always a bright spot on Daytona Beach....with the mistaken impression that 60 is cold....and a willingness to share, to comment, to help in whatever way she can...the … (32 comments)

Highway 101 Commute Times Improved (New North Bound Lane Opened) - 10:11 AM
It's not just Novato commuters who are thrilled with the opening of the extra northbound lane on HWY 101 through Marin, but everyone who heads to Northern Marin for shopping and play. Indeed, the added lane appeared to simply eliminate the entanglement through San Rafael at commute time. And the rest of the day was just as dramatically improved. I drove it twice (Friday afternoon and Saturday morning).
Drivers on Friday, a notoriously horrible north commute the past few years during construction was cut in half. While it's hard to say anything is worth $200 million, this project is certain to please … (0 comments)

Mom was right: It Pays To Be Polite - 08:29 AM
Have you bumped into someone and gone on your way without apologizing? Barged into an office without knocking? Ignored people when you should be greeting them? Then it's time to check your PQ (politeness quotient).
Almost 80 percent of workers believe they get no respect at work according to a report by the Academy of Management journals.
About 60 percent say the situation is getting worse. In a University of California study, 20 percent of respondents said they are victims of incivility every week.
We can be more respectful of others and more polite in our daily contacts. When politeness is … (7 comments)

how to entice an agent into showing your listing - 12:02 AM
These were in the "private remarks"
THESE ARE PRIVATE REMARKS IF YOU GIVE THE CODE TO YOU BUYER OWNER WILL PROSECUTE YOU. YOU MUST ACCOMPANY YOUR BUYER OR CONTACT THE LISTING AGENT. To show please call first and give 'heads up.' Use Supra lock box for key and use combo box for gate remote control.

Gee...if I were that worried then I wouldn't put the code in the MLS to begin with. I don't know but it seems to me that professionalism, courtesy and respect are seemingly lost in this difficult market that we are in.

Home Buyers and Sellers Beware; Some Corrupt Agents Are Manipulating Offers! - 03:59 PM
I am beginning to see an ugly side of the real estate turnaround. There's an epidemic tainting real estate sales. Listing agents are cheating sellers and buyers by manipulating offers. Agents across the country are complaining about their unethical counterparts' practices!
A couple of our buyer clients, both families, have to buy ASAP and we have been seeing houses and submitting offers as fast as possible. Multiple offers are again the norm. "This is good and bad," said a local mega agent colleague when I asked him about the seemingly overnight turnaround. The good is obvious, and I ALWAYS write about … (1 comments)
