Active rain, the world, and you - 09:41 PM
I going to get a little deep here tonight.  What are we really here for?  What mark are you going to leave on the world?  Let's face it we aren't Albert Einstein or Barack Obama or Mother Theresa or Ghandi.  We are simple people but.....
We can still make the world a better place even if it is just small things we do.  Here on active rain we give free information out to buyers and sellers.  We give our time and knowledge to help people.  Sure we have an ulterior motive of getting customers out of it.
But other people call … (32 comments)

Lessons Learned From Extraordinary Customer Service - 08:55 PM
Last weekend we met some friends for dinner at one of the newer restaurants in our area. I had heard from another friend that not only was it good but it was a little pricey too. Hmmm I thought. What was I thinking when I said yes to such a night out? After all, this has been a tough year for me personally and spending money on a pricey meal was not the smartest thing to be doing right now. But I had already said yes so off we went.
It was pouring down rain and stormy when we arrived. Not a … (62 comments)

Real Estate Negotiating. It's not rocket science. - 05:29 PM

Hi folks. Let's talk a little bit about negotiating. Negotiating is one of the things I enjoy most about my job. I would be perfectly happy to never do anything but sit at my desk and negotiate deals over the phone.
Negotiating is an acquired skill that anyone can learn. It's one of those things that the more you do it the better you get. I also think everyone has their own way of doing it so I'm just going to try to explain what works for me and then you can tweak it or add to your current way … (150 comments)

~ It's all about the presentation ~ - 05:42 PM
It's all about the presentation
I was on my way to a listing appointment when I saw this sign.

Now I don't know about you but to me there was a certain "tone" behind it.  See it?  I thought so.  I realize the word PLEASE is in there, but really?
Now I'm not saying that it's not okay to voice your opinion, go off on someone (that deserves it) or even jolt some people back into reality, but honestly does anyone else agree with me that there is a certain … (53 comments)

If You Don't Respect Your Own Business, Then Why Should Your Customers? - 04:53 PM
I've heard it time and time again.  It typically starts out with "Business is slow..." and is usually followed up with, "It must be the economy."   or   "People just don't get it."  (refering to the service they are selling).  Now, I can't speak for other industries, but I'll share my experience of what I do know, what we all have been hearing and why it seems that I have been hearing it more and more.

Without showing my age (too much), long before I entered into Home Staging and Interior Design I worked for MANY years as a Human Resource Manager, Recruiter … (64 comments)

15 Suggestions on How to Conduct Yourself in Social Media Networks - 03:19 PM
Your profile, posts and comments on most Social Media networks will be available for many thousands, maybe even everyone to see – forever. It is therefore vitally important that you conduct yourself correctly. Be yourself, be open, be transparent, share… and all those other good things. Just decide who you are, what image you wish to portray today, and tomorrow. Don’t just sign up for a network account on LinkedIn or Facebook or Twitter with the intent of just engaging in idle chit-chat without taking the time to complete profile and think through your positioning. Here are some steps to get … (44 comments)

What's An Agent To Do When the Seller Wants More? - 02:17 PM
No, not more money...  more expertise than I have.
I can sell a run-down home, even one that must be sold "as-is" because the sellers have no financial resources for repairs... I can sell an over-priced home - not always, but often... I can sell a home when sellers are distressed for any number of reasons - whether it's divorce, job loss, illness... I can sell a home in a buyers' market or sellers' market, during inflation or a recession, war or peace.  I've encountered all of these during my 35+ year real estate career. BUT please understand...
I cannot provide … (67 comments)

Ready or not...it's here..are you here for the long haul? - 03:23 PM
I had a call from a Realtor friend concerning a class we signed up for,  via a motivational conference.  This agent has been a Realtor for about  6 years and has proven to be one of the top producing, assertive  agents in the area. The agent's  business has taken a dramatic plunge because of the  economy. The agent decided to take another full time job ( outside Real Estate )   I was told.... "  I had to do it ..what choice do I have? I can't going into the hole  $ 1500 a month. I'll work at this job until … (41 comments)

Reason 1483 Why I Love Facebook - No More Cold Calls - 12:35 PM
We spend a lot of time here on Active Rain, and in social media seminars, talking about how to use Facebook as professionals to be found by new clients.  This week, the shoe was on the other foot for me!
On Monday I hired a Realtor to sell one of my investment properties in Waukee, IA.  My husbandand I reached out to this particular Realtor (I can't remember if it was thru voice mail or email), and the first time I spoke to him, he said "yeah, I saw on Facebook it looks like your husband and I have a mutual friend … (67 comments)

What is the purpose of your business and some simple ways to grow your business - 06:44 AM

What is the purpose of a business - your business?
Some think it's to make a profit (a good thing, yes) but that's not the only or best way to look at it in my opinion.  The true purpose is to create and keep your customers - the profits are the natural result of creating and keeping those customers happy.  To experience success in your business, the emphasis should be - has to be on creating experiences with you and your company and keeping that customer.  (Otherwise you have no clients and certainly less opportunity for profit - … (45 comments)

