DOLLAR AND SENSE- TAKING THE "YARD SALE" MENTALITY TO EXTREMES WHEN ATTEMPTING TO PURCHASE PROPERTY - 07:04 AM
Everyone loves a bargain.  Yard sales, have become the new great American past time in an economy that is putting a financial strain on most families during these tumultuous times.  The benefits are two fold. It benefits the sellers by allowing them to discount unwanted or unused items and clearing them out. It benefits buyers who can purchase items they want or need at prices that are often pennies on the dollar, thereby expanding their disposable income.  But taking that mentality and applying it to the purchase of Raw Land... or Real Property is not likely to result in getting what … (2 comments)

Showings, Deposits, Inspections, Closings, Oh, My! - 02:29 PM
Yes, the spring market has hit Connecticut.  My agents are all busy!  Such a pleasure to get that phone call, asking to set up a showing.  I even have agents calling me back with feedback!  After one phone request!  Certainly, this is a more gentle, kinder market than last year.  Let's hope that it continues right to the end of the year!
I received my motivation from participating in the Buffini Blitz.  The system was a no fail operation of daily activities and tracking of them.  To date, I can say that 90% of my business this year, is the result … (2 comments)

Can Sales People, Marketing People and Business People Occupy the Same Body? - 11:27 PM
Short Answer is they can.  The reality is that they can't stand each other.
First, Let's start with our Sales Person.  You know who you are.  You're excited you have a prospective buyer / seller in front of you and you sell.  You've got the Mike Ferry Scripts happening, you've got the contracts going back and forth, you love negotiating.  It's in your blood.  When you're selling, you're alive.  You are a wheeler dealer.  You make things happen rather then waiting for things to happen.  You are proactive.  If you don't have a client, you'll get get one.  You eat what … (3 comments)

I feel trouble brewing on the horizon and I am not sure I understand what the brewhaha is, much less how  this all will affect my real estate business as my Brokerage has just taken a stand on sydicating our listings and am trying to understand.  And just as I was getting ready to make a comment on our CEO's blog, I got an email through one of the websites I think is in the middle of all of this firestore  from a woman who found one of my listing who wanted more information.  I did not have to pay for the lead.  … (6 comments)

First Time Buyers - ACT NOW!!! - 10:08 PM
Don't miss the window of opportunity!  There couldn't be a better time to buy!  Affordable prices, historic low interest rates (as low as the World War II era), and FREE MONEY FROM UNCLE SAM!  That's right...in February the new and improved tax credit expanded the $7500 tax credit (which was similar to an interest free loan because it had to be repaid) to an $8000 tax credit that does not have to be repaid!  Of course, there are some noteable guidelines--income limits for single borrower of $75,000 adjusted gross income and $150,000 for a married couple.  Also, you must own the … (0 comments)

The 4 Stages of a Typical Twitter User - 03:58 PM
I have received numerous comments on my Twitter posts with Rainers saying "I don't get it", to "I just generated my first Twitter deal!"  Some of you asked me what I get from Twitter.  Today I came across an article by Jason Hiner from a Twitter_Tips tweet that put my personal experience into focus:  Sanity Check: The four stages of a typical Twitter user.  How long you stay in each of these stages varies from user to user.  Where are You?
Stage 1 Confusion and Indignation.  This is certainly where I began.  I logged on and, being obcessive, read every word … (4 comments)

Westport, CT - Community Shred Day - 02:03 PM
On Saturday, May 9, citizens representing 99 Westport residences made their way to the Westport/Weston Health District Parking Lot, to take part in Westport's first Community "Shred Day."
While visiting her daughter in Chapel Hill, NC, Westporter Nina Streitfield was impressed by the use of local shred days.  She wrote to Westport's First Selectman, Gordon Joseloff, suggesting the activity for Westport.   Joseloff liked the idea and turned to Town Clerk Patricia Strauss to help implement the program.  After interviewing three vendors, the town contracted with Secure EcoShred of Brookfield, who enthusiastically endorsed the effort and offered their services at a deep discount.
Under the program, each household was allowed to … (0 comments)

Link Building vs. Content Creation Experiment - 07:53 AM
I've seen many say the reciprocal linking is so yesterday.  Content is king.  Just write blogs and articles for your readers and the search engines rankings will naturally follow.
When it comes to Search Engine Optimization (SEO), no one really knows for certain what the best methods are.  Beware of the so called SEO expert who acts like someone at Google revealed the secret algorithm to them.  Much SEO advice is mere speculation.  It's what someone thinks a search engine should be doing and not necessarily what a search engine is actually doing.
It's tough to do any definitive experiment with … (4 comments)

Need Advice on Difficult Listing - 06:47 PM
Hi all.  A past client recently referred me to a friend who needs to sell a home.  I spoke with the friend who says she is in the midst of some serious family stress, that her home needs updating and is a fixer-upper.  She put a new roof on recently but will not make any other improvements.  I will see the home later this week.
My question:  Does anyone have any sharp tips for listing a fixer-upper home boldly and honestly?  I am trying to think of a clever way to truly attract those buyers who want a project.   Something like:  "Loving home seeks energetic new owner to polish and … (2 comments)
