Senator Murray sponsors Expansion of Homebuyer Tax Credit - 01:43 PM
After meeting with REALTORS last week, key Senator introduces legislation to extend tax credit until June 2010 AND make it available to ALL buyers.
Senator Patty Murray has authored language to extend the $8000 First-Time Buyer Federal Tax Credit until June of 2010 and to make the extended tax credit available to all homebuyers until that date. This language also removes the income "cap" for receiving the credit. The current credit is only available to those who have not owned a home within the past three years and is available to purchases that close no later than November 30.

State of California stops accepting applications for home buyer tax credit! - 03:52 PM
The old saying is "If it sounds too good to be true"....well you know the rest. The state here has cut off the flow of free money for purchasing a home in California. There was $100 Million allocated to this program and unless they get some more funds or extend it etc then the free money is gone....
I blogged about this awhile back and let many know that if you were going to purchase do it soon if you wanted to take advantage of this generous tax credit.
Hopefully they will extend and get some more funds for this real … (0 comments)

Do you remember this party, from 2007 ?  Active Rainers from all over the country came to the World Famous Del Mar Race Track to enjoy thoroughbred racing in our private infield pavilion.  We had a buffet lunch and a free concert followed the races.

Should you sell FSBO? - 03:10 PM
In a conversation I had today with one of my agents, I was asked why would someone list their home FSBO (For Sale By Owner)?
This was my response...
Nationally, the average FSBO gets 29% less for their comparable property than a home listed by a Realtor and make up for only 7% of all recorded sales nationally. In a report published by the National Association of Realtors in February of 2009, the median selling price of an open market FSBO home was $150,100, while the median price for agent-assisted sales was $211,000, as most home owners are unaware of how … (3 comments)

Happy Tuesday Everyone! If you didn’t catch it, a few months ago I attended the landmark forum which is a seminar that empowers you in so many different ways but made me realize that I wanted a relationship with my Dad that I hadn’t seen in 13 years and he had never met my two boys (ages 9 and 11). Well, we went up there this past weekend and it was awesome. I have simply created a whole new life by taking action and making it happen and am so happy I did. This morning I wrote him a note about … (2 comments)

The Carlsbad Triathlon is this Sunday July 12 2009 - 05:11 PM
The Carlsbad Triathlon has a reputation of being one of the longest-running triathlons in the world.

Of course the Hawaii Ironman is probably the #1, but, considering the company, being recognized as a pre-eminent athletic event is something to brag about.
The Carlsbad Triathlon consists of a 1K swim (away from the kelp beds), a 25K bike ride (a two-lap course with rolling hills along the ocean - I have ridden this area myself and it is a terrific and scenic ride), and a 5K run, so it is substantially shorter than some of the better known triathlons.

Del Mar is a small coastal town in North Diego County, just south of Solana Beach and north of La Jolla. It has a reputation for being one of the most expensive towns in the county. Indeed, two of the most expensive homes for sale in San Diego County are in Del Mar, and the town still holds the record for the most expensive property sold (at about $48,000,000).

Connecticut FHA, CHFA, VA, and USDA Mortgages - 07:52 PM
These days here in Connecticut as well as in many other states FHA Mortgages have become the main Loan product.  Not long ago Conventional Mortgages were the loans of preference, but with all the changes brought about by Fannie Mae, and Freddie Mac, Conventional Mortgages have become costly and difficult to do.
During this time I have written about these changes and how FHA in particularly has become the loan product of choice. These blogs are a little spread out so I thought that it was time to provide links to some of them so that they could be easily found.

Strategic Default on Mortgage: Moral and Financial Considerations - 11:20 AM
Broker Bryant wrote a blog, commenting on another blog, by Richanrd Zaretzky, both regarding intentional defaults on mortgages. Bryant argues that when your home is worth less than 50% of the price paid, or mortgage balance, that in fact it might be financially sound to default.
I would like to point to some of the raminfications of this, and to discuss the moral and fiancial issues involved, however briefly.
First, let's consider that the buyer, at the time of purchase, made a good faith committment to paying for the house they purchased. A contract was signed, and a mortgage lender funded … (77 comments)
