Strategic Default? - 11:26 PM
I have been reading more and more about Strategic Default, where a borrower decides as a financial decision to default on their mortgage. This is becoming more and more common as the mortgage meltdown continues and this part of it is one side that many didn't see coming. If a borrower looks at a mortgage where their payment is, say $4000 per month, the value of the home is down by $300,000. they look that it will take 10 years to get that value back but in the meantime they have paid an additional $400,000, default and your credit recovers in 2-7 years, … (72 comments)

Most of us living in the northern states are familiar with the expression in the title to this post...!!!   
All we need is a forecast for snow on the evening weather report, and very early next morning all ears are on the radio listening to the list of school closings or delayed openings...  
Of course the kids are praying for 'NO SCHOOL'...but they'll settle for the next best thing...a delayed opening and a shorter class schedule...

Just a Random American Family in America today - 07:22 PM
A dream finally come true for my husband and I. We became American citizens TODAY (1/8/2010)! Soon after we were naturalized, we signed up to become voters - an American privilege many Americans have foresaken.
It was a memorable day. My son skipped school today to join us in this auspicious ceremony.
As for me, this was my American journey come true (20-years in the making):

With anxious Tucson home buyers yesterday, I saw the lender's smile turn to a scowl as she reviewed their credit report.   Clearly, the Buyer's  "forgot" to mention a few things.   When the lender asked them about  late payments on two credit cards, the Buyer's responded,
"We didn't care to pay it- it's just a piddly $17.00 a month."          Oh.  Okay.  Hmmm.

As I sat in front of my window watching the shiny white flakes of snow fall seemingly endlessly from the sky, I started to wonder 'what happened to the rain? It seems like the more the government tries to help the worse things get.  What they do to help often hurts more than it helps.
I have been working some short sales and have had a lot of success using Short Sale services offered by Old Republic Title; a very fine company.  The Short Sale Services were reasonably priced and effective.  They were not negotiators, but simply got the packages together and made contact with the loss mitigation departments to make sure the paper work was moving.  When actual negotiations were needed this is where the agent would step back in.

Today's Employment Report Disappoints as US Economy Sheds 85,000 Jobs in December - 08:54 AM
The unemployment report which I saw on CNBC stated that the US economy lost 85,000 jobs in the month of December which could mean the mortgage interest rates could come down a bit from their existing positions.
 
The mortgage interest rates have been going higher and higher since November 30, 2009.  The poor report today could cause a small drop in rates and that's what most home buyers will be hoping for.
 
In my opinion, lower rates could cause much mortgage rate lock activity as most borrowers and most mortgage professionals did not lock in before November 30th.

Mount Prospect, IL Real Estate Market Trends ~ 2009 - 03:28 PM
I spent some time with the 2009 real estate market data for Mount Prospect, Illinois.
There were 419 properties sold in 2009 in Mount Prospect, IL with an average market time of 181 days. Average sold price was $255,500. The minimum sold home had a value of $31,500 and the most expensive sold home was $900,000 in 2009.
On the first chart you can see, market time, average sold price, and how many condos and townhomes were sold in 2009.

Mortgage Rates Nudge Down - 12:50 AM
So over the last few weeks we have seen a rapid rise in mortgage rates. In the month of December we saw the 30 year rate rise from 4.71 to 5.14. So while the general trend has been rising mortgage rates this week for the first time in four weeks we saw mortgage rates move down a little. The 30 year rate fell from 5.14 to 5.09 and the 15 year rate fell from 4.54 to 4.50. The 5 year arm held steady at 4.44 while the 1 year arm dropped slightly from 4.33 to 4.31. New EPA Requirements For All Home Air Conditioners - 11:48 AM
 
2010 brings in new requirements for all replacement or new are conditioning units being installed in a home. Starting in 2010 all new units must be R410a refrigerant systems. The new federal law requires all manufacturers to stop production on systems that use R22 which contains ozone depleting chlorine and switch to R410a which is much safer for the ozone and more energy efficient.
