How Do You Want Google To Remember You? - 08:10 PM
The saying goes “Elephants Never Forget” and apparently neither does Google. Science has determined that indeed there is truth to the statement regarding elephants and their ability to recognize “family” after a long separation. We don’t need science to prove the same thing about Google.  All you have to do is enter your terms in the Google search bar and see what happens.
Many of us set Google Alerts or do Google Searchs to look for what may pop up about ourselves.  It isn’t about ego it is about reputation management.  If something negative is posted we need to be able … (93 comments)

Free MLS Access without a REALTOR® - 05:45 AM
The Competition Bureau feels that the MLS system we have is unfair, holds the public hostage to our income structure (commissions) and is unfair to the public because you must use the services of a REALTOR® to have your property listed on MLS.
Being partial and having a personal interest in this confrontation(my income derives from real estate) I wonder if we can make the playing field level with the following suggestions.
Let the public advertise their used car on the Ford, GM, Chrysler, Toyota, BMW web site. How unfair to let these big guys discriminate against the small guy.
Let … (84 comments)

I'm Tired of Reading About All the Doom and Gloom! So I Took Matters Into My Own Hands... - 01:39 PM
I'm Tired of Reading About All the Doom and Gloom!
So I Took Matters Into My Own Hands...With all the doom and gloom we're constantly being bombarded with these days, I thought I'd take the matters into my own hands and create some happy news for a change.

So, with a little help from Photoshop, a frosty adult beverage, and my warped imagination, here's a newspaper front page that I'd like to see on newsstands sometime soon!
Size limitations here make this picture too small to be appreciated properly . So click on the picture to see it full size. Enjoy!USA … (87 comments)

Sellers Are Justified in Requesting Buyer's Financial Credentials - 10:06 PM
Your business IS our business if you wish to do business.
Buyers in today's market are in many ways in the driver's seat in the purchase of real estate. However, they answer to a lender prior to closing, and in the case of cooperatives in New York, they also have to pass the board application process. Since a co op transaction typically lasts 90-120 days in our market, sellers are rightfully cautious about tying their home up in contract with a buyer who either can't get financing or pass the board. Therefore, they do more homework than usual; a pre approval is just … (44 comments)

Imagine the Fire Department Letting Your Home Burn to the Ground - 09:45 AM
Imagine the Fire Department Letting Your Home Burn to the Ground
That is exactly what happened to a family in Tennessee because they had neglected to pay the annual fee of $75 to the local firefighting service.
Gene Cranick lives in an area where being protected by the local fire department is not a foregone conclusion. In Obion County, if you live outside of the city limits you have to pay yearly for the privilege.
Interestingly, the fee is optional for home owners in this area and is probably thought of as most of us think about insurance. It is something … (79 comments)

Can I Short Sale A Home I Don't Live In? - 05:57 PM
Can I Short Sale A Home I Don't Live In?
Short sale is an act of financial hardship. The lender must believe the financial hardship case and approve of the short sale before anything can actually happen. Because of that, it is very unlikely that you can do a short sale for a secondary or investment home. However, if you are currently living elsewhere out of financial hardship -- a relative or a more affordable apartment -- then you can attempt to do a short sale, as your circumstances back up your case for financial hardship. If you've already missed payments and … (24 comments)

Does Your Listing Show "VA" In The Financing Options? Read This! - 08:13 AM

Does your listing show "VA" in the financing options?
In Arizona, most do, and it often comes as a surprise to the listing agent and the selling agent that VA appraisers won't allow the property to have trash - junk - stuff just laying around.
Most of the stuff you see in the photo on the right is useful.  There's nothing wrong with that telescopic ladder on the right.  The refrigerator sitting under the porch roof works just fine.
All of it must be removed, per the VA appraiser, and he's going to charge another $100. to come back and … (43 comments)

Dear Buyer…Don’t snooze – because you will lose… - 05:31 PM

Or at least miss out on that property you had your eye on…. Westchester NY homes for sale is a mixed market.  But some indicators are starting to point upward. Last weekend I was out with more than one buyer who was surprised when they found a couple of homes they had their eye on already had offers and were heading for contract.    I had warned them about the great bird in the hand on several occasions – but they didn’t listen.   Buyers feel that there is no hurry right now and that is where they are wrong.  The urgency … (30 comments)

