WOW! One of my ActiveRain posts garnered 7 of the top 10 spots on Google! - 05:36 PM
On July 3rd, my family and I were rescued by David Castilleja of Braswell A/C and Electric when our upstairs A/C unit stopped working. I decided to blog about my great experience in an effort to get him more business. He was quick, honest, inexpensive, and articulate. This morning, I received the following email: Jason - Thanks to your recommendation, I called Dave at Braswell last night with my AC problem. He showed up first thing this morning (Saturday) and fixed the problem. I was amazed at his immediate attention and how inexpensive his service was. Thanks for your Blog --Mike (82 comments)
What Mortgage People Haven't Said About HVCC: That Monkey Is Off My Back (And I'm Glad) - 09:33 PM
Since HVCC reared its ugly head, I have one less job to do as a mortgage person. I don't need to CANNOT order appraisals. You see, I am forbidden from talking to appraisers (obviously my amazing ability to brainwash appraisers coupled with my ruthless quest for a commission render me completely inappropriate for this job). Realtors, congratulations. I guess now YOU have the job of talking to the appraiser. And since you didn't hire the guy (the bank did) you can't fire him if he doesn't give you the right value. But you can still "INFLUENCE". Kind of like I (182 comments)
As the nation mourns the passing of anchorman Walter Cronkite, local residents remember the St Joseph native. Walter Cronkite was born in 1916, in St Joseph. His father Walter Cronkite Sr., and grandfather Frederick Cronkite were both dentists in St Joseph. When Mr. Cronkite was about 6 months old his dentist father joined the military and the family temporarily relocated to Oklahoma. At the time when Dr. Cronkite was sent overseas, young Walter and his mother moved to Kansas City where her parents lived. Waterfront Homes in Oceanside California - 05:30 PM
Buyers interested in acquiring waterfront homes in Oceanside California, the most northerly San Diego Coastal community, have a number of options. What you buy, of course depends on budget, primarily, with a range of choices if you prefer a detached home or an oceanfront condominium. The Oceanside real estate market is the least expensive, on average, of the coastal communities, but despite that waterfront homes in Oceanside are still fairly pricey but less so than comparable waterfront homes in the other beach towns of Carlsbad, Encinitas, and Cardiff just to the south. Waterfront home buyers can choose from both attached (condos) (23 comments)
DETERMINING MARKET VALUE ISN'T ROCKET SCIENCE. WHY TRY TO RE-INVENT THE WHEEL? - 07:12 AM
READ ON INMAN THIS MORNING, an article by Matt Carter about the recent complaints by real estate agents about appraisals needs some clarity from the perspective of a real estate industry representative, me. Freddie Mac issues appraisal bulletin Appraisers must have local expertise, choose 'appropriate' comps. Requiring local expertise???? Choose 'appropriate' comps???? With few closed transactions in an area, an out of the area appraiser may select a comp for a home 2 miles away that would have a much higher or lower market value. . The difference in market value for a subject home and a comp just 1 mile away could (138 comments)
Having being blessed with being an Annapolis native I have seen this special plot of land located on the outskirts of Annapolis evolve from a dog track way back in the day, to an outdoor mall to it's current status as The Annapolis Towne Center. Offering beautiful condos with a roof top pool that allows you to see all the way to the Chesapeake Bay, fine restaurants, stores from Target to Whole Foods and private office space as well. A few weeks ago The Annapolis Towne Center started their FREE Friday night Concert Series. How delightfully surprised we (17 comments)
It seems every year I charge ahead into something new. Well, this summer it is the “Team in Training” for the Leukemia & Lymphoma Society. Team in Training has marathons and hiking also. In November I will be riding my new bicycle for 100 miles in Tucson. Until three weeks ago I hadn’t ridden a bicycle in years (and never very well). I have now ridden 17 miles at one time—and am thoroughly enjoying this activity. With the “heat wave” Seattle has been having this summer I find the breeze that comes with biking helps to cool me off--something (0 comments)

Located at 12 Cedar Street in Sturbridge, Cedar Street Restaurant is a gourmet delight. If you're looking for some local fine dining, you've come to the right place. My husband and I have celebrated many nice home closing celebrations at Cedar Street Restaurantand the food is absolutely delicious. Hi folks. All the recent spam comments going around AR have given me the opportunity to revisit some of my older posts that I had completely forgotten about. This one included. If you're not calling to hire me then quit wasting my time!!! Leslie Bloss wrote a post last year that stirred up quite the conversation. Here it is if you haven't read it yet. In a nutshell, her post was about how to handle a home owner who phoned in asking for a price analysis and in the same breath mentioning she was NOT going to use a REALTOR®. The (28 comments)
Details on the First Time Home Buyer Tax Credit - 04:21 AM
There is a provision in the Housing and Economic Recovery Act of 2008 that allows first time home buyers the ability to receive a credit on their taxes of up to $7,500 for purchasing a home. There is also a provision in the American Recovery and Reinvestment Act of 2009 that expands this tax credit for qualified first time home owners. The provision is called the first-time homebuyer credit.
The 2008 first-time homebuyer credit was created to infuse the slumping housing market, and is treated like an interest-free loan. Qualified participants were required to repay the loan interest-free over a (6 comments)

Blanco, Texas: Gateway to the Hill Country - 05:10 AM
The small city of Blanco, Texas is frequently referred to as both the Gateway to the Hill Country and the Lavender Capital of Texas, and with such colorful descriptions, the town is sure to be a pleasant place to visit or settle down. Blanco is 45 miles west of Austin and about 45 miles northwest of San Antonio, so its rural charm is complimented by close proximity to a couple of the most populous and historic cities in Texas.

This is my husband Clayton. He is also known to me as "Bub" and to the rest of the world as "The Shredder from The Blood Orange Project" (his band). His son gave him that name. He owns it. Today, 10 years ago, we got 'legally' married by Ron DeCar, a well known Elvis impersonator at his Viva Las Vegas chapel. We didn't want a trad wedding because we are not trad types. :)
