NAEBA Calls on Congress to Establish a Federal Mandate for Real Estate Agency Disclosure

Is NAEBA right?  Should Agency Disclosure be a disclosure in mortgage lending reform?  Interesting concept.  I would rather have the Mortgage Broker/Banker have an agency relationship or disclosure in mortgage lending reform.

Being a life long fan of PBS in the 1970‘s including the Sesame Street gang, Zoom, and Electric Company, I sympathize deeply with good old Kermit. I am about as green as a glass of sand is quenching.  I try though.  I recycle my plastics, glass, and paper products but I make Chris take them out to the dumpster.  I try to unplug to reduce my carbon footprint but easily get defeated on groggy mornings when I turn the coffee maker ON only to realize 20 minutes … (27 comments)

Zillow Saves a Deal in Rockland County Real Estate Sale - 03:07 PM
I have blogged before about the difficulties Zillow has caused. Typically, their "Zestimate" has caused people to 2nd guess the more accurate evidence on the ground and either over or undervalue a home, killing a possible transaction. The galling thing about it is that the more compelling evidence is right under their nose from the MLS, but that one number on a zillow page (which, by Zillow's own admission is typically off by 11% or more in Westchester County) has killed everything.

Short Sale Offers: Do You Handle Them Correctly or Just SHOVEL them over to the Bank? - 02:57 PM
I just had to write a post about this, as I feel this is a huge problem that contributes to the frustration with short sales.
I can't believe how many agents after receiving multiple offers on their listings simply just shovel them over to the bank and take the approach that "Well, the bank has to approve, so I'll just send them over and let them decide"

In Dripping Springs, the town where I live, in 1999 the average sold price per acre for land sales, in tracts larger than 10 acres, was $4050 per acre.  In 2008 the average sold price per acre was over $15,000.  That annual rate of return over the 10 years was in excess of 11% for land purchased in 1999.

Looking at the traditional method of selling a house it is no wonder the chances of selling are so low! Tons of Competition-In our MLS area since January 1 2009 to today their where 4878 homes listed and 2542 sold, just over half! Few Buyer Showings-Because there is nothing setting your home apart from other homes for sale.  Few buyers come out and look at it. The more you learn the less you know!  Oh my gosh is that true.  I love technology and I'm proud of myself for figuring things out on my own, but seriously! Just when I think I got it, another piece of the puzzle hides itself. 
I'm setting up systems right now to capture leads and I have all the pieces ...but just like pulling out an old jigsaw puzzle there always seems to be one piece missing!  So today I will blow a few hours on searching for that piece and launch my next lead generating system that will save me … (6 comments)

Rave Theatres in Brentwood is showing Free Movies every Tuesday and Wednesday at 10:00 am until July 29. 2009.  This are kids movies all rated G & PG, primarily cartoons.  Nothing out at the threaters now, but fairly recent movies.  So if you are Living in Brentwood and need something to do this may be the thing for you.  The price is right.

My wife and I love to Bowl.  She is very good - I am not even though I have the body of a bowler.  This summer you can sign up on line to recieve two free bowling coupons a day for each kid in the family.  The coupons are good from opening until 7:00 PM.  You even get the Shoes for Free!  This offer is good at a number of bowling centers around the country.
I don't think it gets much better than this.  The kids get some excersize and out of the house and it cost nothing.

Free National Parks Weekend Starts this Weekend - FREE! - 01:48 PM
Starting this weekend there will be three Free National park days at 147 parks across the country.  No admittance fees, which I think run about $50.00 now.  Locally Yosemite is part of the program.  I think I am going to look around for one of the less crowded parks to go to in July.  So if you are Living in Contra Costa County and want to enjoy Your Contra Costa County Home this weekend is for you.

Why Have an Asking Price if you Negate it in Your Property Description? - 12:58 PM
I was looking up properties in the MLS today, and I came across a very interesting one.  It has been on the market just a month, but has had several price adjustments.
The current asking price is $365k and it says in the description, "We will not accept an offer under $350k check the comps and compare the difference."
Why have an asking price if you're going to negate it?  The seller is asking $365k, but they're really saying that they're asking $350k.
Why not just list it at $350k and be firm and show the buyer why you're firm?  Wouldn't … (47 comments)

I Go the Distance for My Clients and Weight Loss! - 01:36 PM
How far do you go for your clients?
In the past two days, I have driven 206 miles with my out-of-state buyers.  We looked at 27 houses.  After the first day, I remembered my GPS could track exact driving time and such, so on the second day, I remembered to reset the system when they got in the car.
On Day two, we met at 10am and I dropped them off at 5:05pm.  A good 7 hours!!  We went 132.88 miles.  Out of that 7 hours, we were in the car for 3 hours and 44 minutes.  That means we spent 3 hours … (15 comments)

Today is June 19th which is Juneteenth Day in Texas.
What's that?  I get asked this every year by people when I mention Juneteenth. 
Juneteenth is one of those holidays you learn a lot about when you take 7th grade Texas History in Junior High.
June 19, 1865 is when the slaves in Texas heard the news that they were free.  Abraham Lincoln signed the Emancipation Proclamation back in 1963, but it took over 2 1/2 years for the news to get to Texas, and that day is forever called Juneteenth.

Google AdWords: Placement Performance Report - 08:59 AM
Sometimes the simple things are the hardest.  :-)
If you run Google AdWords campaigns, you probably want to know where your ads appear.
Google says create a Placement Performance Report, yadayada, "Select Level of Detail", yadayada.
Well, I wasn't seeing the "Level of Detail" drop down menu, and I was banging my head on the monitor for several days, until I realized that I had the "Placement/Keyword Performance" report selected, when I should have selected the "Placement Performance" report.  Sheesh.

Weather Service Alerts - Pueblo West Fire Danger Level Lowered - Pet Licensing - Update on Pueblo West Curves Location - 11:19 AM