"Save The Dream Tour" - Arriving in Sacramento! - 06:16 PM

They are already forming a line, with some planning to spend the night at Sacramento's Cal Expo.  The "Save the Dream Tour" event begins tomorrow, Friday, October 8th.The tour is presented by the nonprofit group, "Neighborhood Assistance Corporation of America" (NACA).  The goal is to help people at risk of foreclosure to reduce their mortgage interest rates and restructure their home loans.Funding commitments from lenders in the amount of $10 billion have armed the group to assist homeowners.  They have held similar events around the country, including a five-day event held at the Los Angeles Convention Center last week, which … (24 comments)

We "interview" every day. - 10:05 AM
Ours is one of the few businesses out there, where we interview for employment each and every day.
We have to be at our best, because everyone is a potential client.  The mailman, the landscaper, grocery cashier, neighbour, teacher, your child's soccer coach, your best friend... They're all potential homeowners, homesellers or referral resources.
So we have to treat each interaction, each conversation as an interview.  We need to be professional, upbeat, knowledgeable, approachable... etc...
And then, when all of that has worked, and one of those folks has actually "called us in for an interview", we have to put on … (51 comments)

Chimney and Fireplace Safety - 02:09 PM
In order to keep your family and home safe, it is important to always practice fireplace and chimney safety. Follow the three-foot rule. Combustible material too close to the fireplace, or to a wood stove, could easily catch fire so keep material at least 36" away from the hearth. Below, find more helpful information about fireplaces and chimneys. How often should I have my chimney cleaned? The quick simple answer is: The National Fire Protection Association standard 211 says, "Chimneys, fireplaces, and vents shall be inspected at least once a year for soundness, freedom from deposits and correct clearances. NC Attorney General Calls for Lenders to Suspend Foreclosures in North Carolina - 06:51 AM
NC Attorney General Calls for Lenders to Suspend Foreclosures in North Carolina.  Yes, Sir, NC AG Roy Cooper has already been investigating "questionable foreclosure tactics" in NC.  Now, with this whole mess going on with suspended foreclosures by most of the big banks (if you're not aware of this, Google "suspended foreclosures"), Cooper has called on 14 mortgage lenders to also suspend foreclosures in North Carolina until they can prove that there were no issues with the foreclosures done here. North Carolina is a non-judicial foreclosure state.  Up to this point, all the moratoriums on foreclosures by the big lenders have … (34 comments)

Here's What CitiMortgage Short Sales Have in Common With an Airline - 10:47 AM
It seems that every business is always trying to find a way to make a buck. One of the ways to make a buck is to maximize profit -- increase the amount of money that's already pouring into a business. For example, let's say you sell pencils for $1.00 each. If you increase that price to $1.01 and sell 50 million pencils a year, you've made an extra $500,000. But if you break that pencil in half and package it as 2 pencils at $1.25 per package, you've pumped another $1,250,000 into your business.
Don't get me wrong, I'm not against … (17 comments)

How Has The Recent Takeover of Yahoo Search by Bing Affected Your Traffic? - 11:18 PM
With the recent take over of Yahoo search by Bing many changes have been occurring in the Yahoo search engine results pages.  If you were someone who was doing better on Yahoo's search results than Bing's, this recent change has probably cost you traffic.  If on the other hand, you had been doing better on Bing than Yahoo, you may be seeing a nice bump in your traffic as the Yahoo SERPs are starting to look and function a lot like Bing.
For MLS Maps, a national directory of local mls listings and real estate marketing company, this recent change has … (39 comments)

What Timing Mr. Buell and Here We Go Again! - 05:35 AM
I can't remember what came first the blog contest or the water test on my listing that was supposed to close a week ago.
Either way both had me looking under the sink, the test kit actually had me looking in the shed, the closet, my office, tool box until I had an idea! yep there it was the Aqua Chem Chlorine, Bromine and PH test kit that I bought a couple of years ago to try and get another listing that was under contract sold.
You see in Wyndfall Subdivision in Clayton, NC most of the homes are on well … (16 comments)

