Turning DOWN Referrals from CURRENT Clients * Double Edged Sword! - 05:34 AM
I had a meeting with current property clients yesterday.  They are moving to the Left Coast this summer and while they have their current home on the market for sale, they wanted to know their options in case it does not sell - so we met to go over their rental options and the timeline with regard to their sales listing.

During our meeting, they asked me about two would-be client referrals they had provided my name to and why I did not take their condos to rent.  One I remembered as I actually drove to the property and realized … (60 comments)

Is This a Good Time to Become a Realtor? - 11:39 PM
I was at a Realtor luncheon the other day, talking to another Realtor about how a friend of mine was going to be joining our team at TradeMark Realtors Group and the question came up. Is this a good time to join the ranks of Realtors out here who are scrambling to make ends meet?
Many people's immediate response would be, "are you crazy?!!". The market's in the toilet, Long time agents are running scared now and, honestly, I have no idea how they survive long enough to pay their dues every year. Yet I see them at the Realtor functions, … (83 comments)

What's so SPECIAL about GMAIL? - 09:18 PM
On the first day of class, my Social Media and Blogging students learn they cannot make it through the first day or move on to the second class without first signing up to Gmail to get a built-in Google account. I bring it up on my E-mail Marketing, Web Design and even Intro to Computers classes, as well, and even have a “Getting a Google Account” hand out.
While some of my students may very well have a Gmail address already, they are mostly unaware of the many benefits adhered to the wonder that is a Google Account.  For my AOL, … (143 comments)

Log Blog--No Self Propel in Sales - 12:15 PM
Before the days of "self-propelled" lawn mowers...we actually had to push (meaning use brute force) our lawnmowers.  For some of you "youngins" there was also a lawn mower that didn't have a motor.  I have a one inch horizontal scar on my knee (from when I tripped and fell on our mower) to prove it.  A very vivid mental picture of me pushing our out-dated-two-ton mower up the steep hill in front of our home has crossed my mind several times this past week...actually the entire year of 2009.
I have recently come to the conclusion that there is no self-propel … (41 comments)

Loan Modification Program failed miserable in Florida - 11:42 AM
Loan Modification Program failed miserable in Florida
Florida Homeowners hold on to their property with a needle and a thread, hoping for a loan modification under The Making Homes Affordable program.  According to the Florida Realtor’s website, only 8,405 in Florida get mortgage modification. This is simply pathetic and a nightmare!
Here are some basic rules to qualify:
The property must be owner occupied with the owner still living in the home The borrower must have sufficient income to support the new mortgage debt The first mortgage may not exceed 105% of the current market value of the property. For … (25 comments)

New Scam making the rounds - 07:15 AM
Have you seen this scam yet?
You receive an email sent from one of your friend's own email addresses with your friend's own email signature at the end, asking for money because of an emergency.
Here are two variations I have seen so far:
1.  How are you doing? I am sorry I didn't inform you about my traveling for a Program called Science, Health and Environmental Reporting. It is currently held in Nigeria, Sweden and Kenya. I am presently in Nigeria. It has been a very sad and bad moment for me because i got robbed on my way to … (54 comments)

It's Common Courtesy, Folks! - 09:19 AM
Not returning phone calls promptly, leaving lights on after a showing, or failing to give feedback on shown listings in a timely manner.  Those are some of the gripes I've heard from real estate practitioners who wish more of their peers would follow the "unwritten rules" of professional courtesy.
What are some things you would like other real estate practitioners to do to hold up their end of the etiquette bargain? I'm collecting responses for REALTOR® Magazine's upcoming List Issue, which is going to be filled with tips and advice from our readers (it will be published in April). Thanks so much for your … (133 comments)

Maybe You SHOULDN'T Buy a Home - 11:51 PM
Maybe you shouldn't buy a home.  Yep, I said it.  Even though I'm in the business to "sell" homes, some people shouldn't really buy a home now, or possibly ever. Renting may be a better option for some. Believe me, I'd much rather have a happy client than someone who regrets making the decision to buy.

