HALT !!! Did my buyers REALLY say that? - 01:53 AM

I have been selling real estate for over 20 years and during all those years I have never experienced a real estate closing that made me want to pick up my things and leave the profession forever, until now.   Is it due to the current economic times?  Does it have to do with the record high unemployment rates in our county?  Is it due to the credit crunch which makes financing so difficult for buyers?  Is it because I am tired of working harder than ever for what seems to be a fraction of the income I made just three … (476 comments)

"Old Fashioned Service" Never Goes Out Of Style - 06:27 PM
I was recently listening to a friend complain about the fact that she could not get good service or even basic attention at many stores and businesses these days. You know what I mean, "Old Fashioned Service" and here is the funny thing, she is only 26 years old. I have been hearing the same thing for years and with the advent of Big Box Retail, Megastores, and Corporate empires along with a lack of personal involvement on the part of many business owners I see this happening at many businesses locally. However, after thinking about it for awhile, I realized that "old fashioned service" … (141 comments)

Dimmer Switch On Ceiling Fan = Fire Hazard - 06:23 AM
I love dimmer switches; I use them to control almost every light in my house.Installing a dimmer switch is a common enough DIY project, but like any other DIY project, I often find them installed improperly.  The most common problem I find is when dimmer switches are connected to a ceiling fan.
Standard dimmer switches should never be used on ceiling fans because they could damage the fan motor or they could overheat and start a fire.  To know whether a dimmer switch is intended for use with a fan, all you usually have to do is remove the switch cover; … (60 comments)

I don't need no stinkin' REALTOR®! I can sell my house myself! - 06:15 PM
"I don't need no stinkin' REALTOR®!  I can sell my house myself!"
Look, I get that times are tough, and saving money wherever we can is important to everyone.  But selling your house really isn't the place to cut corners and hope for the best.
I am perfectly aware that selling a house isn't brain surgery.  But there are skills and training needed to do it well.  I mean, I can change the oil in my car, but not as efficiently or cost effectively as my mechanic.  That's why I pay him to do it.  Not because I can't, but … (69 comments)

I made it, now why do I feel so blue? - 08:17 AM
We have so much to Be Thankful for.  A completed task, a realized goal and now...
When our plans work out just like they were planned, sometimes we get a little blue.  It is like being on the mountaintop and then dropping back down in the valley.  Life is nothing but ups and downs, hills and valleys.  We need to get used to it.  Yes, we are very thankful for the mountaintop experiences but the higher the hill, the deeper the valley can be.
So after you have successfully completed a goal or task, understand that the valley comes now.  Keep … (44 comments)

Change Your FaceBook Fan Page Name - If You Named It Incorrectly, Now Is the Time for a Change

If you named your FaceBook Fan Page incorrectly or are wishing you chose something different, now is the time to change it.  For instance, I ran the words in the name together like I would in a URL, but it made it unsearchable, so I changed it tonight.

How do you do this?

What May Be Perfectly Clear In Real Estate As Well As In Nature Is Not Always Obvious in Either. - 12:17 PM
What May Be  Perfectly Clear In Real Estate As Well As In Nature is Not Always Obvious in Either.

Take for instance the San Diego Real Estate Market. The numbers ( both home sales and home values) are improving and have been almost consistently for over a year despite the continued tough " economic" conditions that exist. Interest rates are seriously lower, inventory has increased giving a wide range of selections and opportunities and price points, yet with the general improvement, many buyers seem stuck in an economic quagmire, awaiting for some unknown change that has not been clearly defined.

When you Make Assumptions, What Do You Do? - 01:17 AM

Many years ago, when I was a sweet, naïve 21 year old woman, I worked for a very mean man.  Bob loved to ridicule his employees in public.  His favorite thing was to ask, “When you assume things, do you know what you do?  You make an ass out of u and me.”  After only one year, I simply could no longer watch this man abuse his employees so I quit.
Years later, I realize that there was some wisdom in what Bob had to say even if his tactics were mean and abusive.
A few years ago, I worked with a … (86 comments)

Agents Owe Clients the Truth, Even if Clients Don't Want to Hear It - 10:46 AM
I was reading another agent's blog this morning about dealing with a screwball situation and unreasonable demands. I made the comment that the icky part of the real estate business is when an agent has to choose between being honest and getting more business. Because sometimes when an agent tells a client the truth, that person is unprepared to hear it. Not only that, but because the client doesn't want to hear the truth or refuses to believe the truth, that person will look unfavorably upon the agent. An unfavorable opinion equals no more referrals. No more referrals hurts an agent's … (32 comments)

What Activities Get Results From Social Networking In Real Estate? - 04:54 PM
What Activities Get Results From Social Networking In Real Estate?

