Spelunking Down in The Grotto - 06:10 AM
I had the opportunity to do a little spelunking not long ago. I must say it wasn't all that pleasant of an experience. It was extremely wet down in there and incredibly confined. You can see the water dripping from the top of the cave in the first photo. It wasn't that large of a space, which made it hard to navigate my way through. The mud didn't help either. The walls and ceiling were an eerie sort of yellow to green color that lent a weird glow to the place. The dripping water made tiny iridescent points through out the (16 comments)

There is this concept in economics called "Economies of Scale" and it applies as much to Real Estate and Mortgages as it does to manufacturing. The concept is simple: let's use a soda-pop maker as an example. You might think that the soda company would want to produce as many bottles as is possible, right? Not necessarily... There is a point when making soda becomes prohibitively expensive. Let's say that after one billion bottles, they have to start importing foreign sugar and relying less on recycling. Think of it is this way: given the current soft market conditions, is it realistic that an agency - or any business for that matter - could thrive without a real business plan, a true sales culture, effective and efficient use of technology, AND a comprehensive plan to market the business? I have been using Yahoo 360 to blog since 2006. Now the Blog in Yahoo is integrated into user's Profile. The new platform cannot attached photo, but can be linked to the place where photos are stored such as Flickr. Now I am using ActiveRain to hold my blogs. I blogged many times predicting the collapse of stock market and real estate market since 2006. The blogs in Yahoo 360 are stored in my Yahoo Profile. (0 comments)

I've delivered a lot of listing presentations this year, around seventy or eighty give or take. If we go back a calendar year I'd be at around a hundred and twenty or so. One issue keeps coming up rather frequently and that issue is that many sellers just can't afford to sell. What that means is that they want their traditional bail-out from the buyer, and the buyer in this market is having none of it. If you're not familar with LPS, you should be. LPS stands for Lender Processing Services. This company according to its website "is the nation's leading provider of mortgage processing services, settlement services, mortgage performance analytics and default solutions." In other words, these folks are a go to source for information about loans and lending in America, and what their data shows is troubling indeed. Here are just a few disconcerting facts from LPS's Mortgage Monitor for June: total mortgage delinquencies rose to 8.49% in May (a record), the year over year foreclosure increase as of May was 88.3%, Jumbo Prime, Option ARM (7 comments)
Last day to file for this years Homestead Exemption in Polk County 06/30/09 - 02:35 PM
June 30th is the last day in Polk County to file for the Homestead Exemption and have the benefit be applied to this year's taxes. Home owners may always file after July 1st, but the Homestead will only be applied then to the next years taxes. If you're unfamiliar with the Homestead Exemption, or other home owner tax credits, you can read about them at the Polk County Assessors website, which is an excellent source of information. Seeking advice on HP scan software - 10:51 PM
I'm sure that most of us have scanners in our home that we use for inputting our documents. After years of frustration, I'm seeking help within our community as I'm sure there are HP scan users out there. I have 3 HP printer/scanners and for years have avoided using the scanners because I can't figure out the scan software basics. What I am missing is how to set document size, exposure, BW vs color, etc in advance of doing the scan. Can the scan defaults of color, 14 inch length, exposure, etc be changed? First of all, this question really needs to be compared to an alternative to give the answer meaningful relevance. The two alternatives to a Short Sale for eliminating mortgage debt, where the home is worth less then the total debt, is foreclosure or bankruptcy.
