Glen Burnie, Anne Arundel County, Maryland - Market Update for the Week Ending July 4, 2009 The market is seeing a welcome increase in sales and settlements however despite record low interest rates and improvements in the stock market it isn't as swift as we would like to see. The number of new listings has remained stable we are seeing a slight increase in the number of homes going under contract and settling. I'm surprised I'm not seeing more individuals making the decision to buy with so many great deals available. When we moved from Ponte Vedra to St. Augustine (North Beach) in 1998, the first night after we closed on the purchase of our new home, we went to dinner with our new neighbors. We walked a couple of blocks to Oscar's. I was in very casual clothes and had to borrow my neighbor's sandals, which were many sizes too big. But, I knew it was a casual place and would be fine. On my recent trip to Sedona Arizona, real estate was not top of mind. The beautiful scenery, the vibrant community, and a visit with family was, however. But I have to admit that Sedona Arizona real estate is fascinating and colorful architecture, and with the fabulous views virtually everywhere you go, it was hard, as a REALTOR, to not be pretty interested in what Sedona had to offer. And so different from what I am now accustomed to in Southern California. More on that later.

When Vince and Joe's Gourmet Market of Shelby Township opened in October 2006 it was an immediate hit. They moved in as the anchor store and soon filled the strip on either side of them bringing along many businesses. Honestly, before they moved in the corner of 25 Mile and Van Dyke was pretty dull. Now that corner is hopping with business which is great for the area. We just love it since our office is right across the street.

Your house did not sell because of you Many sellers go through the process of preparing their home for sale and sign a contract with a real estate agent. But then, undermine the process by: Not allowing the agent to do a broker's open house Requiring several days notice to schedule a showing appointment Insist on being present at all showings Does not give a potential buyer a chance to appreciate the space because of being ever present. 1. This spring and summer we have had more rain than we cared for. The weather condition made caring for the lawn challenging. Besides the lawn, I am sure many other activities have been affected; one such is getting your driveway sealed. Having a driveway in good repair does add to the curb appeal of a property, and the driveway will last longer if you get it sealed. Sealing a driveway can be a messy job, so most homeowner will use a professional but there are others who would like to do it themselves. If you are one of those weekend warriors (7 comments)

Looking at today, August 1, 2009, Amador County has 489 current active residential listings of homes for sale, ten more than the 479 on July 1 and 22 more that the 467 on the first of June.These listings have an average asking price of $ 378,356 up about one thousand dollars from $367,624 on July 1st.The average number of days on market for these listings is 222 days, up 5 days from July first’s 217 day average. This has not really changed much in the last few moths.In the last month Amador County has had 69 new listings and 34 listings (0 comments)

This month Ione has 63 active listings, up two from last month’s 61 listings. The average listing price in Ione is $319,715 up a god bit from last month’s $278,902. Houses have set on the market for an average of 148 days, down ten from last month’s 158 days. In the last month Ione has had 14 new listings and 8 listings have sold. Both numbers up a little from last month. Happy me I now have a new set of neighbors over the back fence! They were one of the last sales to be counted in July. They got one (0 comments)

The Pine Grove and Pioneer areas of Amador County have 159 current residential real estate listings for sale. Right now the average asking price in the area is $314,371 and the average time it is taking to sell a home is 181 days. In the last month 27 houses have been listed and 10 have sold. The average price of the houses that sold was $232,550. So it looks to me like there is a slight upturn in people wanting to sell. Even if closed sales are slightly down. I was on Yahoo earlier today when I ran across this article online title "A superstar Real Estate Agent plots a comeback". I was inspired by this story of the Rise and Fall of this Real Estate Agent who is planning on making another comeback-AGAIN. Welcome to the bottom of the housing market. I didn't say this -Experts did. But have we really reached the bottom of the housing market? Well U.S June existing home sales up 3rd straight month - MarketWatch. Last time I believed this happened was in 2005. And most of us who were real estate professionals in 2005 knew what the real estate market was back then. I think that we have reached the bottom of the housing market in some areas but not every real estate market has fully recovered.
But is this good news for home buyers in DC or Prince George's (6 comments)

Understanding credit is one of the most important concepts when purchasing real estate. Buyers fail to maintain a better understanding of their individual credit scores and settle for higher interest rates when purchasing. Knowing what to look for and how to care for credit is your first step to future purchase. When buying homes in Houston, it is important to know your credit score. Remember that FHA credit requirements are presently at 620 minimum. Many jumbo loans are at 680 minimum. Knowing your credit score and understanding how it works will help you increase it.
