Officer...You Can't Give Me A Ticket...ROAR! - 05:43 PM

"Officer, you can’t give me a ticket for speeding. After all, you’re the one putting those vibes out there. All I did was respond to your desire to catch a few motorists disregarding the speed limit.”
Do you think that worked on him? If you said “Nope”, you’d be right about that. Cha Ching. That’s coming out of MY shopping money. Not to worry, at least he didn’t double the fine. Around here, speeding in a construction zone will cost ya…ROAR!

Atlanta Real Estate Updates - 10:40 AM
Attention Vann Johnson: Please Protect The Atlatna Real Estate Market
Last week on Agent Genius, I joined a thorough discussion on why NAR ruled to shut down an IDX solution because a web server could not tell the difference between Google and a scraper site. This happened when Paula Henry's "website was reported for allowing the MLS data on my website to be indexed, which led the Indianapolis Metropolitan Board of REALTORS®, (MIBOR), to issue a cease and desist letter to my broker for both our sites, or they would cut our feed"

Scenic & Historic A1A Meeting today at 3 p.m. in S. Ponte Vedra - 08:59 AM
Many people in northeast Florida traverse Scenic and Historic A1A in St. Johns County from Jacksonville, through St. Augustine to Flagler County, especially on weekends. This past weekend was no exception with the most traffic I have seen in a long time. It was a challenge crossing A1A to enjoy the beach, but it was possible and well worth it. With The Player's Championship in Ponte Vedra Beach, the Ancient City Crawfish Boil in St. Augustine, The Sunday Market in Vilano Beach, and Mother's Day, much was happening in our area. We had such fabulous weather, too!

Don't we all have those small fix-it chores that need to be done but just don't have the time, or perhaps the skills, to take care of them?
More importantly - what about seniors, who may physically be unable to keep up with the basic maintenance issues of homeownership or have safety concerns, but who wish to remain in their homes?

San Marcos Real Estate - San Marcos Market Report for March and April 2009 - 09:28 PM

The San Marcos real estate market continues to evolve, especially with the large number of distress sales. These data do not include any private sales nor manufactured housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.
Media reports speak in general terms, rather than local, so that information may not represent the reality of our local San Marcos real estate market. Having data from a knowledgeable agent about the local market conditions benefits you as the buyer or seller.
In March 2009 there were 115 homes sold in San Marcos' 2 … (3 comments)

Carlsbad Art in the Village: Art Surf the Phantom Galleries, Murals and More - 10:59 PM
Carlsbad has once again shown its artistic spirit in the form of phantom (temporary) galleries, window murals, and other artsy happenings in the Carlsbad downtown area.
The town's commercial/retail vacancy rate has hovered around 5% fairly consistently, despite the downturn in the economy. But vacant stores and shop windows are still a sad reminder of an economy that is not exactly booming. Carlsbad shop owners have expressed their own feelings about the impression this creates, resulting in a creative art program coordinated by the Carlsbad Village Improvement Partnership to counteract any perceptions of a failing commercial area which, as the vacancy … (4 comments)

Is the 100% Commission Plan for Real Estate Brokers a Good Idea? - 10:20 AM
Is the 100% Commission Plan for Real Estate Brokers a good idea?
Given that  we are in a challenging real estate market the  100% Commission Plan for Experienced, Seasoned, Professional, Self-Motivated Brokers seems to offer some real pluses.  Broker colleagues tell me they believe that professional real estate practitioners deserve flexibility, autonomy, and to be paid well for the knowledge and services they provide.  Considering the level of their expertise, more and more these days it seems that established Brokers are interested in a 100% Commission Plan ..
"The monthly fee [which ranges from $350 to $500. I am told] seems minimal when compared to … (114 comments)

Eliminate Closing Surprises! - 05:21 PM
I keep hearing about Buyers getting last minute surprises before their loan closes, and this is something that should not happen if everyone does their job during the loan process.  The reason why there are surprises are because the necessary steps were not taken, someone tried to take a shortcut along the way, and those involved in the transaction did not pay attention to conditions that needed to be met in order for the loan to close.
It all starts with a Buyer being Pre-Approved for a loan correctly.  You can read a blog that I wrote recently "It Is A … (15 comments)

THOUGHT FOR TODAY! - 01:47 PM
CHANGE IS A POSITIVE PART OF YOUR LIFE‏ --
You must avoid breaking when things don't go your way. You'll always be secure to the degree that you accept change. True security comes from being able to bend your insecurities.
When you recognize and accept that change will inevitably take place. You'll become secure, not by standing still, but by growing, moving, and staying energized. Be secure in the knowledge that you can deal with anything that happens to you.
Have the courage to bet on your ideas. Take some calculated risks and act on your dreams. There is no permanent … (0 comments)
