Creativity and marketing. There is a method to the madness! - 08:20 AM

I am often very surprised to hear a real estate agent say that they are not very creative. After all, real estate is a marketing business and separation marketing depends on the ability to cogitate unique ideas.
Although creativity is unique to the individual  and percolates from deep within the conscious fountainhead, the metamorphosis of transforming an idea to a successful marketing conclusion is a methodical process.
My partner at the office and I “brainstorm” every day about new ways to generate more business. And while many of the suggestions that are thrown into the mix are summarily discarded, some … (74 comments)

Would you allow your clients to only peek in the window for a showing? - 11:33 PM
Would you allow your clients to only peek in the window for a showing?

Absurd question, I know.  But, I use this analogy to drive home the point of the poor image quality with many photos I see of homes for sale in our local MLS here in Greater Cleveland, Ohio and that a buyer looking at photos on the Internet is really a home seller's first showing and a home seller should make a great first impression. Part of making a first good impression is ensuring photographs are crisp and clear.  Understanding how to achieve this lies in first … (37 comments)

The Good, The Bad & the Very Ugly... - 06:39 AM
The Good, The Bad & the Very Ugly... Real estate is a tough business - Like d-u-u-UH! Tough for the agent, tough for lenders, tough for the inspector. Not every property that undergoes a transaction is easy and pristine. Some transactions are difficult and the property is in deplorable condition.   On some, the stench caused by the aroma of an exotic blend of feces, rotting food and general house degradation, provides the cold slap of reality; what was once someone's pride and joy, has now been reduced to a blight on the landscape.  It's difficult not to get jaded when … (139 comments)

Paying it Forward to Our Kids: Holding Them Accountable - 08:32 AM
Paying It Forward To Our Kids: Holding them Accountable
This week, I got a note from my son's teacher stating that he had told her that he did not get a parent signature on a lab study design as required because my husband and I were out of town but would we please sign it when we were back in town. Hmmm...that is strange...my husband had been travelling. However, I had been home the whole time.
I was faced with a choice: Cover for my son and thank the teacher and tell her that I would just do that, … (51 comments)

Losing a Listing to the Competition - 07:29 AM
Losing a Listing to the Competition
When I hear about an agent that has lost a listing to another agent or brokerage, most of what I hear is that the agent that got the listing overpriced the home, the agent has a negative reputation, less experience, etc.   In other words, the agent that got the listing did not deserve to get it.
What I don't often hear is what the agent that lost the listing could have done better.  I do know that a vast majority of the time, we lose listings to someone who actually will be doing the seller … (117 comments)

Robins Air Force Base - Warner Robins Georgia - 07:29 AM
Robins Air Force Base - Warner Robins Georgia
Created primarily for the active military stationed here in middle Georgia, and specifically for the military relocating to Robins AFB, I hope you find a nugget in the information below.  Having been a "veteran" of 7 PCS moves, over 20 local moves, base housing, and a couple of DITYs, I fully understand the anticipation and fear that accompanies showing up at your "next duty station".
May your tour here at Robins AFB be Blessed...Welcome Home to Warner Robins!

Spreading the word about posts - 10:20 PM
I'm just getting into blogging and haven't attracted much of an audience yet, but I'm having fun sending links to everyone who is mentioned in a blog or who is part of an organization mentioned in my report of local concerts, storytelling events, art exhibits, etc.    "I've only just begun" as the song goes, but I think it's going to be a great way to help get people to follow me.   I'm hoping they'll share the blog that has something to do with them with their friends and others in their organizations.
I'd appreciate ideas about how to build a regular … (20 comments)

100 Champagne Flutes - Worth Every Penny! - 07:32 PM
Tomorrow I will lug 100 plastic champagne flutes to a gathering of friends and family to toast another milestone in our lives.  These little plastic glasses cost 50 cents each.  I bought them at Party City ten years ago.  I carefully wash them by hand and let them air dry, then pack them away for the next event.
So far these inexpensive glasses have celebrated anniversaries, graduations, community victories, and tomorrow good news on my husband's battle with pancreatic cancer.
To boost my husband's morale in his fight against this deadly disease, I've gathered almost 100 of his closest friends and … (69 comments)

How does one become your "trusted" Rainman? - 12:49 AM

Yesterday I needed some information on a VA loan.  I have never had to dabble in VA loans over the course of my career, so when my first occasion to address this loan-type presented itself this week, I had to stop and think for a moment.  I am extremely confident with my knowledge of the many facets of real estate, but alas, I found myself in unchartered territory.    After my primary lender informed me he no longer does VA loans, and thus is no longer "knowledgeable", I referenced my GRI material from my last course, which had a heavy … (30 comments)

Writing a Successful Blog - 07:54 AM
Writing a Successful Blog
Writing a successful Blog  is not as easy as one might think.  It takes dedication, hard work and foresight.  I like to type out my blog post first thing in the morning when I first get up at around 5:30 AM.  That's when I have lots of fresh ideas and am able to articulate them more clearly.  I do this even before I open my email, so I don't get side-tracked.
Still, I often find myself going back to edit most of the posts, at least a couple of times before I'm satisfied with them.  Writing a … (92 comments)

I can't do that.... - 10:30 AM
I can't do that.... This post could be considered preaching to the choir, so for those of you who know this, who believe this, who do this, I apologize. But for those of you who may have just come to ActiveRain, or who are feeling a bit timid about posting, this is a message directed at you! So you feel you can't really write well, you have nothing to say that is worthwhile, that no one will read it anyway. I say get over yourself! You came to ActiveRain for a reason, to move your business forward on the Internet. You … (113 comments)

Fort Myers Beach Annual Sandsculpting Contest - Paying It Forward - 02:39 PM
Today, Saturday, Nov 13, 2010 is day 3 for the 24th annual American Sandsculpting Championship on Fort Myers Beach.  Locals know this event draws huge crowds to our island paradise.  Last year saw over 40,000 visitors stroll the beach in front of the Fort Myers Beach Holiday Inn to see the master and pro-am carvers.  I stopped by this morning to catch the progress of the carvings.  It was a beautiful morning, there were plenty of smiling visitors and the artists were busy demonstrating their considerable talents.  Enjoy !!!

