My partner and I handle a lot of estate sales in our market area. Needless to say this chore usually is very emotional for the surviving family members. So, one of our primary goals aside from selling the "old homestead" is to keep the family intact during the sale process. All too often in an estate situation the old rivalry between siblings rekindles itself. Over the years we've learned how to keep the siblings focused on the goal of selling the "old homestead" and not re-fighting their old battles.

I am in the process today of writing an offer on Charlottesville Real Estate. One of the paragraphs in our area contract has the buyer choose whom they will be using for their closing. Many clients wonder which is less expensive the attorney or the settlement company, and whether they should choose one over the other. This is a question that I have always answered subjectively rather than objectively. Today I found a detailed study and the answer is in here.

More and more of our commercial real estate inspections are now including fast food restaurants that have closed in this economic down turn. One transaction this spring was a chain of franchise units that were sold individually. The building was "as is" when we inspected them (minus the food) and in most instances the buyer attended the inspection. I personally enjoyed listening to them talk about their "future" establishment and what it will soon be transformed into. Most we going to be Mexican food, one was to soon become an "organic food" take out.
