We are a technology company ourselves and I know it very well that adding new features to a system is more complex than just considering the feature development itself. It includes product release planning, resource management, reliability considerations, dealing with the increase in customer service needs, maintaining the focus of a product, i.e. be in line with marketing and many others. One has to judge a feature's benefit by also evaluating the hard and soft costs and predict the unexpected. My reasoning for that particular song?  I just received this comment the other day on another blog of mine. - "Just this week I had a mortgage guy tell me that the mortgage companies systems were down for the last 3 days. We should have had the commitment three weeks ago. Since when did, "we are busy" become an excuse that is acceptable?"

Yesterday while putting a file together it dawned on me...during this particular transaction 87 emails were exchanged. 
As I went through the file...
I realized I haven't added all of them to the file.
While going through the emails some of these exchanges seemed unimportant to print...but as I thought it about it more...
Who am I to determine what is important or not? 
Every piece of documentation in a real estate transaction is important if it was written and/or signed. 
Today I will kill yet another tree to have the proper documentation for my file.

"Are You Referable To" Here on ActiveRain? - 02:10 PM
We all like to have referrals, whether from current and past clients, from our sphere of influence, or from other agents. And we often get them, including from fellow agents here on AR.
 
But it doesn't always work that way. Why? 
Well, perhaps the question really is...are you referable to? 
Would an agent here on ActiveRain select you as the person to refer their buyer or seller to? Why would they select you over someone else, and why should they? 
But the alternative consideration might be...why might they not?

Had a chuckle when the computer voicette (not a real voice) told me today was the day to review my investment and make a decision about continued ActiveRain Rainmaker subscription. Are ActiveRain Points Fun? Absolutely! Are They Critical? Not Really - 05:29 AM
As with most successful real estate professionals, I am highly competitive, so I enjoyed the immediate reward of the points system as soon as I began writing here over 20 months ago.  I have to applaud the ActiveRain founders for developing the point system in the first place, since it definitely encourages LOTS of fresh content on this network daily.

I LEARNED HOW TO STAY OUT OF COURT! - 02:24 PM
We had an attorney come to our office today...no...not because we were in trouble, but to keep us out of trouble.  It was great, because it was not only our own office, but 3 other Windermere offices were invited. 
Anyway, I thought I would share a few of the little gems that I picked up.

Homes on Realtor.com without being on Local MLS? - 02:21 PM
Had a client call me today.  She's interested in seeing a home she found on Realtor.com.
I told her I'd make the appointment and take her to see it tomorrow at noon.
I search the MLS... nothing.
I search Realtor.com... voila.

  I call the Broker.
I'm met with an automated message that asks me to input the 4 digit property code.  I find the code on Realtor.com.  Enter code.  Now I'm given a new phone number to call to speak with the person who has legal authority to sell the property.  Hmmmmmm?
I call that number.

Last year Stewart Penn asked the question "is anyone was going to hold an open house on Mother's Day?"  Is our market motivating you to do everything possible to find clients?
I have done so in the past but this year I am going to enjoy myself by being entertained by my daughter, son-in-law and grandchildren.  But--saturday I am going to hold that open house and after that I am going to make contacts!!

How Many Homes Are Up For Sale in Oak Lawn Today? - 09:50 AM
Today there are 319 Oak Lawn homes for sale ranging in price from $84,900 for a 3 bedroom, 1 bathroom ranch style home up to $649,900 for a 6 bedroom, 5 1/2 bathroom 2-story style home.  And there's everything in between.
That is a lot of property to choose from and you can see that price ranges in Oak Lawn real estate start low enough for first-time home buyers and offer more expensive, upscale homes.  I have written of some great foreclosure deals I've been running into lately in the village.

APPLE HILL – BRENTWOOD AT IT’S BEST! - 03:03 PM
Apple Hill is a small gated golf course community in Brentwood California. The issue posed to me was how Apple Hill home prices compare with homes for sale in Brentwood. Good question as it reminds us that home value is often driven by specific neighborhood.
I looked up home sales in Apple Hill on the MLS on and found only 1 sale for this year and 4 homes for sale. The scarcity of the properties speaks to the value of the homes in that area.

It is a rare thing when someone in a position of power addresses a situation honestly. This is a very important issue and the writer is telling the truth. As it now stands, there is not one program that addresses this issue, not one agency reviewing this issue and not one sound bite from Obama's fix it all group regarding this problem.
The current price of homes is of little consequence. The current interest rate is of no consequence. We have not even seen one tiny iota of the calamity facing the housing industry if this issue is not addressed.

Short Sale Denial....If I am a FSBO....I can use all that commission to pay off my mortgage - 10:20 PM
   Today...five minutes after we were to leave for a short sale appointment....an e-mail appeared from the now divorced, Mrs. Seller....who lives in the home. This is the market information regarding Oviedo Florida, located in Seminole County Florida. 
 The properties labeled with a "B" stand for Oviedo Bank Owned properties that sold and the property with "F" illustrate a short sale that sold in pre-Foreclosure.To date there are currently 17 bank owned homes for sale in Oviedo Florida and there are also 132 short sale opportunities in Oviedo.