Are you an investor that is looking to buy a foreclosure in the Phoenix area? I've seen my share of foreclosed properties in the Phoenix area and surrounding cities and towns! They come in all shapes, sizes and conditions!
I've sold foreclosures to investors from Canadian investors, Washington state, Arizona investors and around the country! It can be a great experience if you are willing to wait it out, place many offers and be willing do some handyman work or have some licensed contractor do it for you!
There is no question that in Arizona, the second largest foreclosure numbers in … (37 comments)

Geez People, Who Are We Working For...Our Clients or Solely Ourselves? - 06:21 PM
Added 09-04-09 10:35 PM: I think I need to clarify something here.....I think everyone is taking my post out of context...I am not asking about your compensation and what you think is right as far as the compensation you receive...Your comments are welcome regarding that issue, but my question is related to steering a client that saw a home or would like to see a home and ultimately place an offer on it but the agent tries to steer them away from making an offer because they feel the commission will not yield enough money for their time and effort...How can that truly be ethical???

When the Fox Outsmarts The Fox - 03:35 PM
We have all heard the term, "smart as a fox." This implies that a fox is very bright. That is probably true in the animal kingdom but sometimes humans, who are trying to be as smart as a fox, end up out-foxing themselves.

In the real estate business, as agents, inspectors, lenders, etc, we all run into people who are pushing the envelope and feel they are smarter than everyone else. I had an interesting experience recently.
A man is buying a high-end home. His agent, whom I have worked with many times, suggested that the man should use me … (42 comments)

It All Began With a Tweet: The Social Media Snowball That Changed My Life - 11:31 AM
I’ve always liked to believe that my social media adventuring would eventually pay off for myself and my employer, but, until recently, it was a matter of faith. Indeed, I felt not unlike a cult member might feel while waiting for their prophet, or Haley’s Comet, or the Mayan apocalypse to arrive. Just you wait, I told my self (and my boss), all this tweeting and blogging and commenting will pay off.
Like any believer from time to time, my faith began to wane, my patience grew thin. I had terrible nightmares about cold calling every REALTOR® with a published phone … (61 comments)

Standing up to your clients - 10:55 AM
See if you've ever had scenario like I experienced two days ago.  I've been working with an out of state couple for two years waiting for them to get their home sold so they can relocate to the milder climate of NC.  Finally, they received an offer that morphed into a contract!  Yippppeeee!  After receiving their choice of MLS numbers I began viewing property, researching counties and asking questions.
After three weeks and numerous homes we settled on a property.  The asking price was $129K, we offered $105K with $3500 in closing costs.  Also threw in the customary grocery list. Things … (91 comments)

Is the IRS Ready to Catch The Liars in the Liars Loans? - 10:11 PM
A recent Wall Street Journal article reports that the IRS is expanding a program that will mine it's data bases searching for inconsistencies between what a tax payer earns and what the banks report to the IRS as mortgage interest.Just as employers and others report income to the IRS on 1099 and W2 forms, lenders report the amount of interest that a taxpayer has paid in the preceding tax year, via a IRS Form 1098 The reason for the search is that there are literally tens of thousands of taxpayers that receive a 1098 each year with over $20,000 in interest payments … (5 comments)

Art Opening at the Avenue 50 Studio - 06:19 AM
Avenue 50 Studio is proud to present the paintings and drawings of San Antonio artist Alex Rubio.  Rubio's work speaks of the Latino experience in a fiery fantastical world.  His palate of brilliant hues, and use of high contrast -- reflective of the San Antonio sun -- explodes onto the canvas in swirling and undulating waves, as if each stroke transmits energy vibrating around and within the body.  No stasis here.  Rubio's large-scale black and white drawings reflect that same intensity -- sans color.

Alex Rubio is one of Cheech Marin's collected artists in the Chicano Visions: American Painters on … (1 comments)

Western New York Real Estate - What is VIP Pricing - 12:29 PM
What is VIP Pricing Several Realtors are listing homes on the internet with VIP pricing. What exactly is VIP Pricing? Well it is a way to get a home on the MLS with a lower price. VIP pricing is a technique to attract buyers to put an offer in on a property while at the same time pacifies a seller who may be reluctant to put their home on the market for a particular price because they don’t want to take less than a specific figure. In other words it is a starting point, they really are looking for a lot … (3 comments)

The 3-Day Breast Cancer Walk, Happy Labor Day - 07:25 PM
Last weekend I completed the 3-Day Breast Cancer 60-mile walk.  The first day I made it to the 16.2 mile mark where I felt a little woozy (it was very hot up in Denver ) and I was medically evac'd for the rest of the day.  I completed the walk on days two and three.  My feet look like raw hamburger meat and I'm still limping a little.  I have to say that the logistics of the whole operation was run with military precision.  The crew (all volunteers) hailed from all over the country.  There is actually a 3-Day cult-like group … (2 comments)

An Alternative To Congressional Term Limits - 05:54 PM

Via Steve Hoffacker - Real Estate Sales & Marketing Consulting and Strategies (Hoffacker Associates LLC):
Many of us support term limits for Congress - whether its just one or two or a little bit longer. Congress will never pass such a measure so it would be up to the state legislatures to propose such a Constitutional amendment.
Not being a fan of amendments - thinking they have been used way too often - it might be possible to achieve term limits with just a simple executive decree.
Since the Founding Fathers never envisioned anyone making a career out of serving in Congress … (2 comments)