Will I Take a Selling Agent Bonus? You Damn Skippy I Will! - 03:50 PM
Will I Take a Selling Agent Bonus?  You Damn Skippy I Will!
Stephanie Frymer wrote a post titled:  "Buyer Agent Bonus" - Ethical???  (Please note that I had a link to this post, but for some reason Stephanie has removed the post.  It's too bad because it was a good read).
Let me first disclaim that this is in no way a discredit to Stephanie.
Stephanie calls into question the ethics of offering and acceptance of a selling agent bonus and believes that agents who accept a bonus may not be working in the best interest of their client.
I respect Stephanie's opinion … (105 comments)

You earned a GOLD STAR today, ActiveRain!
I just hopped onto ActiveRain and saw Kerrie Greenhalgh's WONDERFUL blog post on the newest feature on ActiveRain, which allows members to upload their listings onto ActiveRain. There were a few clarifications, such as only being allowed to have 20 listings at any given time, each listing will only stay active for 30 days, and that there is a maximum of 20 photos allowed on each listing, with a minimum photo size of 960X440.

Content Before Conversation - 02:13 PM
Content Before Conversation  I attended Tech Tuesday, the first day of the California Association of REALTORS (C.A.R.) Expo in Anaheim, and the lunch speaker, Ed Dilworth, shared his thoughts about social marketing today, and where it's going. Of course, the big topic was Facebook, who (notice the personalization) seems to be taking over every aspect of social media in leaps and bounds...or at least trying to.
A central premise of his talk was that it is the content that matters, and that content must come before the conversation.
Indeed, it is the conversation that evolves around the content. A powerful notion … (25 comments)

Certain buyers signal the bottom of the market has been achieved and it's time to buy - 06:11 PM
Anyone who has a good grasp of their local market and has been in Real Estate for more than 10 minutes recognize who are the big players in their area. A call from a business man with the Midas touch, got me thinking the signal just went from yellow to green,
You will never be able to buy at the absolute bottom of the real estate market. But the next best thing is buying as the market emerges from the bottom. Buying as the market gains momentum you are gaining equity the moment it closes and are riding it up again.

The Worst Part of a Short Sale for a Seller - 11:19 AM
There is no question that if you asked a room full of Northern Virginia Short Sale Agents what the worst part of a Short Sale is for the Sellers, they would answer without thought, "Waiting for the banks to answer."  I have to disagree.  Yes, waiting is not anyone's favorite part of the Short Sale, but it's to be expected.  In my view, as someone who gets calls from Northern Virginia home owners that are starting to acknowledge the idea of a Short Sale, it's deciding to pick up the phone and tell someone like myself the troubles in their lives that have … (103 comments)

Family Photos In Staged Homes: Are We Ignoring The Elephant In The Room? - 01:43 PM
Home stager and real estate broker Tanya Nouwens posted a great blog on "3 Common Home Staging Myths." So far it's gotten 71 comments. Her third myth was: Banish all family photos. While she called for moderation, she pointed out that lots of buyers are curious about the sellers and that judicious use of family photos add life, character, and warmth.
That advice--Don't banish all family photos--has gotten a tremendous amount of response. Some agree with Tanya. Others disagree. Both sides are well argued.
But both sides ever so delicately tiptoe around the issue. For instance, one comments just states: "I … (92 comments)

Sometimes, it isn't you. - 12:57 PM
Sometimes, it isn't you If your last couple of years has been anything like mine, your closing ratio has suffered.  There have been fewer opportunities to be sure but more prospects are leaving our office these days without buying anything.  If you are a little concerned about that, I may have a story that helps put into perspective those clients who walk.
In college, my fraternity brothers and I use to shop for cars just for fun.  We made it into a a simple contest.  The brother who negotiated the greatest discount on a particular car would win.  We wasted the … (61 comments)

The Perfect Clients -- What do they look like?
We have all had a variety of people, (acquaintances, friends, family, neighbors, etc.) that become clients.  Some are nice to work with, some are not-so-nice to work with.  And then, there are some, that become our role model -- our role model of "The Perfect Client!"
What to do they look like?  What are their characteristics?
They are kind and respect our time. They are organized They are honest They have integrity They are articulate They are appreciative They answer the phone when we call them They set clear expectations They don't … (36 comments)

