During the first quarter 2008, the average list price of sold properties in Dane County was $254,134, compared to the first quarter of 2009 at $237,022. That's a decline of about one percent. Of those properties listed in Dane County during the first quarter 2009, 24 percent of them sold, while 27.7 percent of properties listed in the

The Energy Ecosystem - Asheville, Your Town and the Smart Grid - 01:40 PM
"As we move forward in the future the energy ecosystem is going to change.. ." message posted at the Cradle to Cradle Group at Linked In. -- The Energy Ecosystem is about to "sprout!" No doubt about it...and I've been wondering how that will look here in Asheville NC and in your neighborhoods. So I'm asking questions like: 1) What can consumers expect? 2) How are we, the public, going to be involved in implementing the changes? IMAGE OF SMART GRID courtesy of US Department of Energy And how will this affect the real estate marketin Asheville, Your Town, USA...and beyond....

More Changes On The Horizon. - 01:30 PM
I have been trying to blog about many of the changes going on in the Lending Industry, so that we can all stay on top of changes that are happening in the laws, as well as changes that investors, and PMI companies are implementing on their own. These changes are critical to all of us because they are key to our survival these days. Not to long ago investors were focused on increasing the volume of loans they had on the books, but today this philosophy has been replaced with loan quality. Loan quality has become so much of a focus

Rye Colorado - 04:57 PM
Rye Colorado: Photo By Dena Stevens Colorado has suffered though some dry years with little to no snow or rain. Often people from out of the area will comment about how they thought the "Rocky Mountains" should be green. Well, the Front Range is basically prarie and it's dry. But this year we have been fortunate to be getting some moisture, and it shows! This picture was taken May 11, 2009 in Rye Colorado. Look at the Greenhorn Mountains, they don't grow 'em like that in Connecticut! Look for upcoming listings from Rye CO

Great News - 02:41 PM
Today, the HUD Secretary announced that first time home buyers will be allowed to use the $8000 tax credit as a "bridge" loan to use as a down payment for the purchase of a new home. Before, the home buyer would have to wait until they filed their tax returns, and that really took a lot of people out of the market. One option, that I had used in the past was for the home buyer to borrow funds from a parent and repay them after they got their tax check in the mail. But, not a lot of the parents

A San Diego Dream Home Everyone Can Afford But Will They? - 12:55 AM
There is a A Dream Home in San Diego Everyone Can Afford. I ran across this little property over the weekend and I asked the builder/designer how the homes were selling. She said things had been pretty slow but that sales were definitely picking up. And she was prepared to make a real deal on the little beauty. I did some quick calculations of what the incentives were with the 15% allowance and this charmer seemed to pencil out. But then I heard about the bad news in the newspaper of the free fall of prices , the new higher proposed taxes and thought
