What Should I Offer? - 10:41 AM
I am hearing buyers ask "What Should I offer?" every day on Bank Owned Properties. What you need to remember is that the Bank wants to sell. They are listing the homes below appraised value. But how can you be sure? Every bank orders Broker Price Opinions, BPO's on their inventory monthly. They want to know if the market is trending one one or the other. Then they price accordingly. They know that there are first time home buyers out there trying to spend there $8,000 of Obama dollars. They also know that the foreign investor is in the market because (2 comments)

What Happens To Your FICO Score When Your Credit Card Limit is Reduced? - 02:03 PM
Approximately 1/3 of your FICO score is based on how much of your available credit you are using. This is called your "credit utilization". The higher the utilization rate you have… the lower your credit score. The credit scoring models view this as you getting closer to maxing out your credit lines and becoming a higher risk. Example.. If you have a $10,000 credit line and carry a balance of only $2,500 you have a credit utilization measure of 25%. If your credit limit is then cut by your credit card issuer to $5,000 then you jump to a credit utilization (0 comments)

Google Them Or Risk Becoming A Statistic...ROAR! - 01:41 PM
This topic has been on my mind for quite some time. I think today's the day to throw it out there with the hope that you will all give this post some thought. In light of our economy, our real estate climate and the rising crime rate, I find myself wondering how many of you actually think about your own safety in a time like this. I find myself wondering if you put your personal safety in line behind your paycheck. I find myself wondering how many of you work with Buyers you know next to nothing about. If you’re reading REALTOR magazine, you’re hearing about how to find business blogging, or using Twitter, LinkedIn and Facebook.
Does this stuff work or is it all a hoax?
The answer is yes; social media marketing works and… YES, it is incredibly over-hyped.
What started as a Web 2.0 revolution, some 5-7 years ago has morphed into a full-blown industry in itself…complete with “experts” charging you for a webinar about how to use these media. The sad fact is that you might go broke if you relied only on social media to market your real estate (9 comments)

Sometimes a Realtor Starts Her Day In a Different Way - 04:54 AM
Sometimes midwifery is how a Realtor starts her day. I woke up around 2:00am to check on our preggo terrier. She was OK and nothing yet, so I went to check my emails. Just a little later I hear her panting and when I got there she had given birth to the first pup and cleaned him up already. I was impressed!
Here's our Lola after a couple of pups. She's up to 3 now and has been at it for a few hours. I wish (21 comments)

Cool Biz Card Marketing - And I'll help you do it! - 12:36 PM
The last time you went to a convention or a networking group meeting, what did you do with all those cards you collected? You put them all in your database right? Yeah right; maybe if you have a database called trash can! Actually, it's my opinion (because I have no hard facts to point too) that most people pick and choose the few they will type into their phone or computer and the rest of the cards probably sit on a desk until the next cleaning and then are swept into the trash bin. So if you believe that too, then (1 comments)