I know where my bread is buttered but do you know where your bread is buttered? - 10:55 PM
I know where my bread is buttered but do you know where your bread is buttered?  I, as many of you, know exactly where my bread is buttered!  I know where my leads come from and I know which leads turn into buying or selling clients.  I am amazed at the lackadaisical attitude of some real estate "professionals".  I am now in the midst of one of the biggest screw ups I have seen since entering this business almost a decade ago.  The client is using a well known national lender.  While not my first choice (I have an incredible in … (51 comments)

EXTRA, EXTRA, The Active Rain Daily Drop! - 11:56 AM
Yesterday I had a fun little rant about how some of the "featured" blogs in the Daily Drop have a coveted gold star and some don't. A lot of the comments that were left said Daily Drop? What is the Daily Drop?
The Daily Drop, which I affectionately refer to as the DAILY DRIP since I read it while drinking my morning coffee, is Active Rain's newsletter in the form of an e-mail. If you sign up for the Daily Drop, you will get an e-mail 7 days a week with a RainMaker success story, several suggested blogs to read and … (43 comments)

100,000 and Counting... - 06:47 AM
100,000 and Counting... On 21 September, 2008, I logged my first stat for ActiveRain. Why? Lord only knows. There is something about curiosity and a cat I reckon. But nevertheless, every morning since that date, MAC and I say "Good Morning" to the friendly folks here in the rain, and do our thing.    Now mind you, I was never a history buff, but since I have managed to hang around long enough, I have a little history myself, but then, that's a story for another blog.  On that date, the then fledgling ActiveRain community, had logged 698,525 posts and had … (45 comments)

A Haunted House is Fun to Visit, but No One Really Wants to Live There... - 04:58 AM
I am a real estate stager in Louisiana and I have staged three homes in three years that were haunted. I have two more on the docket coming up very soon.
The reason I tend to get these types of jobs is that I am also the case manager for a paranormal investigating group. Once we do an investigation, it sometimes happens that our findings cause sellers to feel the urge to move, and I end up staging their homes in some capacity when they hit that point.
Honestly, I feel funny about this, because I am preparing these home to … (57 comments)

Negotiating a Short Sale Purchase Offer is Not Mortgage Fraud! - 02:42 AM
When trying to refer a short sale to a local agent in Northern California, I came to the realization that most short sale agents are misinformed about short sales. I gave this particular agent an option of keeping all their commissions if they allowed me to do the negotiations OR I can turn the entire short sale to them for a 25% referral. You have to be an idiot (well, most likely) to take a cut to your commission, but I digress...
This agent asked me how I was going to make a money negotiating the short sale if I wasn't … (57 comments)

Market Leader and Activerain - Why Does It Matter? - 11:13 AM
Why is this always such a big deal?  AR is AR to me...worried? Why?  It seems this is one of the few communities that explains itself...that's great...but what is all the fuss? Do you explain your investments?
Market Leader has been a wonderful tool for some..one of the girls I coach has used it and gotten her money back BUT she dumped it..why too costly for each month, maybe Market Leader should look at that and pay attention to the comments made in Jons post.   Its a great tool if you cannot generate enough leads for some they simply want more.

Help For The Frustrated Seller

I can’t begin to tell you how many frustrated people I’ve met lately. They’re frustrated because they’ve been trying to sell their homes in Jacksonville without any success. Some have tried to sell on their own but most have tried by listing with an agent. The story I hear is pretty much the same from one person to the next.

The fact of the matter is that the Jacksonville real estate market has not been kind to sellers over the past few years. Kind or not, though, the market is what it is and … (0 comments)

Statistics for Snellville 30039 August through October has brought a leveling of prices in zip code 30039 which is a good sign. Sales prices from April through August were steadily going down so the stabilization of prices has been a good indicator. Hopefully prices will begin to rise near future. Another good market indicator has been that days on market have been going down, only with a slight increase in July but it soon regained its downward trend. Overall Snellville zip code 30039 is doing better with prices stable and days on market that have decreased from 300 in January to … (2 comments)