Finally, A Cure All For Today's Real Estate Agent!!! - 03:52 PM
Here's the cure all for all of your Real Estate aches and pains!
You could make a small fortune from the agents looking for something that is easy to swallow, and doesn't require work on their behalf. Come to think of it I could use some of that! How much is it per sip? In this down market I can't afford a full bottle, and I need to see if it works first! I'd feel better if the bottle said it was specifically made for Realtors(R)

It Expired so I Want to Rent Now! - 09:53 PM
After reading the post by Charita Cadenhead, http://activerain.com/blogsview/1967105/losing-a-listing-to-the-competition, about losing a listing to the competition, I thought of a recent listing I had. I had the property on the market for 6 months and originally priced it at $139,000. I told the seller the price was too high, but they were friends and wanted to list it a little high to start with. I told them this is not the market to test and we soon reduced to $119,000. I marketed it every way I could think and spent too much money trying to get a sale. Then the listing expired. … (6 comments)

Lunchtime In Port Washington - Long Island, NY - 09:00 AM
"Picnik Show" Create a free slideshow with Picnik! It was another one of those magical fall days that almost convince you winter will bypass the northeast this year.  Deep in your soul you know it's but a moment in time, the feeling illusory, but you enjoy it nevertheless for what it is.
This scene plays out day after day on Shore Road in Port Washington, with bucolic water views a backdrop for nature's majesty.  It would appear I arrived at lunchtime, where a few selfless townspeople set up their wares in preparation for the much anticipated meal.  Diners flew in from everywhere, leading me momentarily to … (9 comments)

It's Easier To Ride A Horse In The Direction In Which It's Going - 09:22 PM

It was one of those times when you know something you're feeling is different but you can't quite articulate what it is.  Then comes the aha moment when the incredibly obvious comes front and center of your consciousness, not to be denied.  The last few days, shortly after we turned the clocks back as a prelude to winter, I waited for the inevitable depression to set in, the feeling of loss as darkness replaces light in a sky, much like myself, nowhere near ready to turn in for the night.  What I felt instead was a jubilation at the warmth of the … (10 comments)

House Divided... - 12:34 AM
Tonight, is our in-state college football rivalry: Boise State Broncos vs. University of Idaho Vandals.
Even though I am a BSU Bronco fan, through & through, I love to see both teams from Idaho have a successful season.
Both teams have great programsand excellent schools, but the BSU Broncos are ranked #4 in the BCS rankings.

So, final score of the game, Boise State wins 52 - 14 over U of I Vandals.
With an in-state rivalry, Idaho, as a whole, wins!
Regardless of college football, TODAY is a great day to buy Idaho Real Estate! Prices are low and … (8 comments)

Time Management and Organization - 01:21 PM
Many people are discouraged from trying to learn new knowledge or skills because of time issues. They already feel that their lives are too busy and they don't see how it is possible to fit more commitments into their already jammed schedules. Other people take an overly laid-back approach to new knowledge acquisition. They sign themselves up for classes and programs and then don't take those classes and programs seriously. They show up late for class, or study in a haphazard manner. They may procrastinate with regard to assignments. At the end of the semester (when the course is over) … (3 comments)

Columbus Ohio 43235 homes for sale - Oct. 2010 - 08:16 AM
Columbus Ohio 43235 homes for sale brought to you by Maureen McCabe of Real Living HER

The graph shows inventory (homes for sale) for the Columbus Ohio 43235 zip code for the past 15 months through October 2010.  The inventory of homes for sale in the northwest Franklin County area with a Columbus Ohio 43235 mailing address is low with only 7.3 months of homes for sale. Well that's low if you compare that to Columbus Ohio 43085  zip code  (including the City of Worthington) and homes for sale in the entire Worthington school district.
October sales in the 43235 … (3 comments)

Miss the ActiveRain Twitter Feed? - 10:41 AM
Do you miss the ActiveRain Twitter Feed?
I don't.  I never used it.  I don't miss seeing a stream of  "Just posted on ActiveRain" tweets either.  I would watch that stream for people I knew... good stuff but a lot of it was not worth clicking on.    I believe this must be broken:

In a comment on " In What direction goes Active Rain"   (my first Re-Butt / Re-Blog)   J. Stephen Gregory wrote:

Spot Short Sale Buyer Scams - 11:24 AM
E. Steve Banis writes about some of the prevalent short sale scams being perpetrated on those that can least afford to be scammed.  Remember, if it seems to good to be true, it most likely is.

House Selling Tips - Charleston House Buyers: When you are under the stress of foreclosure, you are in no position to get caught up in a scam that could make your situation worse instead of better.
