Well hopefully whenever you read my "Five non featured Active Rain blogs that you probably missed"blogs, instead of reading my "Five non featured Active Rain blogs",you will also discover something that you didn't know. Two EVIL words for Realtors & Lenders ALIKE to get to know..."Undue Influence"...IMPORTANT information on HVCC rules! - 04:17 PM
Much like many of my posts, I am inspired by something that happened to me, is happening, or has happened to someone else, or in this case, a blog by another ACTIVE RAINER. I spoke to a couple of senior members on this website before I posted this information, because I had considered linking to the blog that inspired me, as well as some of the comments that had been left.. Well, after much thought, I have decided to just post information instead...and let everyone reading draw their own conclusions!
This is a VERY evil two word phrase right now, (79 comments)
Do You have Faith in your Scooby Gang? - 01:11 PM
If it weren't for those meddling kids....no, just kidding ;) I say it constantly to many of my friends: If you surround yourself with intelligent people, you will be filled with intelligent thoughts to ponder as you move through your days. We've had a lot of big changes here at AR HQ, and it's been some time since I've written about the office itself -- I guess I epic fail at keeping you guys updated ;) After speaking this morning to a certain AR CEO (cough*Jon*cough) and briefly discussing what growing pains a company has while expanding, he said, "If we're (17 comments)
Is NAEBA right? Should Agency Disclosure be a disclosure in mortgage lending reform? Interesting concept. I would rather have the Mortgage Broker/Banker have an agency relationship or disclosure in mortgage lending reform. " The National Association of Exclusive Buyers Agents (NAEBA) released a letter to Congress on Wednesday urging members to include real estate agency disclosure language in legislation relating to mortgage lending reform, including the Anti-Predatory Lending Act and the ongoing discussion over the formation of a Financial Products Safety Commission "

Reversal of Fortune: Americans Have Lost $14 Trillion in Net Worth - 02:55 PM
Americans have experienced a reversal of fortune - and lost $14 trillion in net worth over the past 18 months. The housing crisis and credit crisis have taken a huge bite out of our net worth. In response, Americans are saving more - a move that won't help the economy recover, but may set up a more sustainable economic model. The American consumer has called it quits. With a stunning $14 trillion loss of net worth (your net worth is how much you own versus how much you owe) over the past 18 months (and a $1.4 trillion loss in the (15 comments)
"It is not easy being green." Or is it? - 03:14 PM
"It's not easy being green." “It's not easy being green” sings Kermit the frog. Being a life long fan of PBS in the 1970‘s including the Sesame Street gang, Zoom, and Electric Company, I sympathize deeply with good old Kermit. I am about as green as a glass of sand is quenching. I try though. I recycle my plastics, glass, and paper products but I make Chris take them out to the dumpster. I try to unplug to reduce my carbon footprint but easily get defeated on groggy mornings when I turn the coffee maker ON only to realize 20 minutes (27 comments)
Zillow Saves a Deal in Rockland County Real Estate Sale - 03:07 PM
I have blogged before about the difficulties Zillow has caused. Typically, their "Zestimate" has caused people to 2nd guess the more accurate evidence on the ground and either over or undervalue a home, killing a possible transaction. The galling thing about it is that the more compelling evidence is right under their nose from the MLS, but that one number on a zillow page (which, by Zillow's own admission is typically off by 11% or more in Westchester County) has killed everything. However, this past week, Zillow zigged instead of zagged. My seller clients were agonizing over whether or not to (24 comments)

So how's your image? A hilarious reminder - 03:02 PM
Have you seen this hilarious video " The Realtor "--hysterical yes ...and it brings up the very topic that can make or break your busines Image..............
Do we care about the mental perception that someone has of us? Within seven seconds a " mental perception " is made. A person may not care what other people think of them, and that is a personal choice. or it could be the determining factor for a missed opportunity especially in your career. That first impression plays an important factor on whether consumers and or other agents choose to do business (54 comments)
Which Realtor® are you? - 06:12 PM
Which Realtor® are you? I'd like to see which Realtor® you would consider yourself to be. Take a look at the list and I would love to hear from all of you. I'm not saying you have to be perfect or follow all of these...well maybe about 90% of them will tell you what type of an agent you claim to be. This list comes from my past experience of the types of agents I've had the pleasure of working with and the not so pleasurable ones that make us all look bad. I didn't itemize them so it could be (84 comments)
Appraisal Nightmare - 02:09 PM
Quick Take: June 19, 2009 By Lawrence Yun, Chief Economist Appraisal Nightmare A groundswell of dissatisfaction is developing regarding appraisals. Minimal or low-calibrated appraisals, often by a non-local specialist, are killing deals at the last moment. Because of appraisals coming in lower than the previously agreed-on price by both the buyer of a home and the seller, the real estate transaction requires either a renegotiation, thereby ensuring a delay, or an outright backing-out on the deal. If the price does not budge with the appraisal, then the buyer has to come up with additional cash to bring to the closing (39 comments)
It's Time To Play Real Estate Bingo!!! - 02:43 PM
If you've been in real estate for more than 5 minutes you've probably figured out it's not as easy as it looks! Just the other day I was joking around with a colleague at my office and said I almost had a complete blackout on my real estate bingo card...he scratched his head and questioned what I meant. Then I explained the squares on the card... I got such a giggle out of it, I had to post here as i though maybe you might get a little "sick" charge out of it too but instead of taking up all the (28 comments)

