     Yesterday's blog on ActiveRain by Dan Pena titled  "Why do we need Reverse Mortgages?" was that kind of find. 
 
 
       My mind had barely digested Dan's powerful blog when ... what do I find in my mail?  The latest ConsumerReports magazine (Sept. 2009) with a lengthy article concerning Dan's very topic ... Reverse Mortgages.

I'd Love To Give You Feedback, But... - 11:46 PM
So far this week, I've gotten six calls from agents or their assistants asking for listing feedback.  Now, I am a nice person.  I'd love to help!  But there's this little problem.
All of the calls were regarding listings I showed in July.  Yes, freakin' July!  And not even late July!
I'm old!  I don't remember so good any more!  And I typically go through a lot of houses in the course of a week's work.  You calling me and saying it was that cute red brick colonial on Whatsit Street won't help.  Red brick colonials are the DC area cliche … (110 comments)

"Marketing is the differentiation of yourself against your competition.  Advertising is the cost of being boring."
That is according to an article I read in BrokerAgentPro roughly a year ago.  The article went on to say that, if a person marketed themselves properly, they would never need to advertise because everyone would already know who they are and what they do.  The article also went on to say that, if you don't know the difference between the two, you should hire someone that does.  And, I couldn't agree more!

An agent works with a buyer for days...they get the buyer pre-qualifed for a loan and off they go in the car.  What is wrong with this picture? 
Why do some real estate agents short change buyers? I say this because we take the time to sit with a seller...we prepare to meet with the seller..we provide a consultation..we have them sign documents before we market their property and then market the property.

Yesterday was the first day for the rest of my life.   My rat has finally won the race.  Got to find some new and improved rats.  The slower kind!  And there is the old cliché... I've come across many agents who simply will not show short sales.
At first, when I was cranking away the short sale listings and buyer represented sales just humming along, I would think those agents are crazy for not dealing with short sales.
And most of those agents were seasoned agents, so I was quite surprised.
But now that I've been in the trenches for a while getting beat up on so many different angles, I'm starting to wonder if those seasoned agents are seasoned for a reason.

Every chance I get, I've been posting pictures of the creatures and critters I see in and around my house.  Some look friendly, while other's look not-so-friendly.
Here is our latest friend that we encountered. 

Oscar (the dog) didn't quite know what to do with him. He was scared at first as it hopped around.  But then he put his paw out in friendly play.  Mr. Toad allowed me to snap a couple of pictures before hopping under the BBQ grill for "safety".

There are lots of deer running through my neighborhood of Falconhead West in Bee Cave, TX, but it was even more amazing to find this tree that looks so much like a deer, right down the street from my house.

This is a hypothetical post.  I was reading an article elsewhere that made me start wondering - what makes the perfect company?  Obviously what works for one doesn't necessarily work for another.   While I can guess what many new agents look for in a company (training, mentoring, etc.), I'm wondering what more experienced agents look for when they are looking to move to a new company.  As an experienced agent, where do your priorities fall - higher commission, staffing, marketing services, etc.?   Would you forego any of this if the company were giving you viable leads on a daily basis (or … (1 comments)

NACA: Interest Rate Update - 03:54 PM
In my post yesterday I mentioned that the interest rate on the NACA loan was 4.875%.  It did go up and is now 5%.  It's still a very interesting program that makes slightly lower than normal interest rates available.  I don't know how often the rate fluctuates, but it is a 30 year fixed rate loan.  If you would like more information, just call and we'll provide you with current updates via phone or in person.  225-341-BRLA

I'm easy to find and reach, as is required in this business--and I usually have no problem with it.
USUALLY.
Right now I have a client who retired 2 weeks ago - at the same time we got him under contract.
We had worked together for about 6 months prior - he had not been overly needy.
ALL OF A SUDDEN he is calling me 3 - 5 - 10x/day on my cell!  OH MAN!

When in transaction, I religiously send a daily email and call with a 'recap' to let client know EXACTLY

The midmorning boaters are arriving, but the river's still pretty smooth. It just seems to roll along . . . unlike me, aimlessly . . . with no pressing matters to attend to.
