They had these memorable television commercials in 1975 where famed TV and movie actor Karl Malden would be hawking the benefits of when traveling on vacation making sure you brought along an ample supply of travelers checks. These financial instruments if lost or stolen, unlike cash, could be replaced and you would go on your merry way (all for a small fee of course). NOTHING IN LIFE IS FREE (except when I buy you lunch LOL).
The key jingle or slogan that went with this advertising campaign related to signing up for these travelers checks was "Don't Leave Home Without It."

Do you know what it it is? It is
          DECLUTTER.
So often room by room, over time the owners have just collected too much "stuff." Decluttering in addition to cleaning everything makes all the world of difference in opening up the spaces. Cluttered feels very tiring to the eye. Decluttering is the start in a great staging job, but it is such the necessary first step.

Golf Bug Bites Hard - 12:30 PM
Last year I finally succumbed to golf. I had played in a couple of outings (with borrowed clubs) some 30 years ago and never found a thirst for the game. I could watch it on TV, be amazed at the skill of other golfers, but never had the urge to play. That changed last year.I took four lessons in March & April of 2008, bought a starter set of clubs at the end of April and played my first round at a scramble outing in mid-May.                                          DID I TELL YOU ABOUT MY SCARF DRIVE?
Each year around the Holiday Season I host a scarf drive.  I collect scarves to donate
to needy families for the Holidays so they have one for helping to keep them warm
during the cold winter season.  My goal is to be able to donate 500 scarves.
Last year we reached 350 scarves and the year before we reached our 500 scarves.
I have received donations of yarn and have several women who make scarves for me

May Sales Stats for Harding Township, (New Vernon) NJ (Morris County) - 09:09 AM
The graph shows that new listings in Harding Township stayed about the same level, while pending sales decreased but total inventory increased.

May Sales Stats for Basking Ridge, NJ (Somerset County) - 09:13 AM
The graph shows that for Basking Ridge (aka Bernards Township) new listings decreased slightly while pending sales remained the same as in April but total inventory decreased slightly which is always good.

May Sales Stats for Bernardsville, NJ (somerset County) - 09:24 AM
The graph shows that new listings in Bernardsville decreased slightly in May in Bernardsville, but pending sales did increase and total inventory is up. Bernardsville has a large number of beautiful luxury properties that often take much longer to sell.

Atlanta Home Sales - Most Recent Market Update for Atlanta Metro Home Sales May 2009 - 09:44 AM
The latest FMLS statistics for the metro Atlanta homes for sale were just released the other day. There were 4,009 closings for all single family in May a decline of 24.7% compared to May 2008.  There were 3,481 closings for single family detached in May a decline of 23.1% from May, and there were 528 closings for single family attached homes (Condos, lofts, and town homes not fee simple) in May a decline 33.6% from May 2008 and a 60% decline from May 2006.

Pocketing the Listing - Unethical Behavior - 06:00 PM
In many real estate markets some listing agents think they are clever advertising ‘pre-listings', or the latest one I've seen on some yard signs as a rider that says "coming soon!"  Upon further investigation, you'll find these listings are not entered into the MLS system.  Under most state real estate license boards it is illegal to advertise a property for sale where the listing agreement has not yet been signed. Implied representation is deceptive and fraudulent.  For most Realtors® and MLS board members there is an agreement and understanding that all participating brokers will place all their listings into the MLS systems, and … (214 comments)

You Want iPhone 3G Tethering Now?? - 10:24 PM
One of the things that excited me most when I heard the 3G upgrade was coming for OS3 was the rumor that we'd be able to tether our iPhones to our computers for wireless internet connectivity.  I've had an air card for a few years, but the idea of being able to deactivate that and just use my iPhone's internet connection of course excites me, because it equates to more money in my pocket.  Needless to say, I was highly disappointed to learn after the upgrade that AT&T wasn't offering tethering as an option 'yet.'

This seems to be the philosophy of so many new staging training providers that are popping up in the industry these days.  Have you noticed how many there are?  Because many businesses are struggling, and of course staging training is a 'cash cow', they have decided to throw their hats into the ring - at least that is perception. 
In truth, courses that are properly prepared, written and presented are not 'cash cows'.  They have high levels of overhead and expenses.  They have industry professionals teaching the course who are taking time out of their busy schedules of running their own … (7 comments)

Short Sale - Seller Motivated. Are you sure? - 09:05 AM
I am always surprised at how the narrative of many "short sale" listings start with the obvious: "short sale, seller motivated."
Perhaps I am missing something but I would think that most, if not all, short sellers are motivated. 
I think a much more important piece of information that could be included would be this:
"short sale, lender motivated."
Selling your home is a stressful process that should not be entered into lightly.  A few years ago a seller's stress mostly consisted mostly of "which offer do I accept?"
I am a realist.

The Crescent City Farmers Market is back!
The Farmers Market offers locally-grown produce, specialty items and arts and crafts.
It will be open every Saturday from 9 am to 1 pm until October 31st at the Del Norte County Fairgrounds in the Northeastern corner of the parking lot (where Rumiano Cheese used to have a store).

Crescent City Closings Are Up, so Why hasn't my Home Sold? - 10:31 PM
Crescent City/Del Norte County June 2009 closings are up, so far 24% over May 2009 and the month isn't over!
Since closings are generally 45 - 60 days, we can attribute the below 5% interest rates in April for this flurry of closings. 
But what about the coming months?  There are currently 33 listings pending or in contingency status, about the same as when I checked in April, so it looks as though closings will be up for awhile. Interest rates, although inching upward, are hovering around 6%, which is still very good and Crescent City/Del Norte list prices are still coming down.  … (1 comments)
