I used to find it annoying when people worked out my paycheck. Client, family and friends even my kids would multiply the price of the house I sold by 6% and assume the cash was all mine. They suspect I scored big time. Unfortunately, some Realtors do the same math, and get themselves into a delusion of financial success; a perception that can lead to personal bankruptcy.

How Effective Are YOUR Open Houses?   Every time I take a listing I always explain to the sellers that I don't do a ton of open houses.  My strategy is to advertise one usually when the property is new to the market and then I will do additional ones if there are price adjustments.  Why?  Because open houses don't typically sell your house.  I've sold 1 house in 7 years from an open house.  Don't get me wrong, open houses are great for lead generating since the buyers come to you, but that's not what typically gets my homes sold. … (38 comments)

Buyers across the U.S. have been lured by the promise of low, low prices on foreclosed homes. They’re told that the banks really don’t want to keep these houses in inventory and they can get them for “cents on the dollar.”
To begin with, that’s not entirely true.
The presence of foreclosures has lowered prices across the board, so in most cases, foreclosed homes aren’t significantly lower priced than non-distressed homes.

One of the more awkward conversations that I had with a home seller this year dealt with a high radon test at his home in Minnesota.  We performed a radon test for the buyer, and the test came up high (over 4.0 pCi/L), so the buyer asked the seller to install a radon mitigation system.  The seller wasn’t happy about this, so he called us up to complain.
We had performed a radon test for the seller when he bought the home four years ago, and the test was below 4.0 pCi/L.

Many of us have had to deal with language and translation issues due to our pending real estate transactions being “handled” overseas.  Common sense was not translated or opted for in the negotiations with these outsourced files.

The reason I ask this is recently I saw a short sale that was about to go to foreclosure because of the buyer’s bank making closing promises they couldn’t keep. But, instead of stepping aside and letting an all cash buyer step in and buy the property, the buyer’s agent stepped up and did whatever he could to make sure the deal closed and he got his commission check.

I understand the logic of occasionally disabling the comments on your posts.  Many people do it when they reblog someone, wanting the comments to go to the originator of the post, rather than on their own blog.

I was having a good showing with a client I had just picked up. We had four houses to look at all within a mile radius. The first house was vacant and a breeze to show and talk through. I found out the buyer was allergic to cats and was in fear of them because of how they made her swell up. I quickly looked through my paperwork to make sure none of the houses on our tour had cats. I had my busiest business week for a long time while I was in London.  The phone rang off the hook, at least the message center was very busy.
One of the calls was a request for a rush home valuation.  Sisters cleaning out their parents condo after their death.  They want out and they want to get rid of   $1,700 monthly in HOA dues.
