"Just wanted to let you know that the mapping system is already working. I just received a call/referral from a lady in the process of being CDRS certified. Her brother wants to purchase a short sale house in Florida and I was the closest agent to him on the map she could find. When the deal is consumated I will pay her back a referral fee so it's a win-win for all. Thanks again for creating the mapping system and for the coaching program. With this referral and the ones … (0 comments)

Leave this (OPEN) house NOW! - 11:31 PM
"Get outta o' here!" What do you do when somebody walks into your open house and becomes a disturbance? The person is not there to look at the house and only wants to have a confrontation with you. Has this happened to you?  This is very disturbing and potentially a scary situation.A dude (for the sake of this example) walks into your open house. A crazy look in his eyes. Heads straight to you and goes at it. He doesn't like the way you do things. He doesn't like your marketing, your work, your open house, nothing. He wants you to … (26 comments)

Pink is My Favorite Color...or NOT - 03:31 PM
Tuesday my husband was given a pink slip from Belleville High School. He is history teacher and social studies teacher. He is tenured.
I was shocked The schools in Michigan are handing out a lot of pink slips including: Flint 257, Detroit 600, Pontiac everyone, Lansing 170.
Last year at Belleville High School, (where he teaches) they didn't let enough teachers go so in October after the enrollment count they had to redo classes.   Mike was not one of them.
When they change the class sizes some students go and some classes are dropped and it is disruptive. So this … (159 comments)

We Have Two Distinct Real Estate Markets in Land Park, Sacramento - 11:05 AM
Like most of Sacramento right now, the homes in Land Park that are priced under $400,000 are receiving a lot of attention from home buyers. That's because first-time home buyers are driving the market. However, the over $400,000 homes in Land Park / Curtis Park are picking up steam. We are seeing a 60% increase in pending sales for March of 2009 over March of 2008 in the over $400K market. But it's not as strong as the lower-priced homes. Those pending sales have jumped 75% in year-over-year comparison.
The good news is the average days on market stat for the … (2 comments)

Mountains's Edge Las Vegas tops national list of master-planned communities - 09:32 PM
Who would have thought such a list even existed in this real estate market? Especially since the new home segment is having major trouble in moving inventory almost everywhere, including here in Southern Nevada. But it's true. Robert Charles Lesser & Co., a housing advisory firm, is behind the study that keeps track of home sales in master-planned communities nationwide and then ranks them. Mountain's Edge claimed the high spot on the best-selling list with 879 houses sold in 2008, although overall sales there went down by 49%. It's somewhat surprising that even that many properties were closed there considering all … (6 comments)

Green Signing...Real Estate Marketing for the New Global Economy! - 03:12 PM

Apart from my signs, one of the fist items that I purchased for my real estate tool kit more than 14 years ago was a brochure box.
Remember when color brochures were the latest in creative marketing? Brochure boxes hung around many signs, sometimes along side the 'talking house', a radio broadcasting network which allowed listeners who tuned in to listen to the agent describe the experience inside the home they were parked outside of.
Sometimes, brochure boxes were jerry rigged to ensure that they didn't fall off. Others were battered and cracked due to the rigors of banging … (80 comments)

$1M short sale - 12:05 PM

Finally closed my first million dollar san jose short sale.  It was complex and involved 4 different lien holders, but managed to get them all to agree to a mutually beneficial settlement.  Definitely worked hard on this one.

River North area in Austin makes an ODD move: Good news??? - 05:26 PM

The River North area in Austin took an abnormal move last month.  I would guess that would not be so odd since we have been in an unusual market for the past 10  months.  Sales continue to stay below last years pace. April's decrease was less of a drop as anticipated as the area market tends to move with the stock market. If the stock market continues its stability, confidence will rise, as will sales.  The ODD statistic is that inventory levels not only dropped from last year's levels, but also dropped from March. Since keeping stats in the are for … (2 comments)

Prayer Request for My Wife's Mom and Dad - 03:57 PM
On April 9th, my wife Pam and I welcomed our fourth child, Genevieve Elise.  This is a huge blessing, and for that we are thankful.  However, we do have a few other issues that are weighing on us presently in addition to normal "kid stuff" (potty training our todder, for example) and I would appreciate any prayers or even just words of encouragement right now.
Pam's mother, Jackie DeWolfe, lived with us for about a year and a half, after having fractured several vertebrae in her back.  She was in a wheelchair and on dialysis, so she required more care than … (30 comments)

How to Leverage Your Social Media Time to Benefit Your Google Placement - A Couple of Basic Tips - 08:56 PM
I have owned and maintained a real estate website since 1998.  My site has been responsible for generating well over half of our company business during that period of time.  Needless to say, I feel that search engine optimization (SEO) is important for all of us.
One of the items that Google and other search engines use to determine whether a site has value or not is that site's incoming links.
What is an incoming link?  Basically, it's any link which points directly to your site (e.g. Austin Texas real estate links to my website).
In essence, Google views incoming links as "votes" … (85 comments)

Salt Lake Condos For Sale Around TRAX-A Good Idea? - 01:51 PM

Most of you Know that I am an advocate of buying Salt Lake Condominiums in mixed use developments that are for lack of a better characterization "transit- oriented". This new kind of neighborhood, featuring New Homes and New Condominiums built around transportation corridors (in Utah that would be TRAX) interspersed with shops, restaraunts, basic services and businesses create a lifestyle that I find both appealing and intelligent.
Some of those I have written about and my favorites are those built by Hamlet Homes along the TRAX corridor in Murray UT. Condominiums with exciting names like  Birkhill @ Fireclay, Inverness, & Waverly Station.

ARK in McCurtain County- Pets for Adoption in McCurtain County Oklahoma - 09:15 PM
Pets for Adoption In McCurtain County Oklahoma
The Animal Rescue & Kare organization in McCurtain County does a tremendous amount of good for the animals that reside in our county.  They are especially beneficial to the homeless dogs and cats, providing care to those animals, education to the public, and an avenue for the two to come together by promoting the adoption of these abandoned animals to people that are ready for a pet.

Their website states their mission as:
“To promote the humane treatment of companion animals by advocating for spay/neuter as the option of choice for … (1 comments)

Power of Attorney: Have One in Place BEFORE You Need It - 06:30 PM
After I read this post I knew I needed to share this with our readers.  Please...take the time to read this blog.  It's not easy dealing with this issue but I know you will be so glad you did if you ever need to use the power of attorney.
Anna Banana

Via Chris Ann Cleland, GRI (Long & Foster):
In real estate, it is common for buyers or sellers that travel on business, or have a family emergency come up, to have a Power of Attorney drawn up for someone to sign for them at settlement.  If you've had that honor … (0 comments)

Those poor pigs got a bad rap....again - 07:13 PM
This past week or so everyone is aware of the flu crisis in Mexico, around the country and world.  I was a little skeptical as to how bad it really was and I wondered if the powers that were making it worse than reality dictated?  Clearly there is a serious situation in Mexico City and that is truly sad that so many people lost their lives.
Here in Phoenix one or two children have been diagnosed with the swine flu. They closed a school not to far from my home this past week and that made me wonder......hmmm?  Hype or not?
The very … (2 comments)
