Lately, we have been seeing more dead deals come back to life. It’s the result of a combination of factors.
For one thing, loans take a little longer to obtain and the documentation process is very complex. It is not unusual for an underwriter to deny a loan at the last minute for an issue that could take weeks to repair.
And since sellers want to get their home back on the market, the buyer’s contract is terminated and the seller “moves on.”

When on a highway, I usually use cruise control. It disciplines me, I am guaranteed from speeding beyond the speed that I set, and I do not need to watch and maintain it.

I was in foreclosure and got approved for a mortgage?
No way! That's impossible right?  But it's true!  I was drowning in debt, my medical bills were through the roof and my home was in the process of being foreclosed on.  I didn't even have to prove income or have them run my credit report!
 
This is a real life scenario of a 78 year old widow with a home mortgage of 198,000 that was currently in foreclosure.

I just set a number of showing appointments, which included a number of HUD properties.  I noticed the usual 5% commission has been reduced to 3%.  What were they thinking?  This comes at a time when we are experiencing increases in MLS Fees, license fees, taxes, Internet fees, and advertising costs.  This cut could have not been planned for a worse time, the same month NAR dues are to be paid. I recently heard a story about a woman who befriended her neighbor she barely knew on Facebook. Say it isn't so Bank of America is set to resume foreclosures.  I was shocked to see it when the news alert crossed my smart phone about 3 this afternoon.  My jaw dropped.  It's not that I expected the halt to last forever, however, I did expect it to last longer than a week.  However, B of A's decision to halt foreclosures did come as some relief to my sellers.

Over the past six months I have been contacted by several ActiveRain members who seem to feel that because I comment on their post that it is okay to send me a message selling their services and directing me to check out their profile.
The ActiveRain Community Guidelines state:

I was having a great weekend as well as managing to sell a third car we had at home that was not being used. In the process of speaking to several potential buyers of the car a conversation was struck up when the potential buyer noticed my Realtor pin. He went on to add the reason he needed the car (a thousand dollar car) was because of the hard times and the troubles in getting a loan mod done. An excellent post written by Pat Haddad on how the polices of HUD are hurting consumers in todays market, she's right, it appears no one thinks these things through the whole way before implementing the new "rules"

HUD is the PREDATOR now!! Lower income Homeowners whose loans are up to $159,000 cannot refinance even with a 1% reduction in their rate!!

The recent news regarding the possible halt to foreclosures has most people in the real estate industry scrambling.  Blogs are being written, news articles are being published and talking heads are sharing what the think about the matter.  The volume of home owners in danger of being foreclosed on seems to be rising everyday.  The call for a halt to all foreclosures until the paperwork is reviewed and corrected has increased from a murmur to a dull roar.

The Cambrian Park district or area of the city of San Jose is a "west valley" community in Silicon Valley next to Los Gatos, Campbell, Willow Glen, and Blossom Valley (the latter two are also areas of San Jose).  It's a suburban area with about 80,000 residents spanning primarily the 95124 and 95118 zip codes with a little slice of 95008 (Campbell area) as well.  Most of the region was built out during the post World War II building boom of the 1950s through 1970s and homes are mostly "ranch style" houses.

This economy has caused enough angst for those of us caught up in the everyday challenges of the real estate market without adding anything else to the mix.  For a friend of mine, everything came crashing down, quite literally one day when he fell and broke his ankle.