Short Sale Offers: Do You Handle Them Correctly or Just SHOVEL them over to the Bank? - 02:57 PM
I just had to write a post about this, as I feel this is a huge problem that contributes to the frustration with short sales. I can't believe how many agents after receiving multiple offers on their listings simply just shovel them over to the bank and take the approach that "Well, the bank has to approve, so I'll just send them over and let them decide" Wrong! Wrong! Wrong! (Wrong to the 3rd power) Peeps, if you do this, you're just contributing to the mystery and uncertainty which makes buyers uneasy about short sales and thus makes agents want to (121 comments)
Why Real Estate? - 05:29 PM
In Dripping Springs, the town where I live, in 1999 the average sold price per acre for land sales, in tracts larger than 10 acres, was $4050 per acre. In 2008 the average sold price per acre was over $15,000. That annual rate of return over the 10 years was in excess of 11% for land purchased in 1999. At the end of 1999 the Dow Jones Industrial Average traded at 11,450. The Dow has recently been trading at 8800. GM traded at $72 per share on December 31st, 1999; now that stock is worth nothing. Can you start a bidding war for your house? - 05:44 AM
Looking at the traditional method of selling a house it is no wonder the chances of selling are so low! Tons of Competition-In our MLS area since January 1 2009 to today their where 4878 homes listed and 2542 sold, just over half! Few Buyer Showings-Because there is nothing setting your home apart from other homes for sale. Few buyers come out and look at it. Hard to get a lot of showing WITHOUT "Giving Your Home Away" -to get a lot of buyer activity, you have to price your home 10% below market. Here is a Market Pulse Report for (0 comments)

Just when I think I got it, another piece of the puzzle hides itself. I'm setting up systems right now to capture leads and I have all the pieces ...but just like pulling out an old jigsaw puzzle there always seems to be one piece missing! So today I will blow a few hours on searching for that piece and launch my next lead generating system that will save me (6 comments)

Why Have an Asking Price if you Negate it in Your Property Description? - 12:58 PM
I was looking up properties in the MLS today, and I came across a very interesting one. It has been on the market just a month, but has had several price adjustments. The current asking price is $365k and it says in the description, "We will not accept an offer under $350k check the comps and compare the difference." Why have an asking price if you're going to negate it? The seller is asking $365k, but they're really saying that they're asking $350k. Why not just list it at $350k and be firm and show the buyer why you're firm? Wouldn't (47 comments)
I Go the Distance for My Clients and Weight Loss! - 01:36 PM
How far do you go for your clients? In the past two days, I have driven 206 miles with my out-of-state buyers. We looked at 27 houses. After the first day, I remembered my GPS could track exact driving time and such, so on the second day, I remembered to reset the system when they got in the car. On Day two, we met at 10am and I dropped them off at 5:05pm. A good 7 hours!! We went 132.88 miles. Out of that 7 hours, we were in the car for 3 hours and 44 minutes. That means we spent 3 hours (15 comments)
Happy Juneteenth, Texas! - 09:22 PM
Today is June 19th which is Juneteenth Day in Texas. What's that? I get asked this every year by people when I mention Juneteenth. Juneteenth is one of those holidays you learn a lot about when you take 7th grade Texas History in Junior High. June 19, 1865 is when the slaves in Texas heard the news that they were free. Abraham Lincoln signed the Emancipation Proclamation back in 1963, but it took over 2 1/2 years for the news to get to Texas, and that day is forever called Juneteenth. Juneteenth officially because a holiday in 1980. There are parties (6 comments)

What's Your Favorite Widget? - 07:11 PM
So I'm working on a new website/blog and was curious to know...what are some of your favorite widgets out there? Can be real estate related or not...I'm just interested to see what folks are using and loving. Which ones can't you live without? I currently use the VFlyer widgets for listing advertising. I came across some interesting ones on Homegain's site to help people figure out which repairs would help their home sell for the most, but I'm afraid it takes people away from my site and onto a site where I know they are getting sold as leads to other (3 comments)

Live like a High Roller - Without the High Roller Prices - 04:00 PM
By now almost everyone has heard how inexpensive property is in Las Vegas. The national media has beating the foreclosure drum to death. However, certain parts of town still command a hefty price tag. For those looking for a condo on the strip, prices have gone down...but are not at rock bottom. That doesn't mean that you can't enjoy a high roller lifestyle on a more modest budget. There are quite a few communities located within walking distance to the strip that have fallen in price dramatically. They offer some of the same amenities found in strip properties, but cost far (2 comments)
Google AdWords: Placement Performance Report - 08:59 AM
Sometimes the simple things are the hardest. :-) If you run Google AdWords campaigns, you probably want to know where your ads appear. Google says create a Placement Performance Report, yadayada, "Select Level of Detail", yadayada. Well, I wasn't seeing the "Level of Detail" drop down menu, and I was banging my head on the monitor for several days, until I realized that I had the "Placement/Keyword Performance" report selected, when I should have selected the "Placement Performance" report. Sheesh.

Rants of a Short Sale Agent: How do you get the buyer to be loyal? - 07:39 PM
Those of us who work on the listing side of short sales know this problem all too well. It takes weeks or months, countless phone calls, hang ups, hold times, lost faxes, re-faxes, faxing again, and again to get our authorization in :)... ok, no not really.. but it can sometimes be a feat just slightly less daunting than earning a position on the Olympic team to finally get an offer IN, ACKNOWLEDGED, WORKED, APPROVED and CLOSED! So it shouldn't come as any surprised when I say I am fed up with buyers who write offers on short sales, and then (6 comments)