So, maybe you think you want to buy a home.  But make sure it's the right thing to do for you.  Here are SIX things to think about:
1. Buying for the tax credit.  Isn't it great that you can get a tax credit just for … (55 comments)

How to File for $8,000 Tax Credit - 09:26 AM
From CNNMoney.com, we have just learned that the way the IRS is "handling" the tax credit is turning into yet another stumbling block to helping the real estate market recover. This seems to me to be so unfair! Anyone who qualified for the credit probably could really use that money, whether to repay mom and dad for the down payment loan or as cash to repair that fixer-upper they bought. I'm going to email the article and link this out to my clients IRS Form 5405.

Worlds Biggest Baddest Mortgage Lead Funnel, by Google - 11:31 PM

Back at the end of August, exactly one post ago, I wrote of Googles pending entrance into the mortgage lead business.
Today Matt Carter at Inman News expounds on Googles 'AdveRateQuote' platform for the mortgage industry.  Apparently they've partnered with pricing engines and lead generation providers to provide a better overall Search experience for the mortgage shopping consumer as well as a potentially better ROI (via higher conversion ratios) for the paying advertiser compared to a traditional AdWord campaign.
Google stomps into Zillow Mortgage Marketplace's sandbox by offering an anonymous contact system between the mortgage professional and the consumer until the consumer is ready … (45 comments)

In Two Weeks South Florida Rainers Get A Great Opportunity - 12:20 AM
Unless you're from the same office, or you happen to see someone at the Board of Realtors, a RainCamp, or a NAR function, most Active Rainers don't get a chance to meet other Rainers face-to-face.
We decided to do something about that in South Florida - starting two weeks from today, on Tuesday, February 2nd.
A few weeks ago, Lou Ludwig and I met with Danielle Boutin of RAPB (Realtors Association of the Palm Beaches) and proposed that we host a "Meet & Greet" function to allow Rainers to meet face-to-face, network in-person, and begin building a relationship to supplement the … (42 comments)

We're part of the problem and won't admit it. - 07:53 AM
That's right, we are part of the problem going on in the real estate industry right now.  But as a group, we aren't taking any blame.  You can read blogs from two years ago all the way up to today, where "blame is placed on the banks for making bad loans, to the government for buying them, to homeowners who got in over their heads.  There is enough blame for all.  But one group is not taking any blame.  Realtors!
When reading posts, it seems that everybody has a story about a bad customer, be it a seller or buyer.  About … (136 comments)

A Day At The Beach, Tucson Roadrunner Style - 06:19 AM

Okay, so Arizona doesn't have much beachfront.  Not yet, anyhow...
The chilly (45 degree) early morning air had this roadrunner sunning herself just to warm up! Turning her back to the rising sun, she exposes her dark undercoat to soak up the rays.
It's an important part of her morning ritual, since breakfast can fight back!  Here's the menu:
rattlesnake scorpion tarantula lizard She's got to be all limber and warmed up to survive her meal!  Not to worry, though.  Lunch will be served on the golf course.
It's a good life here in Tucson.  Plan to visit soon!

EDUCATE your sellers....PLEASE! - 12:23 PM
Educate Your Sellers....PLEASE!
All too often most of us see listings that look similar to this.

Cluttered, messy and less than appealing to potential buyers.
They look like this online and they look like this in person. Potential buyers move-on to the next listing and the sellers never know why.
This house and others like it are sad houses,

Sad houses rarely sell quickly and sometimes never sell at all.  Sad houses need attention and the seller's of those homes need help from all of us in the real estate industry to give them the information that … (93 comments)

How would YOU like to be Inspector for a Day? - 07:31 AM
While other than the title, this has NOTHING to do with being Queen for a Day, I do think the title gets the point across.
I know that most of you would never want to actually BE a Home Inspector, but many of you might not mind trying your hand at it for “fun”----especially if you didn’t have to actually go in the crawl space----or up in the attic.
Typically after a home inspector has found issues in a home they will need to communicate those findings and tell a little bit about the implications of those … (41 comments)

Hey! No Kidding! This is Important! No ... I Mean It! Really!!!!! - 04:59 AM

Recently, many of my articles seem to be cut from much the same cloth.  There is a familiar message and theme running through many of them.  At the risk of sounding redundant ... I have chosen to keep hammering home my message.  I think it's that important ... not only to prospective clients, but to the professionals involved within the transactions too.

