Propane cannon debate in Abbotsford BC - 09:58 AM
Yes, its happens every year. Local newpapers (and sometimes The Province and Vancouver Sun) will publish stories about the propane-fuelled bird scare devices or "blueberry cannons" as we call them. Then a chain reaction of letters to the editor from both proponents and opponents of blueberry cannons will last all summer. Shrinking rural urban divide and increasing number of blueberry fields make a ceasefire  - between residents and farmers - unlikely in the near future. An image may be more influential than a substantial amount of text or audio description of a property. I received a few inquiries in the last few weeks from potential buyers of homes in foreclosure. All callers had one thing in common, they were expecting to save a truckload (or a car-load at least) of money in the transaction. Yes, the economy is bad, yes, there are more homes in foreclosure than previous years; but no, lenders can not sell a home for the amount of outstanding mortgage unless market value of the house is same or lower (yes, that happens in this market) than the balance of outstanding mortgage. New Jersey FHA Mortgage Loan Limits - Bergen County & Northern NJ - 06:39 PM

More New Jersey families are eligible this year to purchase or refinance their homes using affordable, FHA-insured mortgages, thanks to the economic stimulus package signed into law by President Obama.
The American Recovery and Reinvestment Act of 2009 allows HUD's Federal Housing Administration (FHA) to temporarily increase its loan limits and insure larger mortgages at a more affordable price in high cost areas of the country.

New Truth In Lending Guideline Changes Will Have A Major Impact On Closings #2 - 04:33 PM
Yesterday I wrote the first of two blogs introducing the New Truth In Lending (TIL) Guideline changes.  In this second blog I will go into more detail as to why I feel that these changes will create significant delays in the Loan Closing Process.

My Little Tinker Now Awaits for Me at the Rainbow Bridge - 02:34 PM
Many have been asking where I have been for the past week. This past Thursday I sent my little one ( 2.5 lb Yorkie) in to have her bi-annual teeth cleaning. She didn’t come home, that is until today and it was her cremains in a small little box with a heart on it in which her little foot print was impressed upon it. Michigan Unemployment Rate Top's the Nation. - 10:28 AM
Michigan has been riding high for quite some time now but the dubious honor is for having the nation's highest level of unemployment.  The current level of unemployment stands at 15.2%.
This affects everyone even those that have jobs.  How can this be?  Pretty simple when you think of it.  The unemployment costs go up with every new filing.  The lower purchasing power of each person on unemployment causes other employers to lay off works because of reduced sales.
This is a cycle.  Being the largest automotive state...it has always been said, so goes the auto industry so goes Michigan.

Lenders advertise they will help.....is it true or Lip Service - 10:45 AM
From many sellers perspectives this is nothing but lip Service.  I just had one of my clients go through the complete process of a short sale.  The buyer's offer was very good for the market we are in and the lender accepted the offer but had not signed the final draft of the paperwork yet.  That is a key.
They wanted the hardship letter, the current status of the income and debt ratios, which were all provided.  When it got down to signing they said no problem we can sell at purchase price offered but the seller will have to make … (1 comments)

What Builder's Don't Tell You Can Cost You! - 10:51 AM
In Michigan, if you buy from a builders representative it is a good chance these are not licensed Realtors at all.  The company selling the homes many very well have a real estate license but the "representative or counselor that you are discussing the home purchase with may not be a Realtor. 
Buyers many times think they will get the "best deal" by negotiating directly with the builders representative.