As more and more real estate professionals jump onto the different social networking platforms the question has certainly come up of what one should actually do to get results.  With over 100,000 real estate professionals identified on Facebook, and a similar number on ActiveRain is anyone generating business?  Maybe a few, but many are heading east looking for a sunset.
In real estate we already have 100's of things to do every day and time is limited, so where do we focus our efforts?  Here are just 3 different activities … (31 comments)

Phoenix First Time Home Buyer Coffee Shop Talk with Anna Banana! Part 3
It's time for the FUN part! And I know you're excited for this one, so let's get right to it: looking at homes!
This process has always been one of my favorites aspects when working with first-time home buyer clients. I love to go from home to home & help buyers choose the perfect house. And it's always such a great feeling when I see clients' faces light up when they say, "Wow, this is it. This is the home!" It's the best feeling for both buyers and … (23 comments)

It's been a little over a year and a half since I became a member of ActiveRain.
A few months in, I decided to take the plunge and become a RainMaker and create my outside blog, which I mostly write for clients.
But having the connection to all of you has really done so much for my career, and for my personal life.
Being able to let my thoughts, opinions and emotions come out of my head, through my fingertips and into the cyber world has been probably one of the … (39 comments)

Radon in a Home Need Not Cancel a Sale - 10:37 AM
During an inspection for one of my recent transactions, radon was discovered to be present. At first the buyer was skeptical of proceeding with the transaction because of the results, but with some patience and research we were able to give them peace of mind.
First, Radon is a colorless, odorless, tasteless gas created by the natural decay of Uranium and Radium. Uranium and Radium are naturally occurring elements found in all rock and soil to varying degrees.
Radon is an inert gas, which means it's chemically inactive. Since it is chemically inactive, radon can move easily through all gas permeable materials. … (45 comments)

"We Want to Buy a House We Saw Online" - 09:37 PM

"We're so excited...oh, I'm so worried someone else will buy it out from under us.  Can you call them and tell them we WANT THIS HOUSE?  Don't let them take any other offers until we can see it!"
Ahhhh, yes, the sweet words any agent would love to hear...if only THE CLIENTS HAD ACTUALLY SEEN THE HOUSE.

My Agent Won't Show Me Short Sales - 07:35 AM
I have heard this from several prospective buyers over the last couple of years, and I have shared several stories of short sales that have not gone well. I have also shared several stories of short sales that did go as well as can be expected. Over the last two years I have been tracking short sales here in Orlando, and have found that only 8%-10% of the pending short sales close each month. That does not mean that only 10% close, because some of those same pendings will close next month. Unfortunately, as the months wear on the likelihood of … (86 comments)

If you do nothing else when you put your home on the market, this is it. - 06:26 PM
CLEAN. Yes I know that may seem obvious to you and me but apparently not to all sellers, because today I got an eyeful of bugs. And yucky toilet stuff. Did I mention spider webs big enough for Hallowe'en decorations? And that was without my glasses on. Ugh.If you do NOTHING else, have your home professionally cleaned before, during and after you have it on the market for sale. Before you even think of staging your home, before you let the realtor put the sign in the yard, CLEAN.
What does cleaning do for your home's appeal?
It makes it smell … (62 comments)

Drivers Training and Real Estate Licensees - The Gift of a Fresh Perspective - 10:38 AM
Drivers Training and Real Estate Licensees - The Gift of a Fresh Perspective

This weekend I took my daughter out "driving" quite a few times.  We went for the driver's permit on Friday and I wanted her to get plenty of time in.  In all, I think she logged about 75 miles.
I was watching her drive and navigate and adjust to traffic and conditions and I couldn't help but juxtapose it to myself when I was starting out in real estate not so many years ago...
Let's see if I can make my point clear to you:

Yikes, they brought the baby! - 04:55 PM
First of all, I don't dislike babies.  My wife and I had one of our own; a daughter who just entered college.  But when this A-personalitycouple came to me with exuberance, their financing in hand, and jet-speed approach to life and buying a house, I got fired up.  "Excellent!' I thought, "this is going to go fast, quick-thinkers.  I'm loving it!"   They got ME pumped.  I was fist-pumping on the way home.
I was to meet them at the first scheduled home when:  YIKES, THEY BROUGHT A BABY ALONG!  A chunky seven-month-old that in truth was hard to look at without a squint.  I'm still not sure of my first … (53 comments)