What messages keeps playing like a broken record?
My plea for potential buyers and those considering refi's (plus other real estate professionals) to educate themselves to the new realities of … (38 comments)

The Great AR Blogging Debate: Substance vs ..... - 05:37 AM
RainCampI did not attend RainCamp, but I've noticed that since then, many who did attend have been blogging a lot about the content of other people's posts (substance vs. points vs. jokes vs. listings, graphs, etc).  It is somewhat disturbing to me that although AR boasts of over 170,000 members, many think that all of these people could possibly have the same motivation, agenda, mindset, interest, viewpoints, etc.
A SPECTACULARLY DIVERSE GROUPIt seems abundantly clear to me that each of us has the option of posting, reading and subscribing to blogs that are of interest to us.  It doesn't mean that what … (111 comments)

I don't know whether to laugh or cry - 10:04 PM
I had a client today tell me that when I have an emergency and go into the hospital I needed to let them know or my office know I wasn't able to perform my duties.  They told me my wife needed to let my office know.  Sometimes being available all the time to clients make them think they own you.
They had a closing the next day.  They had the HUD,  but were upset I wasn't able to be reached after 4 o'clock in the hospital.  They were both lawyers, and had bought a house before.  They just didn't get that when … (82 comments)

If You Can't Beat 'em, Emulate 'em - 09:19 AM
If You Can't Beat 'em,  Emulate 'em! One of my favorite bloggers here in the Rain recently wrote a post about getting new 'AR Gods' so that different members would be featured.  "Many, many Activerain members have had issues with the same members getting featured posts like it's fixed."  After having had several posts featured recently, I was really taken aback by this post - I didn't want anyone to feel that I was a 'priviledged' member because of that.  I didn't comment on his post.  Instead, I thought I'd find another way to skin this cat!

I went from feeling 'guilty' … (118 comments)

What would your heart say if your brain would shut up? - 03:40 PM
Yesterday a potential customer asked me a question I had always planned for, but have never been asked directly.
What makes you different from every other agent?
As I was searching the archives in my brain for the right response, my mouth started talking.  Apparently my heart didn't now I had the perfect answer somewhere in my brain.
Here's what my mouth said:
"Every real estate agent has their own strengths and weaknesses.  I'm no different.  But, I do believe that my greatest strength is my ability to recognized my customer's needs and focus on them.  I make it my personal mission to deliver solid choices for my customers.  To … (81 comments)

MORTGAGE FRAUD: How to Avoid Becoming a Victim - 10:03 AM
Mortgage Fraud is something that we all know about by now, yet many have no idea on how to protect themselves...some even believe that with all of the changes in the laws (that no one can keep up with) and all of the prosecutions we hear about on a regular basis that we are pretty safe about now and that we are on the road to a recovery and a Utopian society where everything is just peachy-keen.

Look at Your House from All Possible Angles - 05:54 PM
Have you ever looked at your house from a child's view?  I have a two year old, and we play on the floor a lot.  Much of the time, I get to walk around on my knees as we play.  We also play in the bath tub, and you can't forget about the potty training... What does this have to do with real estate?  Simple, get down to the level of a toddler before you put your house on the market. Every night I give my daughter a bath, I see that the painters forgot to paint under all three of … (17 comments)

AMERICA IS RISING! - 11:05 AM

This is one of the most powerful videos I've seen in a long time. America has been rising and it will really start tonight if the socialists don't find a way to stuff ballot boxes and steal the election from Scott Brown. One poll has him nine points up this morning!
If Brown manages to gain Teddy Kennedy's old seat, the message it will send to DC will be incredibly powerful. Frankly it doesn't matter with regards to healthcare as has been said over and over, because I simply think they will find a way NOT to seat him … (14 comments)
