Recently, the Lancaster County Association of Realtors had a survey conducted to check on the "pulse" of Lancaster County public and their thoughts on the real estate market.  The survey was sent by our member population to their clients and friends, as well as posted on www.LancasterOpenHouses.com for anyone who chose to click through and participate.

Appraisals - ARGH! - 11:31 AM
Despite hearing lots of talk about appraisal challenges, I've been fortunate to avoid these issues with the exception of a duplex property that I had under contract back in January. Unfortunately, we weren't able to work that deal out, but I found the buyer a new home, and that was that.
Flash forward ten months, and I've now encountered the dreaded low appraisal on a listing. It's a very unique home in an established area where most properties have less square footage, smaller lots, and minimal upgrades / updates. I am learning to be more frugal with my dollars these days. I know most people are. So I try to find ways to make my spending more effective. It is even better when I don’t spend money at all but receive benefit in some way.

  Sometimes agents are not sooo quick to expire listings..despite the official paper signing being completed and the sellers believing that the contract is expired...the relationship ended...the sign will be picked up....there will be listing in MLS...and then....for whatever reason.it didn't happen....you are ready to start the listing..promotional guns blazing...and your little voice tells you to look in MLS.

Special Homeowner Relief Extended to More 'Hardest Hit' States - 04:11 PM

More qualified homeowners struggling with unemployment or under-employment in additional states have been targeted by two expanded foreclosure-prevention efforts from the Obama administration.
First, from the U.S. Department of the Treasury's Housing Finance Agency (HFA) Innovation Fund for the Hardest Hit Housing Markets (the Hardest Hit Fund), comes $2 billion in additional assistance available for HFA programs for homeowners struggling to make their mortgage payments due to unemployment.
