Check out what's sold since May 1 through July 31.  Some of these homes have been listed several times, so actual days on the market (DOM) is not realistically portrayed here.  Information may be deemed reliable but is not guaranteed!

How much is my house really worth? - 09:07 AM

Honestly - what is my home worth??

............  Often getting a home appraisal these days becomes a very humbling experience. We all have heard the saying "my home is my castle". Many times emotional values far exceed true market value when determining how much your house would sell for. Foreclosures and short sales have pushed market values down. Way down... When determining the value of your house, an appraiser uses comparbles, otherwise known as comps. The house that sold for half the value of your house last month at foreclosure.... well that just pushed the value of your … (2 comments)

31 percent of Americans live in a city, 26 percent in the suburbs, 26 percent in small towns and 16 percent in rural areas.  Oddly, 30 percent say they would prefer to live in a … (2 comments)

Opinion, Legal Advice...Drawing The Fine Line... - 02:21 AM
Let me start with the disclaimer that I am not an attorney, and everything I say here is my opinion. If you thought I was an attorney, sorry for disappointing you.
Last week there were several blogs that addressed legal implications of practicing real estate with or without the agents' mouths shut. Michael Clarkson's Realtors®/Brokers - NEWS FLASH !!!! YOU ARE NOT ATTORNEYS!!!!! reminded of the need to protect our precious behinds, for which I used a vulgar unpretentious 3-letter word, but now I learned a nicer word for that - hineys (Karen Anne Stone got it from years of studying in Catholic schools, so it should be a … (12 comments)

Sunday On The Beach By Harbour Village in Ponce Inlet - 06:04 PM
Sunday On The Beach By Harbour Village in Ponce Inlet
I have written about our beach in Ponce Inlet many times, and it keeps fascinating me again and again. This year I forced myself to leave office when it is still light, and it is not difficult in Summer with its long evenings. I have my swimming trunks, a towel in the trunk, my wife has a few more pieces there, and we go to the beach practically every day.
Sunsets on the beach are indescribable. I am walking this beach for years now, and it is always beautiful and always … (7 comments)

Realtors need more education than ever - 06:50 PM
I remember my first forays in the real estate world in 1989. It was a much simpler world back then. Most all loans were fixed 30 years, and some brave souls went 15. We were 7 years past negative am loans and I thought that was over, not so. I could sit on open houses and sell it and pick up buyers, and people actually read the newspaper to find out about real estate. As long as I knew the qualifications for Conventional, FHA, and VA I was good to go. I had floor duty and got leads, I handed my business … (3 comments)

Home Inspections: To Go or Not to Go? - 12:23 PM
I have learned a lot about treating my business like a real business in the last six months or so.  One of the best lessons I've taken to heart is how I look at my time.  Is what I'm doing right now the best use of my time? I ask this question all the time before I decide to start working on something.
So when I was told by a listing agent that I HAD to be at a home inspection the whole time, I didn't know what to say.  First of all, I never go to any of the home … (6 comments)

The Blue Moon Big Band makes an appearance on the beautiful grounds of the Nissley Vineyards in Bainbridge, PA Sunday evening.

Many people ask "How do I make my offer stand out" when purchasing a bank owned home. They realize after making a few offers that low ball offers wont cut it in this market on homes in good condition in location under $200,000.

Short Sale Questions from a Title Perspective - 11:08 AM
There are many questions regarding title issues which need to be dealt with in a short sale.  Many people only focus on the obvious issues such as the default/foreclosure proceedings and fail to search for other potential issues which could arise when purchasing or selling a short sale property.  When a person is not paying their mortgage and is in default, more than likely they are also not paying their taxes, Home Owner's Association dues, special assessments, and water/sewer bills which can all cause clouds to the title of the property and potentially cost thousands of dollars in fees and fines … (0 comments)
