New Appraisal Rules – Should it be a stretch? - 01:16 PM
We have all read about the new appraisal requirements that are designed to keep things hands off, but more than likely will lead to corruption and poor service. You’ve got my brief editorial on them, but that is not the point of my blog.
As Realtors we will now see a big conflict. Banks want faster and faster closure on our Bank Owned Home (REO) buys (as do other sellers but most business around here is REO). Do Neighbors not Trust Neighbors for a Referral? - 10:18 AM
I was driving around yesterday, killing timewaiting for a baby shower, and one thing I noticed was a lot of roofer signs in people's yards.  Back at the end of March, there was a huge hail storm, as I posted pictures here.
With the hail storm, came lots of calls to insurance companies, which in turn, created lots of calls to roofing companies.  Most roofs look like this:

Driving around yesterday, there had to be over 100 different company signs.  I don't recall seeing two of the same sign in any one neighborhood.  … (7 comments)

The Topsy Turvey Tomato Hanging Plant - 01:11 PM
For years, I've tried to grow tomatoes in my backyard.  I don't have much of a green thumb for this... One y ear, I went through 7-8 different plants as they all kept dying on me.
This year, new house, new method! New way of thinking of things!
Instead of planting tomatoes, I decided to buy the Topsy Turvy.  Have you heard of this?  Basically, you hang this mini greenhouse outside and put the plant in upside down so it hangs. 

I planted it last night. There are already two small tomatoes ready to grow big and strong.

Some years ago, I listed a home that had a piano no one wanted. I offered to help the sellers get rid of, not realizing what a big job that would be. I advertised it, made phone calls, and finally found someone who wanted the piano for a child. It was almost as much work as selling the house!

Hi Nasty REALTOR(R), My Seller, Ms Nice Lady, just forwarded me this email from you: "I am not comfortable in working with a realtor that can't give me a code so that I can show a home.  You should not be comfortable working with a realtor that can't offer anymore assistance than this.  There are a LOT of buyers out there right now.  You are missing out on a huge opportunity as a seller.  Perhaps you might be interested in changing realtors.  This obviously isn't working for you." The showing instructions for Ms Nice Lady's unit are in  the MLS.      We see real estate listings that expire...and there are a number of agents in every market known for "shopping and listing expireds". That's fine...everyone has a market niche and that can certainly be a viable one.

Another IRS SCAM AND PHISHING SCHEME!!! BEWARE! SHARE THE NEWS!! - 10:41 AM
HAVE YOU RECEIVED ONE OF THESE? I've included the exerpt of an email I received this past weekend - twice – purportedly from the IRS! Ask yourself: would you respond? Should you respond? The  answer is a resounding NO!!!
(Did you notice the misspellings? How about “u” instead of “you?”)

I have reported this by emailing this to phishing@irs.gov.   Be very, very cautious at being lured into thinking the IRS emails you – they state on their website that they DO not  email you.

This is the market information regarding Eastwood, a community located in East Orlando composed of 2021 single-family homes, located in Orange County Florida.

 The properties labeled with a "B" stand for Eastwood Bank Owned properties that sold and the property with "F" illustrate a short sale that sold in pre-Foreclosure.To date there are currently 4 bank owned homes for sale within the Eastwood Community and there are also 18 short sale opportunities in Eastwood. Something was wrong with my TV tonight.  I had to turn up the sound and hear them say "Believe This, the Real Estate market helped raise Stock Market Today".
 
This is something that has been too long in coming.  Any recovery has to be accomplished by the Real Estate market dragging this economy up by its boot straps.  It is the only way to put some wealth back into people's pockets and the banks to build up their reserve.
 
Let's hope to start seeing some more if this type of coverage..

Condo Rentals in downtown St Petersburg Florida - Market Update May 1, 2009 - 03:41 AM
At the end of April 2009 there were 44 condos listed for rent in the MLS, ranging from $750/month for a 1 bedroom condo at The Beacon to $4,800/month for a 3 bedroom luxury condo at Parkshore Plaza.
During April 14 condos were leased, giving a 3.4 month supply of rental condos in downtown St Petersburg. Leases ranged from $850 for a 1 bedroom condo at Bay Villas to $3,300 for a 3 bedroom luxury condo at 400 Beach.
The average condo leased ws 1m291 sq ft and rented for $1,569. The largest supply of condos has switched from 3 bedroom … (3 comments)
