Here's a hard truth to swallow: No one comes to an open house to meet the agent. They come to see an appealing home, and your role as the hosting agent is to make that house shine. Your reward is the list of prospects you amass, and, one out of 20 times, a home sale to boot.
So as you prepare for an open house, think of the home you're featuring as the headliner of the show. Choose a home with star power by following these points:
Do your homework before making your selection final. Study the inventory levels in the … (3 comments)

Hernando County Real Estate Market Report: August 2009 - 08:04 PM

The number of Homes for Sale in Hernando County has again decreased.  Closed home sales remained stable with just one less sold than in July.  The number of homes under contract, either with contingency or pending contracts, increased considerably over last month.  Both median and average prices decreased.
Of the homes sold in August 2009, 15 were short sales and 57 were REO or bank-owned properties, and the remaining 108 sales were "regular" market sales.
The lowest sales price was obtained for an older concrete block fixer upper that was a foreclosure home. The highest price was achieved for … (4 comments)

Are referral partners like sports fans? - 11:18 AM

…… 1 - 2 - 3    you struck out

How many of you are sports fans? Or just that you understand how it works sometimes. And that's when you rave about your team or a specific player. Yet something happens or that person goes into a slump.  Now you drop them like a sack of potatoes.
Well, in the real estate world of things, this seems to happen more than we would like at times. People can tend to be creatures of habit. When the tough get going, they go.... but wait, is it really even that bad? … (12 comments)

WHAT ARE THE WINNING STRATEGIES SUCCESSFUL BUYERS USE IN A MARKET OF COMPETING OFFERS?  A question buyers pose when they have been less than successful in attempting to purchase a home. It really comes down to being able to adjust your way of thinking.  Some buyers still feel it is a buyers market in their area.  This is often not based on fact but rather on opinion.

After a Long Hot Summer, Staging does the Trick on "Perfect Property" - 03:13 PM
All I can say is the sellers are astounded and so is their realtor!    Beautiful, quality built home, lovely landscaping, great location, a bargain price  and still not selling.    Sound a little familiar?  I wrote about this property back in APRIL, after about sixty days on the  Killeen Fort Hood Real Estate market.. little did we know that we'd burn through the summer (literally with over 67 days above 100 degrees) without a single offer.   We tried open houses, realtor open houses, computed price adjustments.  We looked at listings for similar homes in that subdivision that were priced $20,000 above ours, and of course, they were … (8 comments)

Blogging in one place - 09:29 PM
Do you find it frustrating having blogs in may areas.
I have been trying to blog at www.westmarkteam.com/blog
and also another blog Randy Eager has helped me set up.
As busy real estate professionals, making a living selling real estate how do other real estate professionals manage to blog and still stay on top of their game in real estate. I find with social networking, followup on email, update of my websites, batch emails to clients via Monday Morning Coffee or Monthly newsletter that I am pressed.
How are other professionals doing it?

10 Strategic Get-Into-Escrow-Quickly Tips –especially for the 1st Time Homebuyers Tax Credit - 05:39 PM

Via Barb Fischer (RD Brown Real Estate):
You still have time to take advantage of the 1st Time Homebuyers Tax Credit, but you’ve got to act quickly and strategically. You must close escrow by November 30, 2009, which means you really should enter into contract by October 15. (The government could extend this deadline, but you can’t count on it.) There’s a lot of bidding competition right now, and issues can come up during escrow, so you’ll want to give yourself as much time as possible.  Even if the Tax Credit isn’t your main motivation, you can still cut down on … (0 comments)

New York Feng Shui and The Evil Eye by Feng Shui Consultant Carole Provenzale, NY Feng Shui ConsultantIn working with Feng Shui in New York for so many years, I have had clients ask me about my knowledge and understanding of what is known as "The Evil Eye."  Some of my Feng Shui clients actually feel that they have been cursed as they have had so much bad luck or difficulties in their lives.
In Feng Shui School, the Evil Eye was discussed only briefly.  As Feng Shui Consultants we were taught that the use of Peacock Feathers helps to dispel … (25 comments)
