Okay, I've now accumulated 7 8 9 TOO MANY new COOL Twitter tools that I just HAD to share with you (if you're on Twitter, that is!).
1. http://twitter.com/MrTweet - Who should you follow?  This great service analyzes your profile and the folks you are following, and recommends new people for you to follow.  It's excellent!
2. http://friendorfollow.com - Who's NOT following you?  This brand NEW service shows you ALL the people you are following, who are NOT following you back.  So you can send them each a "tweet" asking that they follow you back.  "I'm following you on Twitter, please follow me back!"

My Two Year Anniversary With ActiveRain - 02:16 PM
I recall telling the story that I signed up with Active Rain and had no idea what it was. I received an e-mail from Jeff Turner, President of RealEstateShows.com and in the e-mail he had made me an associate. I didn't know what that was ( but I did feel honored that I was selected for what I thought must be some honorable thing) so I logged in and to my surprise ActiveRain was a network for real estate blogging among other things. The "Real" Unemployment Rate Jumps To 15.6% - 10:48 AM
While all of the media points to an 8.5% unemployment rate in March according to the U-3 labor report data from the Bureau of Labor Statistics, the number you won't hear anybody talking about is the U-6 unemployment number which jumped from 14.8% to 15.6%.
The U-6 unemployment number includes three types of workers that are overlooked by the U-3 number:
1.)  Marginally attached workers - people that want a full time job, have looked for one in the past, but are no longer looking for work.

I applaud the government for trying to at least do something to stimulate the economy by getting the housing market going. I think the government is trying to get things moving by doing the only thing they know how to do when they see a problem. THROW MONEY AT IT!

Agents are quickly learning how to work short sale deals.  But conventional real estate has limitations in this area mainly because when the banks take forever to make a decision, buyers get impatient and walk away from the deal.Auctions are a perfect match with short sales and here's why:1. I just came back into the office from another Frisco Texas short sale closing. As I put away my file into the cabinet and calling it CASE CLOSED, along with that file, I put all my emotional baggage I invested into the transaction. It was heavy and burdening at times. Then, there are times I was on my knees praying for PEACE and direction. I have tried to walk away from it, calling it quits several times before the end. Then every time I feel that way, 5 minutes later, I pull that file out to give it another shot.

I've never worked "in" the office in a traditional sense.  I've never done floor time.  I've never paid for newspaper ads.  I've done a lot of business, but my name isn't on a billboard anywhere in town. 
I've been able to survive one of the worst real estate markets... fast on the heels of one of the best markets any of us have ever known, and one might wonder how that could even be possible.

I recently read Jeremy Blanton's post Activerain stands for original content, PERIOD!  and was glad to see the commitment to "Original" material on Active Rain.  Interestingly, some bloggers don't seem to realize that the Active Rain Community Guidelines specifically address "Original" content from a number of perspectives... including what content is eligible to earn points!

Winos and Flying OvensThe MLS should be on Oprah's Reading List. Seriously. There are so many typos and outrageous remarks in the MLS that I think it makes for great leisure reading. Wichita, KS for most of 2008 outpaced the rest of the nation in the quality of its real estate market, job increases and local private and public building projects.  The economy started catching up with Wichita in the 3rd quarter and buy the 1st quarter of 2009 lay-offs increased the local unemployment rate to 6% and there for slowed down real estate sales.

Like many parts of the country, things are starting to bloom here in the high desert. Plants are just as confused as the rest of us about the weather. I am seeing shoots on my Russian Olive tree and my apple tree. Iris are coming up= no blossoms yet but lots of green shoots. I have been waiting all week to post this and I really don't now why I got so excited. No this is not an educational class for Loan Modifications, it is the number of LMs I have done since September 12, 2008. I am not sure who it is, AND I would have to leaf through the 13 or so pages in the membership roster to find out who this person is...... BUT.......