Dear Mr. & Mrs. Realtor: Will You Please Post Pictures? - 04:22 PM
Dear Mr. and Mrs. Realtor:
When you get a new listing, will you please post pictures right away?
I auto-subscribe to the Multiple Listing Service for some of my buyer clients.
So I get emails every day from the MLS, showing me new listings that fit my search criteria. I get links back to the MLS for those new listings, so I can see the homes and maybe make recommendations to my buyers to do a drive-by prior to me showing them the home.  For some buyers, I even autosubscribe them to the search criteria I setup, so that they too … (40 comments)

To Flat Fee or Not To Flat Fee - 09:12 AM
Why are so many agents opposed to flat fee listings?  I have heard that this is stealing listings from real agents, that they are impossible to show, it's too hard to work with the sellers, the listing agents are lazy and don't know what they are doing, and many other reasons.  I do agree with some of these, but sometimes I think that most agents just  fear them because they don't understand them or have not worked with a company that has a good system in place.
I will admit that locally we have a number of companies offering flat fee service.  … (54 comments)

Client Interference - What would you do? - 05:29 PM
Our office represented a seller on a transaction that closed a few weeks ago.
Our agent was also working with the seller's in the search for their new home.  It was a rather long distance away and somewhere along the lines the seller said they would like to work with someone else more local to that area.  My agent had some hurt feelings, but understood.  Of course, there is always two sides to a story and while the relationship between the agent and seller was good, it did not match up as well on the house hunting side. The agent also … (38 comments)

Rebounding Wyoming Economy - 08:07 AM
Here is an interesting article that was found in the Los Angeles Times.
In the article "Rebounding Wyoming economy, led by energy industry, boosts state revenue projects,"Ben Neary, Associate Press Writer, discusses the improvements in Wyoming's economy.
The recent improvements, led by a resurgent energy industry, have prompted budget analysts to predict healthy increases in state revenues over the next two years.  The state's Consensus Revenue Estimating group released its projections for the budget cycle and says the state will have almost $580 million more for its general operating and reserve accounts.  They also predict an additional $392 million in school … (0 comments)

RE/MAX = FEE/MAX? No Way! It's More Like FREE/MAX! - 06:44 PM
RE/MAX = FEE/MAX?  No Way!  It's More Like FREE/MAX!   Ask any outside real estate agent what they think of when they think of RE/MAX and you'll often get the comment "FEE/MAX".  Competitors drill the fear in their heads that they can't afford to go to RE/MAX because there are so many fees.  How many of them do you think actually take the time to look into this myth?  Not many!  The job of addressing this and helping agents to overcome that objection has been left to broker owners and their recruiting partners.   I have worked as an independent brokerage, as part of a Keller … (24 comments)

Dia de los Muertos at Self Help Graphics - 07:30 AM
Dia de los Muertos honors beloved ancestors, family and friends who have passed on.
In the lands that are now known as Mexico and Central America, traditions of honoring the deceased with private altars laden with flowers, mememtos, food and drink date back many thousands of years.
When the Spanish Conquistadors came to this land, they attempted to eradicate the holiday celebration in their efforts to convert the indigenous people.
But The Day of the Dead would not die.  And in time, the old customs blended with the Catholic Holy Days of All Saints' Day (November 1) and All Souls' Day (November 2).  And by … (2 comments)

Which Designations for 2011 - 01:19 AM
I'm spending a lot of time working on my planning for next year. I have written a couple of posts about it and I'm thinking of any designations that will be worthwhile to pursue this next year. Since there are so many that are done by many companies, some are not recognized by NAR. I don't mind getting a designation that is not recognized by NAR, but want to know the education that is associated with it is worthwhile and can benefit me in my business.
I am considering the new designation by Ben Kinney IMSD for Internet Marketing Specialists.

This Was To Be Put It On In The Rain Week For Me, But I Have Excuses, Lots Of Excuses - 09:58 PM
I got up this morning with not the slightest intention of stepping on a scale.  I knew what I had done this week and that the news wouldn't be good.  Then I read Roger Mucci's post (darn him) and it brought me back to accountability.
It's been a stressful week in so many ways.  Business is bizarre at best and non productive, with a considerable investment of time and effort with the return doled out in aggravation rather than dollars. Add to that the fact that I had an appointment with the dentist on Friday, too long overdue and bound to be … (12 comments)
