Tax Credit For First Time Homebuyer Is A Little Slow In Coming - 12:49 PM
The IRS is reporting that it is taking 12 to 14 weeks for first time home buyers to get their $8,000 tax rebate after they file an amended return, according to an article in the Tennessean newspaper.  However, if you filed an extension for 2008, then bought a house, then filed your return with form 5405 included, there does not seem to be the delay. The problem is that the IRS has received over 1.2 million claims for the first time home buyer tax credit through mid-July and they are behind in processing. Also, they are checking the requests for fraud, and reportedly have prosecuted … (1 comments)

Regions Bank Will Work With Loans Left In The Lurch by Taylor Bean & Whitaker - 04:46 PM
I received the following email today from a lender at Regions Bank. Regions covers a lot of markets in the Southeast, so if you have an orphan loan, give Martin a call. He has done well on several loans we have closed together and I recommend him. Sarah Rummage in Nashville TN
Effective today, Taylor, Bean, & Whitaker, a large source of mortgage financing for many mortgage brokers throughout the nation, has announced that they "will not be able to complete or fund any mortgage loans in its pipeline of unfinished mortgages."  Taylor, Bean, and Whitaker was a large mortgage wholesale operation in Orlando which got much of its … (1 comments)

Virtual Staging - Selling a House is NOT the Time to Air Brush for Perfection - 11:48 PM
Virtual Staging - Selling a House is not the Time to Air Brush for Perfection by Jennie Norris, ASP Master, IAHSP PresidentIn the world of fashion, models, Hollywood, and the media - much of what we see is not real. Lighting, clever stylists, and make-up can drastically alter the appearance of the model or subject. Then add in the common practice used in print media of air-brushing out flaws, and the person that is featured in the photo spread often does not resemble that at all in real life. In recent years, we have all read or seen actresses criticizing … (6 comments)

Market Conditions - As of August 1, 2009 - 12:59 PM
Market Conditions - As of August 1, 2009

In July, the national unemployment receded back to 9.4% from 9.5% in the prior month.  This is a positive sign that the bottom of the recession appears to be close at hand, if not already past, as unemployment is a trailing indicator.
Denver's market continues to demonstrate some indications of stalling - the absence of move-up buyers.
Let's start with the facts:
Remembering that 6 months is the tipping point between Seller's markets (below 6 months) and Buyer's  markets (above 6 months), here is how Denver is faring:

Indianapolis Art Institute Design Students take field trip to learn about Home Staging from Home Matters, Home Staging & Training Company - 12:54 PM
Several weeks ago, I was contacted by Michelle Boggs, Interior Design Teacher at the Art Institute of Indianapolis.  Michelle was inquiring about me putting on a brief presentation to her Interior Design students regarding home staging.  I saw this as an opportunity to spend time with some impressionable minds that had already made a strong commitment to working towards a degree in the related field of Interior Design.  Once I had finalized the arrangements and set the date and time with Michelle, I took some time to reflect on how far we have come in the arena of home staging.

Hillary Clinton Response Reminds us to Be Cool Under Pressure - 08:30 AM
We've all been there at one point or another. You're tired, grumpy and tired of negotiating with the hard headed person over usually minor issues. And then it happens. They say something and you're not really listening and you respond in a totally inappropriate way. Hillary Clinton made that mistake while traveling abroad. As I understand it, the interpreter actually misspoke in regards to the student's question. The student was actually asking what the president thought. The interpreter thought that the student was asking what Mr. Clinton thought about the issue being asked about. Here's the video. Then I'll make a … (0 comments)

There's No Place like Home - Nature & Marketing contest - 08:59 AM

This is my dog Teddy Bear.  She's one of those pets that came home with my daughter when she was in high school.  "Oh daddy," she said, "Isn't the puppy SOOOOOO cute!"  And then it was how she would take care of the dog and yadda, yadda, yadda.  Of course, we already knew who would take care of the dog, but that didn't matter because the puppy was so cute we couldn't say no.
After my daughter and her boyfriend (who helped her get the dog) broke up, she didn't have much interest left in Teddy Bear.  But I didn't care because … (4 comments)
