TOO MANY GOVERNMENT EMPLOYEES CHASING SOMETHING TO DO. Clearly the Veterans Administration has far, far more employees than is needed to administer the existing laws under which it operates. This is "make busy" work and the employee who dreamed it up and the supervisor that approved it and the person is the regulatory body that wrote the dang requirement SHOULD BE FIRED. My partner and I handle a lot of estate sales in our market area. Needless to say this chore usually is very emotional for the surviving family members. So, one of our primary goals aside from selling the "old homestead" is to keep the family intact during the sale process. All too often in an estate situation the old rivalry between siblings rekindles itself. Over the years we've learned how to keep the siblings focused on the goal of selling the "old homestead" and not re-fighting their old battles. Today we'll focus on the parts of that market -- REOs (bank owned homes), short sales, and regular sales. Generally, we have 4.7 months of southwest Las Vegas real estate inventory. Looking closer we see that each type of listing has a distinct market. Here are the current figures for southwest Las Vegas REOs, southwest Las Vegas short sales, and 'regular' southwest Las Vegas home sales.

This past week William Walton asked me if I would post a blog on Assuming A Mortgage. William has been getting some questions on what is involved in Assuming A Mortgage and wanted to see what is involved in doing that. First of all an Assumption of a Mortgage is in the simplest terms: An agreement between the buyer and seller where a buyer takes over a seller's mortgage and becomes responsible for making the monthly payments. More and more of our commercial real estate inspections are now including fast food restaurants that have closed in this economic down turn. One transaction this spring was a chain of franchise units that were sold individually. The building was "as is" when we inspected them (minus the food) and in most instances the buyer attended the inspection. I personally enjoyed listening to them talk about their "future" establishment and what it will soon be transformed into. Most we going to be Mexican food, one was to soon become an "organic food" take out. My favourite was this man from Greece who (1 comments)

While even I have to admit that it's getting a bit chilly to be standing around watching park district soccer, I am not looking forward to the onslaught of "Mom, I'm bored" statements that come with the end of the practice sessions.
