Growing up we were fortunate to have grandparents who enjoyed telling stories about their lives.  We learned about the Native Americans who used to camp at my grandparents farm in the Kickapoo Valley in Wisconsin and about losing your business during the depression in a small town in northeast Arkansas.  Some of the stories we heard were second and third generation stories about relatives we would never have the chance to meet and of course there were the stories about our parents antics that they wish had been kept buried in the family vaults.  But the great part was that not only … (74 comments)

RE BAR Camp Philadelphia - A Great Day Today - 11:00 PM
As I mentioned yesterday, I was planning to attend the first-ever RE BAR camp to be held today in Philadelphia.  Well, Brian Schulman and I made it through the morning traffic on the Schuykill Expressway and had a GREAT day sitting in with some excellent teachers and more excellent networkers at the offices of the Greater Philadelphia Association of Realtors.

Twitter: What Does the Future Hold? - 10:54 PM
There was an interesting article in the Wall Street Journal yesterday about Twitter, the darling of the social media world, and the future of the site. Here's a link to the full article, "Twitter Trips on Its Rapid Growth" - I recommend you read it.
No, the article was not a doomsayer, predicting a failing. But it did raise the question of what lies ahead in Twitter's future in terms of their ability to mange growth and their business model.

Sometimes in an effort to make improvements , the lightning and thunder (which create the rain ) can also cause some small inconveniences.
As many of you may have or will discover today, we are experiencing some issues with commenting, posting and even uploading photos to your Blog posts.  We have narrowed down some of these unfortunate problems to be issues with the Internet Explorer Web Browser for the most part.  Photo uploading is not working with either web browser currently.  We are aware of ALL these inconveniences.

Where Does "Honesty" Line Up with Marketing? - 09:08 AM
I took some time today to review some blog descriptions. What do you think makes a catchy description, one where someone would take the initial step to call or e-mail you? There were several reoccuring phrases like "Experienced" and "Integrity". The other one that stuck out was "Honest".
Many thoughts come to mind when you call yourself honest. There is a verse in the Bible that says, "Let another man praise you, and not your own mouth." I know most of you old hands have been on the Brokers Tours. They run a little different in every city. Traditionally the listing agent will have goodies at the home and if on an organized tour the agent with the last home will sponsor a lunch. Man, I've had AR withdrawal all freakin day!  I even called Rich earlier this afternoon to see what was going on as I couldn't get anything on the site to work. 
There were several blogs I read that I wanted to comment on, but couldn't figure out how others were commenting.
I wanted to write a blog asking how people were commenting, but I couldn't write a blog either...
Then, I just saw Brad's post saying "browsers", so I thought I would download this Firefox browser I've heard people were using when they had problems... and now, here I am!

The countdown begins for Niagara Homecoming! - 11:52 AM
A year ago at this time I was in a very different countdown. It was exciting and I never thought I could be prouder than I was at that very moment. I was part of Buffalo Homecoming 2008 and wow what an amazing four days I had. What a great celebration for the City of Buffalo.

Mortgage Rates Hover Near All Time Lows - 10:25 PM
There was not much movement in most of the major mortgage products this week. The 30 year rate dropped from 4.86 to 4.82. This is only slightly above the 4.78 all time low that was reached a few weeks ago. The 15 year rate dropped from 4.52 to 4.50. There was some interesting movement with the 5 and 1 year arm. The 5 year arm dropped from 4.82 to 4.79. At the same time the 1 year arm rose from 4.71 to 4.82. This is the first time the 1 year arm has been above the 5 year arm. Regardless both … (2 comments)

The term "cap-and-trade" is heard a lot these days when discussing global warming and environmental policy. What exactly is cap-and-trade? Well, it's the government giving companies an allowance (the cap) on pollution by setting CO2 emission standards. Companies that stay under the cap can sell (the trade) their leftover allowances to companies that go over the pollution standards. It sounds like a win-win, but cap-and-trade has its opponents.

Lots of potential homebuyers are currently eligible for an $8,000 tax credit if they buy a new or resale home before December 1st of 2009.
So why the big deal over a credit; we've always had tax deductions haven't we?
Yes but there is a major difference between a credit and a deduction.
A tax deduction reduces your amount of income subject to tax based on the tax bracket you're in.
A tax credit is a dollar for dollar reduction in your tax liability.

Being a realtor here in the Tampa area for the past 5 years I have seen and heard a lot. What I am sad to report seeing a lot lately has been the increase of everyday families losing their homes.
 
These people aren't Wall St wanna be's. They aren't so called savvy investors who tried to wheel and deal their way to the top of the real estate ladder. They are wonderful everyday people with regular jobs with regular families trying to muddle through their everyday world which is turning upside down.

Short Sale Tales...We have our House Listed...BUT.... - 07:39 AM
   We got a call from a homeowner who fits the "distressed" description...beyond description...as does the agent who has the property listed currently.  The property has been on the market for over 200 days...for less than is owed and is not listed as a short sale ...the homeowner says that the agent has not ever even mentioned, explained, discussed the definition of short sale with him...HUH ?

We have hashed and re-hashed what the First Time Home Buyer's Tax Credit (FTHBTC) is and is not.
