I recall the moment in my own life where I was first taught how to swim.  I was young lad, barely (if even) familiar with the ides of puberty.  What I did know was that I would be dropped off at Clarion College by my parents each week so an instructor could provide me the tools to survive, if left in water.
My first teacher (to my recollection) was a young lady who was endowed in the chest area.  There was an automatic crush that took place, which of course was my own little issue as a little man.  She took it … (0 comments)

You may NOT be able to use the $8,000 tax credit for a down payment! - 04:32 PM
Therew ere several posts yesterday and earlier today about the use of the $8K tax credit for the buyer's down payment on a new loan.
The Mortgagee Letter 09-15 that started all of this has been withdrawn by HUD. It appears the HUD was premature on this issue.
Watch for an ammended rule soon, but don't make any decisions predicated on the use of these funds for a down payment until clarification.

Storm curtain makes hurricane season a bit more safe - 07:05 AM
urricane force winds of 74 mph or more are enough to make machine gun ammo out of anything not nailed down.
Typically home and business owners in hurricane zones attempt to mitigate the wind damage by putting up window barriers made of materials ranging from plywood to steel. But these all have drawbacks. Plywood and steel coverings are hard to get on, too ugly to keep on, and sometimes not strong enough to give any real protection.
Now the awning company John Boyle & Co. has come up with a new hurricane curtain that seems to solve many of these problems … (3 comments)

First Time Buyer Tax Credit Can Be Used for Down Payment - 09:03 AM
This came out through NAR and is perfect for the first time home buyer.  Shaun Donovan, secretary of the U.S. Department of Housing and UrbanDevelopment, on Tuesday said that the Federal Housing Administration isgoing to permit its lenders to allow home buyers to use the $8,000 taxcredit as a down payment.Previously, most buyers wouldn't receive the funds until after they filedtheir tax return, and that deterred some people from using the credit. TheNATIONAL ASSOCIATION OF REALTORSR has been calling for the change. "We all want to enable FHA consumers to access the home buyer tax creditfunds when they close on their … (1 comments)

Florida's Gulf Coast - 04:57 PM
This afternoon while I was studying for my State RE Sales exam a bit of weather came blowing in.  I was sitting in my screen room as I often do when i study and I started to think about the area in which I live.  I have seen market values raise to the unrealistic and now they have plummeted to an astonishing low.
I do suggest that anyone thinking of making a purchase check out our little hamlet of New Port Richey.  The Cotee river has the mansions of former silent movie film stars such as Charlie Chaplin, Shirle Temple … (0 comments)

New Ideas in Mobile Real Estate Marketing - 02:17 PM
I attended a webinar this morning on the mobile messaging, looking for ways to better promote our expired listing lead service, and it was pretty compelling; especially if you have a list of prospects that you are struggling to keep in touch with. The technology is such that you can now offer your prospects a way to stay continually in touch with you and the services that you provide.  This technology is not completely new.  There have been online companies that provide listing data in response to a specific mobile text numbers that you can post on your listing.  Unfortunately, these … (1 comments)

At the speed of light .... with the windows down! - 03:40 PM
Are you smarter than a fifth grader? ... I want to give full credit that the inspiration for his came from my 11 year old son. We were riding in the car the other day and Ryan asked me Q: "What is the speed of light?"  I could tell that he knew the answer and was going somewhere with the question.... I think it's 186,000 per second, I answered.  Correct!   Q: "So how far is a light year?"   Again I could tell that he knew the answer so I said  "That is the distance that light will travel in … (5 comments)

Using First-Time Homebuyer Tax Credits for the Downpayment - It's GONE !!!! - The story of the $8,000 tax credit - 11:04 AM
CAREFUL WHAT YOU PROMISE HOME BUYERS.
Jeff Belonger, our intrepid FHA specialist, is on the ball.
It's quite clear from his post today and in previous posts regarding FHA financing, Jeff actually reads his MORTGAGEE LETTERS.
You all be careful out there.

The $8,000 first time homebuyers TAX CREDIT - HUD has saved the day. Well, okay, it saved it for a day. It's gone now, recinded, at least for now. Everything that you have been reading about yesterday, … (28 comments)

Where did Company paid Health Care come from? - 12:07 PM
Back in the 1940's and WWII there was a WAGE FREEZE.
Dating back to the 1940's and WWII, the government imposed a wage freeze.  Companies, with the inability to increase wages, needed to attract and keep workers another way.  They decided to pay for employee's individual surgical or hospital insurance premiums; pension plans also began.  At the end of WWII employers wanted to discontinue the insurance payments and pension arrangements, the employee didn't like this idea and took employers to court.  The Supreme Court declared employee benefits, including health care benefits were considered wages and therefore subject to collective bargaining under … (1 comments)

HUD has Changed their Policy on Tax Credit for Downpayment - 03:27 PM
Yesterday I posted that Shaun Donovan, Secretary of HUD announced that buyers could get the $8000.00 tax credit to use as a bridge loan for a down payment on a home.
I read the information at the National Association of Realtors website.
There was a letter put out by HUD which may no longer be available.
Well it seems that this information is WRONG!! At least today that is.
I called HUD to find out for myself and they told me "the letter that  had stated this information had been rescinded."  That was all the information they would give me, no … (0 comments)
