Overpriced Listing Rant - I'm Just About to List When... - 07:19 AM
After weeks of teaching my client about the realities of the current market and getting him to agree to price his home to sell, his neighbor tells him that an agent is going to list his home for $100,000 more.  Yes, their homes are comparable, in fact, my client's home is larger and has an extra full bath!
No home on the street has EVER sold within $40,000 of that price.  All I can think of is that this agent is from another area and doesn't know this market.  However, wouldn't you do your homework before pricing a listing?  At least check … (58 comments)

Is now a good time to buy a Lake Norman waterfront home? - 08:50 AM

 
Lake Norman has come to life in the past month;  the water is warm, school is out and the boats, jet skis and water sports of all kinds are going on throughout the lake!
I am now having a continual flow of out-of-state buyers, especially from the Midwest and Northeast, coming to see our waterfront homes for sale.  Of course, the million dollar question is:  Is this a good time to buy a waterfront home?

Yesterday I was showing some townhouses to an out-of-state buyer.  We went to one significant development of brand new brownstones where the agent at the model was to give us a tour.  Part way through the first townhouse the gentleman/agent started to explain some options that he would offer at no cost.  Surprised, I asked him if he was the builder/developer for this rather expansive urban village.  He said yes.
Now I admit when the housing market was good I tended to dislike most of our builders because they were so arrogant...if my clients didn't like it then someone else would...take … (15 comments)

Tulsa OK Housing Update - 08:37 AM
The Business section of Today's Tulsa World reports some positive news for the Tulsa and OKC (Oklahoma City) areas.
Both Tulsa and OKC are currently among the Top 10 American cities for economic performance through the first quarter of 2009. 
Additionally, housing starts jumped in May.  That means that our local area builders are building more new construction homes than they had been previously.  It is important to note that the year to date total is still behind that of 2008, but in a recession any positive movement towards growth is good.

If you ran out and bought a new Apple Iphone 3G, you may be experiencing a delay in getting your new phone activated.
The internet is abuzz with talk about this situation.  Apparently, there has been too much demand and Apple is having issues getting everyone up and going.

Donald Trump Isn’t the Only One Saying “You're Fired!” - 11:31 AM
A question that we hear more often these days is how long can a brokerage afford to carry agents who aren't producing?  Any one who is sitting at a company that charges desk fees can readily answer the question for themselves.  If there isn't any money coming in, then the money going out hurts and they will pack their bags on their own.

I just finished a ReDesign for a great lady. I was able to be free in what I wanted to do and isn't that just the best way to work? She had so many treasures hidden away and some never had been taken from boxes. What potential she and her home had. Here are a few pictures of the project, I hope you enjoy them as much as I do.

VA Appraisal Condition Pitfalls-Anyone know what they are? - 10:48 AM
I need some help from my Active Rain Encyclopedia of Peers who know everything and have an opinion on anything.  Let me say up front I absolutely know that it boils down to what the VA appraiser will say.  I am looking for general information, stories, and advice, etc etc.  Since it is Sunday and I know many of you are out there......I cannot wait til Monday.  Can you help me??
