Have you ever written a phone number on a scrap of paper and later searched high and low for the missing paper and phone number?  Perhaps you have a common friend and can track the missing number down with backtracking emails and calls.  After all, a lost lead can cost your thousands of dollars. It also forfeits your opportunity to respond immediately and impress prospective clients with your great customer service.  The biggest toll is the loss of time, and time really is money.  That's the way business works.

Most people laugh when they hear about the scams that are taking place all over the net.  These scammers are hitting...Craigslist...Facebook...and even Flickr and today...I got one from one of my Careerbuilder alerts.  I've personally had several through all of these sources...fortunately I spend a lot of time on line...but what about those that do not?

There's a lot of things in business, including real estate, people feel they have to take on faith. But time and again we're told to measure, measure, measure when choosing what, where and how to spend our marketing and capital investment money. Which is a truth not to be trifled with. But if you can't get a good measure on the value of something, does that necessarily mean you don't do it?

 I went on an appointment last week and         connected with the owner of the home to be listed. We seemed to have many things in common regarding the love of animals and similar personality styles.
She interviewed 3 agents to compete for the listing. She chose another company but sincerely told me she truly appreciated the information that I presented. I thanked her for the opportunity and wished her well, therefore ending the conversation.
She e-mailed me saying..."I would really enjoy keeping communications open with you regarding the "animal" thing." She wants to be friends!

I loved The Three Stooges growing up as a boy of the 1950's. Beside the slapstick so politically incorrect today, they were supreme anarchist. Get them into something, and mayhem and riots were sure to follow. In a few shorts they had some pie fights.  I loved this, and wished I could be in one. Which leads me to this post. Are you so overjoyed to get a new client that you forget to ask important questions that will protect you and your business? I just read an article entitled "What Real Estate Brokers Need To Know About Bankruptcy" by Jonathan Goodman and Karen Radakovich, Real Estate Attorney's and it certainly raised my eyebrows.  Obviously, it's an area that we should all give conscious thought to and it concerns me that there might be agents who are stepping outside their area of expertise in an attempt to assist their clients.   While some sellers are experiencing financial difficulties, an agent needs to strickly adhere to their area of expertise and not step … (20 comments)

I received an email today which asked if I were willing to invest in my marketing. The investment was as little as $20 a month (depending on how detailed I want to be with my marketing and how large I want my audience).
After reading a little further, I noticed that this marketing was specifically for my 'listings'. I'm not sure how many mortgage guys/gals have listings, but I have ZERO. So, my interest would not be in marketing listings to potential buyers. Several months ago I received an ActiveRain Referral Alert in my email and eagerly responded to express my interest.  I was honored to get the opportunity to work with a young couple who are relocating to Birmingham from Memphis.

Market Reports might be boring to Activerain members....but not to the consumers - 01:09 PM
There's been a debate over the last few years on this network that all of those market reports that are written are pretty boring and don't seem to generate much interest.
That might be true if you are just looking at the amount of comments you'll get. Without doing an analysis...I'd say that the average amount of comments generated on these reports might be anywhere from 1-10. And most of those comments are just because members are obligated to leave one if they subscribe to that members blog.

Growth Leader - Week 18 - My Free Trial is Over - What Did I Think? - 06:56 PM
My free trial of Growth Leader and Vision has just ended, and I'm sitting here contemplating my thoughts as I decide whether to now move into the paid version.
I have been on this program since the very end of January; during those few days, 15 prospects signed up.  February and March were stellar for the number of prospects, which were 31 in each.  Then, we ran into some stumbling blocks that it took the advertising team a while to fix.  There were 19 prospects in April and only 8 in the entire month of May.  We're up and running again … (23 comments)

New Construction Building Tips - 04:18 PM
I've built three homes over the last 10 years.  Something I've always found to be helpful is to take photos of all interior walls after the wiring and plumbing are roughed in.

     Raising taxes on Real Estate and Business during a recession doesn't make sense in this economy!
     While New Hampshire has a budget shortfall, adding these taxes would do more harm than good.

What Ever Happened to Professional Courtesy? - 12:35 PM
Right now I have offers from buyers out on three homes, from three different buyers.  I cannot get a return phone call or even a return e-mail from the listing agent. 
One of these offers has been out for three weeks. I spoke to the agent and her indications were we had a very solid offer, one deserving consideration.  We were over the appraised value with 30% down and financing in place.  My client went 30% so he could maintain LTV and go a little over appraised value.  She just had to meet with her client and she would call me … (7 comments)

REALTOR® Membership is on the Rise in Austin TX - 08:25 PM
Many markets are doing very bad, or just mediocur.  Austin, TX has been fairly stable, and has also been picking up a lot of activity recently.
Many markets also talk about all the REALTORS® who have been weeded out of the business and the worker-bees are picking up their slack.
According to the Austin Board of REALTORS®, they're getting another 2-3 members for each one that drops off the radar. As we weed out the ones who can't sell dirt, there are 2-3 new people who think they can.

New Appraisal Home Valuation Code of Conduct Effective May 1st - 10:06 AM
Something all agents will need to be familiar with is the HVCC or the new Home Valuation Code of Conduct effective May 1st.  There has been some trouble in the past with appraisers working closely, maybe too closely, with mortgage professionals to value a property to what it "needs to be" rather than what it really is.  Some mortgage professionals would let the appraisers know how much the loan amount needed is and put pressure on appraisers to make that appraisal come out with at least that much in value.  Some appraisers wanting the business, would do whatever they could to … (2 comments)

What is going on in this market that it seems to bring out the absolute worst in people?  And in this case, I'm unfortunately talking about OTHER REALTORS. I almost hate to bring this up, not just because I hate that it has come to this, but also because I'll bet we all have many more stories than this.

There is now a capability to pick multiple designations for your Profile and display them with your contact details on each listing site you create.
These include designations such as CRS, CyberStar and so on.
To do this - go to MY ACCOUNT / USER PROFILES. One of the options for profiles is now to set “Designations”

You can now get much more control over the printable FLYER choices you present to Buyers on each of your listing sites.
For each listing site, you now have the following options:
Choose to SHOW or HIDE any of the automatically generated PDF print flyers Upload your own PDF Flyer for each Listing Change the TITLE that describes the Flyer on your listing website Go to EDIT your listing and click the new “Manage Flyers” menu item on the right side in the SITE OPTIONS section.
