Work on your Business - 07:16 PM
At the AT&T National golf tournament yesterday, we watched Vijay Singh hit balls at the driving range.  He had obviously been there prior to our arrival as he had already worked up a sweat.  We watched him hit balls with precision for close to a half an hour and he was still on the range when we went in to watch others play in the tournament.  He was doing all of this prior to his 18 hole round in the tournament.  Then, as we were leaving, he was back at the range hitting balls.  As many of you know, Vijay is … (2 comments)

Sellers - What You Need to Know About Pricing - 10:15 AM
If you are a seller in most markets, determining the listing price is probably the most important, and perhaps most difficult, decision you need to make, at least if you are serious about selling. If you aren't then the price doesn't matter. Just pick the price you want and go with.
But savvy folks will pay attention to the things we know about setting a reasonable price, but sometimes ignore.
You don't determine the sales price, nor do agents - the buyers do. Your home is really only worth what a willing and able (and qualified) buyer is willing to pay … (7 comments)

A Short Sale can drive you to the brink - 05:09 PM
A Short Sale can drive you to the brink especially if it involves Countrywide now part of Bank of America. I have been working with my sellers for almost a year. During that time I presented more than 7 contracts to my clients. Just this past week, (knock on wood) I think we have a clear to close. But, I better not count my ‘chickens ...'
Some lenders will get a short sale approved immediately. Most take a little time. But the king ... the winner of taking the longest has to be Bank of America. My experience has to be … (1 comments)

Give a Sale a Chance ... Get rid of the Clutter - 06:01 PM
Get Rid of the Clutter
We all tend to store more STUFF than we need and we pack or houses with stuff.  Now that you made the decision to sell your house, is time to get rid of some stuff. You ought to start sorting; if you have things that you haven´t used in 5 years you probably don´t need it. But if you can´t; then put them in storage.  The closets should be uncluttered, same for drawers and cabinets.  By de-cluttering your home your house will give the perception of being a  bigger property than expected. The rule goes that if you … (0 comments)

The California Association of Realtors has found their First-time Buyer Housing Affordability Index stood at 69% in the first quarter of 2009!! With a median price of an entry level home at $213,040 the average payment would be $1,270/month! You would need an annual income of $38,090 to afford this home.

We've come a long way in pricing and are allowing SO MANY more buyers into the marketplace!! Here in … (0 comments)

Which social media should you use? - 02:21 PM
When you're a tech lover, every day there's something new to discover on the web.  For me that usually means keeping close watch on my computer time.  If I'm not careful, discovery of a new website or informative blog can easily suck up a couple of hours, so I've learned to bookmark quickly and then turn away.  Interestingly when I go back to those bookmarks, I've lost interest in many.
This week I'll be thinking a lot about my own web/social media strategy and that of the Floyd Wickman Team and here's the first thing that crossed my mind today.  The … (4 comments)

7 Secrets to Selling a Property Today - 12:01 PM
IF YOU'RE LOOKING TO sell your home in a matter of days rather than months, you might want to take some tips from 32-year-old Mona Ross Berman.
To get her Washington, D.C., townhouse ready for sale, the interior designer went through every room, sweating the details. She rearranged furniture, added sophisticated coffee-table books and strategically placed vases and throw pillows to create a cozy environment. She then organized every closet to showcase her ample storage space. Finally, she removed all personal items, including her wedding photos, so potential buyers wouldn't associate the house with someone else. She made the property ‘Q-tip' … (1 comments)

So what is the price of blueberries this year? - 03:09 AM
Last year I wrote a blog about blueberry picking in Red Hook, NY and posted a short video.  Well, late last week I received a call from someone who wanted to know the price of blueberries in my area.  Immediately I asked her if she had been reading my blog, she said she Googled blueberries and my blog popped up.  She told me she had first called the place but did not get a hold of anyone so she figured she would call me.  We had a great conversation and after that I could not get blueberries off my mind.
