Carders, Dumps, and Identity Theft - 10:20 PM
Robert Siciliano Identity Theft Expert
Albert Gonzalez and his gang of criminal hackers, were responsible for data breaches in retailers and payment processors with some estimates saying they breached over 230 million records combined.
Gonzalez, considered a proficient criminal hacker, provided “Dumps” which is credit card data he stole from the breaches and supported the supply of “Carders”. “Carders” are the people who buy, sell, and trade online the credit card data stolen from phishing sites or from large data breaches at retail stores. Here is a video providing an example of what an online IRC forum looks like where data … (19 comments)

Mr. and Mrs. Buyer, I appreciate your honesty, even if the truth hurts a little. - 08:43 PM
I just spent good part of a day with the loveliest buyers from a  Northern state with cold, gray winters.  They were looking for a place to purchase for their upcoming retirement in a few years. Both were looking for a milder climate. They had seen several episodes of HGTV showing the beautiful coastal Southern cities of Savannah, Charleston, and my lovely town of Wilmington, NC. They decided to check out these cities on a week long road trip.  After a month or two of phone conversations and emails, I lined up an itinerary of beautiful homes that fit their criteria.  They had all their finances in order.  We were … (56 comments)

News Flash!! FHA is squeezed for money! - 06:50 PM
I found this to be very newsworthy information since many of AR members have been really focused on FHA and the First-Time Tax Credit.  What a bumpy ride it's going to be.  Tell me what you think!  We are about to see a whole lot of lenders disappearing as a result of this.  In fact, as of November 18th, FHA borrowers will no longer be able to finance their closing costs into their loans when they refinance, known as a "STREAMLINE REFINANCE" as one of the results of the current announcement.  We all better wish for a recovery and fast.

I'm Going to Become Automaton Agent - You Can, Too! - 10:46 AM
Sometimes there is just too much to do, to successfully balance life's business, social and personal responsibilities and tasks. It's impossible to keep up.
Fortunately, in a world full of technology, there are plenty of systems and processes that can become automated so I don't have to worry about them in my real estate business.
I JUST don't have the time so I think I'll become Automaton Agent. You can, too! (Automaton pic courtesy of Mark Dalzell on Flickr).
Here's how to make it happen...

YouMail.com should be called YouWOW! - 09:05 AM
This is a MUST HAVE. So Don't think "Will I" instead think "How do I sign up?"
(This is not a paid advertisement, though I should get paid.)
YouMail.com Rocks. It is like the ShamWOW of the world of voicemail.
(This is not a paid advertisement, though I should get paid.)
YouMail.com does two main things. One for free and one for $7 a mo.
(Before I get started, the basics of Youmail is you have your unanswered calls forward to Youmail's special number, so it acts as your voicemail)
1) FREE:
Customized voicemails PER incoming caller ID number. So you … (99 comments)

Broker's Opens...Are they worth the time and money? - 09:08 PM
I recently saw a Broker's Open flyer for a modestly priced home which made me wonder how many people out there are holding broker's opens for homes this type of home. I was of the impression that a broker's open for a home that is a typical "run of the mill" home with no outstanding/unique features or is one that wouldn't qualify for the "luxury home" designation wouldn't really warrant a broker's open.
It seems many people use the broker's open to socialize or grab a free bite to eat or drink and I think that would be the case for a home that … (64 comments)

I Know You From Activerain... - 06:30 AM
If I had a dollar for every time someone said to me "I know you from Activerain" at the Maryland Association of REALTORS Convention earlier this week, I could take my hubby out to dinner tonight!  Okay, that's an exaggeration, unless we're talking McDonalds, but it did happen several times.  I almost felt like a celebrity.
'Just got back from three days in Ocean City, Maryland, but I saw the Atlantic only briefly each morning through my hotel room window.  My days were spent in windowless rooms at the Roland E. Powell Convention Center, where I attended several continuing ed classes. … (77 comments)

Every Picture tells a story - Photo Editing 101 - 03:35 PM
Hi Colleagues, If you don't have a photo editor already go to www.irfanview.com for a FREE download.  Or you can go to www.google.com, www.dogpile.com or the latest Microsoft product www.bing.com  You can search for FREE photo editing software.
I have found Irfanview to be very user-friendly.  It was a quick download, you can edit pictures in minutes and it offers a number of options.
For more elaborate editing you may want something like Adobe Photoshop or Photoshop Elements.  A way to save money on Adobe's expensive product is to buy the student version (IF you are a student).  It is a full version, it just costs less.

Hands off the TIL! - 08:32 AM
Recently, some changes were made to Regulation Z and RESPA that affect lenders and their requirements to disclose fees for their services and the total cost of the loan. The changes affect specifically how lenders are required to deliver the Truth in Lending (TIL) statement and what they are/are not able to change once they have quoted you/your client fees on the Good Faith Estimate (GFE).
Since I'm not a lender, I'm going to keep this simple and cover the basics as they apply to the average residential transactions.

Ethics and Listings - 04:38 PM
This is a simple post with a simple question that has to do with our Code of Ethics.I recently closed escrow on a great home that was very well priced, by the bank.  It really took no time to sell.Needless to say, I marketed the heck out of it - giving myself as much Internet Exposure as possible with this really hot listing.Well, now it is sold and sites like REALTOR.Com no longer show the listing on their sites.
However, the listing still appears on my website.  Not that I was trying to be devious.  I had a marketing person that … (10 comments)

Pittsburg California Market Report – August 2009 - 02:40 PM
Pittsburg California Market Report – August 2009
I read an article saying homes sales are down. Well if Home Sales are down in Pittsburg CA it is because there are fewer homes to sell. I will be presenting some Special Market Reports on certain Market Segments in Pittsburg and other communities such as Short Sales, Bank Owned Home, First Time Buyers, and Higher End Homes in the … (0 comments)

Update: Second Chance for Listing Appointment - 12:47 PM
I've got an update for you from a blog I wrote earlier this week.  For those who don't want to read that, I'll sum it up for you.  I lost a listing a couple of months ago because the agent they chose gave a deep discount on fee.  Then, those same sellers contacted me again to go over their current house as they want to relocate out of state. The meeting went well.  I was there for over two and a half hours.  After that, there were another two to three emails back and forth with further questions and concerns they … (21 comments)

Jacksonville, FL Home Sales - 06:26 AM
We are starting to read alot of positive press about the Jacksonville housing market turning around.  However, while it's true that home sales for July were up 7.2% from the prior month, (which is the highest percentage increase in ten years), I do not believe we are out of the woods yet.   Northeast Florida still has a healthy supply of short sales and foreclosures that need to be absorbed before we can say the housing market is turning around.  And although short sales and foreclosures are in fact selling, they typically sell below market thus bringing down market values.  What I see selling in my market are the lower priced … (0 comments)
